Summary:
The private beach resort is located directly on the banks of the Uspen, with a private beach, jetty, event space, relaxation house, four cabins, sauna and jacuzzi. You can rent the entire 1-hectare area for yourself. The airport and the city of Gothenburg are only 25 minutes away, yet it offers a feeling of breathtaking tranquillity.
The Space:
The area at the foot of the Bockaberg consists of the LakeHall where there is a lounge, event and kitchen, toilets, 2 showers and 2 beds. You also have the Lakevilla with 14 bedrooms, 6 showers and 3 toilets for restful dreams. Included in the price are 44 beds, you can add three double-bed cabins and a tIny with its own bathroom and kitchen to make a total of 52 beds. Not far away are two holiday homes Ladhus I and II which can also be booked with 16 and 18 beds so that we can offer you up to 88 beds.
The beds are either GOLD standard single beds or bunk beds with 18 cm memory foam mattresses. With us you can rely on a good night's sleep. We equip each bed with a mattress protector, a pillow and a duvet.
The sauna can be added exclusively by you - there is room for 14 people. You will find two showers and a cloakroom. The lake view is guaranteed!
This place is connected with fibre optics and the entire lakeshore is covered with 1000/1000 GBit Wifi both inside and outside.

What is included?
The hire of this location includes:
1. exclusive access to the Lakehall (cooking, lounge, event)
2. a fully equipped professional kitchen, seating and tables for 80 people
3. exclusive access to the Seevilla (accommodation with 14 rooms and 42 beds)
4. exclusive access to the lake property
5. beach volleyball court, as well as an outdoor table tennis table
6. all utilities such as electricity, heating and water are included in the price
The Lakeside property is yours alone. We have a cabin for our own to service the property. The lakeside sauna can also be booked by holiday cottage guests, but we will arrange this with you.
The Neighborhood:
Lake Uspen is huge and has only 3 other private properties on the shore. Thus, one is very undisturbed here. There is also an adjacent side lake of the same size. The area is typically Swedish, some horse owners in the area. Floda is accessible by bike and offers besides supermarkets also lunch and train to Gothenburg!
Getting Around:
The complex is divided into two parts, with two holiday homes at the top - Ladhus I & II on the Bockaberg and the Lakeside Event down by the lake.
Parking:
When you arrive, you can park up to 8 cars at the Lakeside Event, all other vehicles can be parked on the Bockaberg. Bus travellers get off at the top as there is no space to turn round at the bottom.
Fishing:
You can buy a fishing licence online by following the link in your boarding pass. You can also hire canoes there. Use life jackets for you and your loved ones!
Outdoor lighting:
Each house is beautifully lit, as is the road down to the lake, and the entire lakefront is lined with beautiful bulbs. The outside lighting is automatically controlled by the reduced daylight. You can ask us to customise these times.
Campfire:
We have two explicit fire pits where you can sit together cosily. One is by the lake, by the stones in front of the large hall. The other is on the hill behind the gravelled area. You can get wood from the forest, use the dry wood. Outdoor fires are only allowed in the fire pit and are prohibited during the dry summer weeks.
Other Things to Note:
We have many add-ons to customize your experience, here is an excerpt:
- Early check-in at 10 am and/or late checkout at 6 pm (250€ each).
- Sauna in 3-hour sessions, which you can use daily between 10 am and 10 pm (for 50€ per session)
- Forgot your bed linen? No problem, you can rent a package of pillows, sheets, comforter cover and towel (10€ per person).
- Add one of three cabins with 4 beds each (50€ per cabin)
- Add the TinyHouse with its own small kitchen and bathroom (80€ per night)
- Add adventures like canoeing (15€ per 3h)
You can book add-ons later in your boarding pass that we will send you.
Do you want to give a presentation?
We have a professional projector connected with an USB-C dongle for your computer and also an Apple TV for Apple users. Ask us about a sound system.
Interaction with Guests:
We have a digital guest folder! You will receive a link to your boarding pass after your booking. There you can leave your deposit and then have access to the check-in details, can add add-ons, solve questions with the FAQ about the house with video or simply write to me if you need something.
There is always one of us on site to support you technically and to do the check out together with you.
