KITCHEN/LIVING:
Unleash your inner chef in our fully equipped kitchen, featuring upgraded stainless steel appliances and beautiful granite countertops. With ample space and dishware for large groups, you'll have everything you need to whip up delicious meals and share memorable moments with your loved ones. The open layout seamlessly connects the kitchen to the living and dining areas, creating a perfect space for both culinary creations and social gatherings.

OUTDOOR LIVING:
Step outside and be greeted by mature trees, lush landscapes, and multiple inviting outdoor patios. Soak up the California sunshine poolside or unwind in the spa after a day of adventure. In the evenings, gather around the comfortable conversation set and gaze at the starry sky. Ample seating, including a dining set, lounging set, and additional chairs, and BBQ grill, ensures everyone can relax and enjoy the fresh air in style.

This home also features music system and ample board games.

BEDROOMS/BATHS:
The 2 bedrooms are ready with linens and plush bedding for a comfortable stay. Each of the 2 bathrooms are fully stocked with towels and toiletries. Check out the TVs located throughout house and in each bedroom and know that you and your friends/ family will be able to relax and enjoy their time here. You’ll also stay connected with highest speed, unlimited Wi-Fi included.

PETS NOT ALLOWED

POOL & SPA USE
- Pool Heating: $100 per day for heating up to 84°F. Higher temperatures are available for an additional fee.
- Spa Only: $35 per day, heated up to 102°F.
The spa is heated on demand only and is not pre-heated for arrival. Typical heating time is 15–30 minutes, but may take up to 50 minutes in colder weather.

Due to fluctuating gas costs, these fees reflect operating expenses and are not profit-based. If you would like the pool or spa heated for your arrival, a minimum of 24 hours’ notice is required. When pool heating is selected, both the pool and spa will initially match the same temperature; the spa can then be adjusted separately via the spa controller.
Heating times vary depending on outdoor conditions. Pool heating fees are non-refundable unless there is a verified equipment malfunction.
Pool heating is typically unnecessary during summer months but remains available year-round and is commonly used from mid-September through the end of May, depending on weather.


CHECKOUT PROCEDURES
Before departure, please:
- Start a load of pool towels in the washing machine
- Place all trash in the designated outdoor bins
- Start the dishwasher

GUEST RESPONSIBILITY
Guests are solely responsible for any fines, penalties, or violations incurred during their stay.


POOL USE WAIVER & LIABILITY RELEASE

Assumption of Risk:
Use of the swimming pool and related amenities is voluntary and at your own risk. By using the pool, you and all members of your party (including guests, invitees, and family members, collectively “Pool Users”) acknowledge and accept the inherent risks associated with swimming activities, including the possibility of injury or death.

Agreement to Pool Rules:
All Pool Users agree to follow established pool rules. Management reserves the right to deny or restrict pool access to any individual who fails to comply.

Release and Indemnification:
In consideration for access to the pool, you agree to:
- Assume all risks associated with pool use, including those arising from negligence by the property owner or management (“Landlord”).
- Accept full responsibility for any injury, loss, damage, or death sustained by you or Pool Users, regardless of cause.
- Indemnify and hold harmless the Landlord from any claims, demands, liabilities, damages, or expenses (including legal fees) resulting from pool use, even if caused by negligence.

This agreement constitutes a full and complete waiver and release of any present or future claims against the Landlord, including claims for personal injury, property damage, or wrongful death, whether known or unknown at the time of use.

Binding Effect:
This waiver is binding on you and all associated parties, including family members, heirs, representatives, assigns, and minors under your supervision.

Acknowledgment and Governing Law:
By using the pool, you confirm that you have read and understood this Waiver & Release in full. This agreement is governed by the laws of the State of California. If any portion is deemed invalid, the remaining provisions will remain enforceable.
Any legal proceedings related to this agreement shall take place in Los Angeles County, California.
