You might have traveled long and far to find an outstanding vacation home, but once you have found 85 Grand Pavilion, nestled only 1235 feet (along a walkway of Oaks) from the ocean (an easy two-minute walk) … Your travels will be over!!! 85 Grand Pavilion is beautifully positioned between the lagoon at the back of the screened-in back porch and the large cul-de-sac in front of the long porch (with a relaxing swing and four rockers). With its standing-seam tin roof, extensive porches, white picket fence, and elegant style, this wonderful home is the perfect house for your precious time at the beach.

When you enter 85 Grand Pavilion you will find that the home has been meticulously built and decorated by an owner-designer. Each room is designed to flow from one to another with countless fine details. The open great room with its ten-foot ceilings is ideally furnished so that everyone can sit in comfort and watch the large television mounted over the fireplace. It even has a game table in one of the corners for playing games or assembling the beach jigsaw puzzle. The dining room seats eight comfortably, and the kitchen is well stocked with all the necessities including a microwave, toaster oven, blender, Foreman’s grill, two coffee makers, and many more items to make preparing your occasional meal a pleasure. There is a grill in the enclosed area under the back steps for your outdoor grilling.

This four-bedroom home has two bedrooms on the main floor, each featuring a queen bed and private bath. On the upper level there are two additional bedrooms with private baths, one bedroom with a king bed and the other with two twins. Each bedroom has its television and the house is equipped with wireless service.

Additional Amenities Include:
• High-speed internet with Wi-Fi.
• Washer and dryer.
• Parking for two cars. All cars must be in the driveway.
• Linens and bath towels are provided, as well as starter supplies including soap, shampoo, and paper products.

- You must be 25 years or older to book this home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- Guests must supply their own beach/pool towels.
- Beach chairs/toys are not included at this property. All reservations between 4-28 nights come with a $250 beach gear credit with VaykGear.com. Guests will be able to reserve gear after booking.
- From May-September, guests will need a pool card for Grand Pavilion pool access. (Not needed off-season.) The pools are open year round but are not heated.
- Unfortunately, pets and ESAs are not allowed in this home. If undisclosed animals are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Fireplaces are not for guest use.
- Trailers and motorcycles are not allowed inside Wild Dunes.
- Guests have access to the Grand Pavilion pools closest to the beach, and to the cafes and restaurants at Wild Dunes. Any other amenities or recreation at Wild Dunes, including golf, tennis or the spa, must be booked separately.
- Golf carts are not allowed at this property.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

IDs will be requested for verification after booking. All bookings over 30 days require a security deposit.

We had the best time relaxing at 85 Grand Pavilion. The home was very spacious, clean and suited the needs of all seven of us. The quick walk to the beach was perfect any time of the day to play in the never ending surf or hunt for shells. My wife and I enjoyed every minute with our adult kids playing games, reading on the porch, running on the beach or lazing around watching movies. A fantastic place to stay. We would definitely love to return.

House was extremely clean and roomy! Beds were comfortable...Close to the beach, just a short walk. Is inside a gated community...Communication with rental was ok. We arrived earlier than expected but weren't able to check in early... (no fault of rental company but something to be aware of) Check in on sight says 4 but upon arrival it came thru as 4:30. We may have overlooked something in the agreement but the extra keys had to be returned to the rental company upon leaving, which wasn't a real big deal, just would have been nice to know in advance. (again could have been an oversight on our part) Overall the house was very nice and would rent again.

It was great surprise to find a lift to get up to front porch since I am handicapped and can’t do steps very well. Found a fully handicapped bathroom was an extra bonus. My friends all appreciated their own bathroom. Had some issues with dish washer but would definitely give it a 4+ stars

We had a wonderful five-day stay at this property. The house itself is quite large, with four bedrooms (each with their own bathroom) and plenty of space to relax. We particularly loved the screened in back porch -- a great place to drink morning coffee and unwind with a drink at the end of the day (the sunset reflects on the lagoon, which is just lovely). The kitchen is also nice, which allowed us to cook dinner twice during our stay. On top of all this, the property is in a court, so there's little traffic moving through. It was such a nice stay and we'd definitely return.

After spending one year in my 2 BR apt in NYC, my husband, infant, and I came down for a little R&R and this trip was perfect for that. My immediate family met us there and we all enjoyed time together for the first time since end of 2019! The home looked like the photos. The house having 4 BA was great because everyone felt like they had their own space. Since there are no other half bathrooms, whomever takes the front room downstairs should be prepared for others to use "their" bathroom. The master BR was spacious, giving us plenty of room to set up the pack n play crib we brought. The room in the back on the first floor was very quaint. It has an entrance to the screened porch and even came with a few best selling books. Very peaceful. Realized quickly the books were there for entertainment because the old tube TV didn't work. We didn't bother to mention to the management folks because the TV was not necessary for the person staying there. I almost didn't include it here, however, I saw someone a few years ago in their review mentioned the tube TVs, so to me it is worth stating again. Maybe it will be updated soon! The property management was awesome. Any time I called or texted they responded quickly. I would definitely consider staying here again. The amenities in the neighborhood were plentiful and the home was spacious and clean.

Great place for a group. Everyone had their own bathroom and space to relax. The short walk to the beach made the location perfect. Kitchen has everything you need to do as little or as much cooking as you want. We will definitely look this property up next time we are in IOP.

The ice maker was broken. Someone came to check on it the first of the week and said he would get a part from Lowe’s We never heard back from anyone and had to buy bags of ice the entire week. A phone call to let us know what was going on from realty company would have been nice.

We just completed a fabulous stay in Isle of Palms at this unit. One user classified the property as 'tired' and at first i disagreed, as it is beautiful, but over a week i came to realize it was an accurate description of an otherwise perfect property. First the good: - Outstanding location on a cul de sac of a beautiful, quiet street. It is a roughly 2 block walk to the grand pavilion (main shopping / dining area), or about 4 minutes without kids, 15 mins with (haha). - House is very big, open, bright and airy. Has a nice screened porch. It's peaceful. - The backyard sets onto the lagoon - I had concerns about our young children (the drop-off into the lagoon is steep) but it wasn't an issue. It's just not that natural (in a good way) to get to the backyard and the points of danger for curious toddlers. It helped that I told my kids the resident alligator would eat them. Hey, we all manage the points of danger in our own ways! Hopefully that made you smile. - Property management company is awesome. I've never said that about a property mgmt company. Negatives: - The house shows it's wear in certain ways. The 2nd floor A/C stopped working for a day, which was inconvenient given we had a baby crib we (I) had to move. The property manager was exemplary in their handling of the issue. They came out with some portable A/C units until the technician could get out the next day. They did fix it but the thermostat never worked properly. - The ice machine in the fridge didn't work - It has 2 microwaves, one of which doesn't work. IT seems they just threw a second unit in the kitchen when the first, installed one, failed. All of the negatives are just inconveniences, but they could drive certain people crazy. For us, it was fine. The house and it's location were both on the whole outstanding, but not so great as to give 5 stars. We would definitely consider returning.

The house is reallly nicely situated. Convenient to everything. Amount of space is nice but it just needs some updating. Kitchen tight galley style could be opened to living area; Interior is dated and kind of dark. It was very clean. Great access to beach, golf, pavilion, etc. We love Wild Dunes and go every year but this was the closest to the Grand Paviion we have stayed and actually liked being that close. A little noisy at times but not bad at all.

As siblings, we gather from across the country every few years. This year we met in SC and the "Peddler" was a perfect fit for us. Enough bedrooms, bathrooms and meeting space, both indoor and out. It was quiet, clean and they were quick to respond to any request. The beach is close and beautiful!
