Our property has its own private deeded access to the sandy beaches of Manasota keys and has always been open. We have added stairs to the beach for better access.

Even if public beach close by is getting its final touches - our area with private access to the beach is open, safe to walk about & swim. One can walk along the coastline for long distances.

** Englewood Public Beach, Boca Grande, Venice Beach, areas of Placida and Siesta Keys are all open.

House Rules:
This is the community of Lemon Bay Haven HOA and we have specific restrictions as noted below:
No smoking, No Vaping, No pets, No partying. We are a smoke free facility.
We are peaceful, quiet community and would like to be respectful of our neighbors by keeping our noise levels to the minimum. Quiet times are from 10 PM to 8 AM.
Please be very cognizant of this aspect as there are a lot of retired folks who live here to enjoy their peace & quiet.

There are parking restrictions as noted in this agreement below.

Your Stay & Number of Guests:
1. Only the number of people (Adults, children and babies included) mentioned in the reservation are allowed to stay at the home. Additional people coming over must be discussed with the Host. Max capacity of the home is 14 and that includes little children
2. Only the person who booked the home will be allowed access. If there is someone else coming on your behalf, we will need their phone number, drivers license uploaded and informed at the time of the booking. They will have to sign the waiver. The person under whose account this reservation is made is still liable for all damages and liabilities
3. Check in time is 4 PM. Access codes are sent on the day of arrival at about 3:45 pm - 4 pm.
4. Check out time is 10:00 am. Guests need to check out by 10:00 am. Any delays in checking out disrupts our cleaning crews schedule and a cost to us. There will be a charge of $50.00 an hour for any delays. Any delays beyond 2 hours will be treated as days stay and will be charged at $950.00 a night - which is the base rate before discounts. If this disrupts the next guests stay all financial obligations will be met by the Guest. Non responsiveness to texts or calls at this stage will lead to escalations to Customer support and/or the local Sheriffs.
5. If you are having visitors, please let us know the number of visitors who will come by. Please do not exceed the maximum of 14 allowed by County law at the property.

Parking:
 Parking is limited to just 4 cars on the property – the garages cannot not be used as it is used as a game room and storage. Only ONE car in front of each garage is allowed as the turn space and backing out is very tight. We have had damage to curbs, plants and cable boxes when people park 2 cars. Please follow these parking rules diligently. 2 cars can be parked back to back on the side of the house on the left.
