As of this writing, guest had violated house rules with undeclared overnight guests, refused to pay for the additional guests fee and transient occupancy tax (close to $200) citing last minute circumstances, then threatened to write a negative review in retaliation. Unfortunately, as a host I could not get her biased review to be not published despite the fact she had violated house rules. Guest had reservation for 2 guests and if circumstances have changed she could have informed me anytime after check in for her 2 nights stay but she intentionally did not say anything even after check out. The day before her check in, I had asked her if the Queen bed in the bedroom would be sufficient as sometimes 2 adults prefer to sleep in separate beds. She responded that she would like extra bedding for the sofabed downstairs for a different view. After the incident of undeclared overnight guests it is evident that she wanted the bedding for her two children (undeclared overnight guests). I was only checking the security camera once to see if the guests had checked out to time my trip to the home for a maintenance item when I discovered that she had undeclared guests. Santa Cruz county has banned single use toiletry bottles. The shampoo, conditioner and body shampoo are salon quality refills, not from Dollartree (see picture posted on the listing of the gallon size refills).

The home is reasonably priced for the area and utilizes pricing tool recommendation. The pictures of the bathrooms in the listing are up to date. These pictures were taken after flooring in the entire home was replaced late last year. A 10 cup coffee maker is always provided. Complimentary tea, juice and snacks.

The steps leading down to the entryway as well as the staircase to the upstairs are accurately presented in the pictures. Therefore, prior to booking, guests can make an informed decision if these will be an issue for them. Improvements to the home are continual. Some of the recent improvements include all new living and dining room furniture, new granite kitchen countertop, new washer/dryer, front gate and fence, remodeled downstairs shower.

Guest did not inform us during their stay that the dryer is not working or we would have looked into it promptly. Light is a three way switch and since been replaced with a single switch to avoid any confusion as to how a three way switch works. We drove some distance to deliver pots and pans to the guests when told they are dirty and there was no stock pot. After guest checked out I went thru the pots and pans to find there was already a stock pot there and pots and pans are not dirty.

Please read many other positive guest reviews on other major websites as well as this. As the guest had mentioned we are nice owners both, before and during the rental. We had reached out to the guest upon their check in to ask if everything is in order for them and if there is anything they need to not hesitate to contact us for a prompt response. None of the issues she mentioned was brought to our attention during or after her stay so as a host I have not been given the opportunity to address them or I would have done so promptly. This has certainly caught me by surprise and I have no idea she was unhappy with her stay. We do not live on or near the premises to know that animals have knocked over the garbage can in the middle of the night. Garbage pickup is on a regular weekly schedule. In these pandemic times, for a long time I couldn't find supply of regular size toilet paper so I had to resort to buying commercial size rolls for the downstairs bathroom. There is an extra regular size roll upstairs and that could have been easily brought to the downstairs bathroom as an alternative if the guest does not like the commercial size roll. HomeAway/VRBO manages the transaction as a third party so I really do not have any visibility into these transactions and this could have been misconstrued as my being curt. I have not asked her for any receipt and did not report anything missing or damaged so HomeAway/VRBO proceeded to automatically return the guest' damage security deposit. Guest had reached out to me after her stay asking why she was not refunded the cleaning fee and I had explained to her that it is not refundable, it is a "fee". Guests are always informed as part of the self check in to read the Self Check Out instructions upon arrival so they are informed. Self checkout instructions are clearly displayed at the home but guest did not read it and ended up stripping the beds and putting the towels in a pile which are not required and certainly did not clean the home to the extent where it is check in ready. As for the creek, each home has access to the part of the creek that is within their property line. Other guests have had no issue with this.
