Summary:
Shady Palms offers a fantastic location and excellent value, just under a mile's walk from restaurants and shops. This ground-floor, 2 -bedroom unit features a private lanai, charming island decor, air conditioning, a well-stocked kitchen, and a convenient parking spot. It's the perfect place to relax while still being close enough to enjoy the vibrant nightlife.

The Space:
This unit is on the ground floor and has a private, direct, open air entrance minimizing your contact with others. This unit comes with 1 parking stall only. STVR regulations do not allow, and Island Beach Rentals, does not condone street parking. You will be fined for any extra cars found on the complex in the amount of $75 per day.  

An incredible location and a great value. It's located on the corner of Alii Drive and Lunapule Road across from the ocean, 1/3 mile from the town of Kailua-kona.  Excellent location with quick access to the highway and walking distance to popular restaurants, bars, and shops.  The stylish comfortable space includes a private lanai, charming island décor, A/C, well stocked kitchen, convenient parking spot and washer/dryer. The condo complex also has a pool.

The condo has a queen size bed and a sofa/twin bed, dresser, and air conditioner in master bedroom with a newly updated master bath. Queen size bed in second bedroom, dresser with adjoining bathroom. Living room has an air conditioner, phone, TV, cable internet, video/dvd player. Kitchen includes refrigerator, stove, dishwasher, microwave, toaster, cookware, full kitchen, four bar chairs for inside eating. Condo also has a washer and dryer, iron and iron board, some snorkeling equipment, a boogie board, and a small cooler.  You will love spending time on the large lanai made of tile and lava rock. It also has a table, four chairs and two comfort chairs and table for just relaxing.  Unit has a shared swimming pool. The palm trees and plants make this bottom unit cool and a peaceful relaxing place to stay.   This a non-smoking complex. NO smoking on property anywhere.

Guest have assigned parking spot right by your door, with additional parking available. Also, guest have access to the complex's pool which should please the kids of all ages.

Guest Access:
Guests will have full use and access to the condo and grounds. The pool deck and public areas are shared with other persons in the complex.

The Neighborhood:
Kailua-Kona, on the Big Island of Hawaii, offers a blend of history, nature, and culture. Visit boutique shops, enjoy delicious foods at the surrounding eateries and take a stroll along the shore. Kailua-Kona has a welcoming atmosphere, making it an ideal spot for relaxation and exploration. There are white-sand beaches, crystal-clear waters, and lush tropical surroundings. You can relax or embark on an adventure-filled experience during your stay. One can enjoy water activities, hiking, or simply relaxing by the beach, Kailua-Kona has something for every type of traveler.

Getting Around:
A car is recommended for getting around the area and enjoying all that Hawaii Island has on offer.

NOISE
Please keep in mind that Guest is in a very small and peaceful residential neighborhood. Noise carries over quiet landscapes and near water. IBR asks that Guest and Guest’s children respect Property neighbors' privacy, peace and quiet. Guests are asked to adhere to the “Good Neighbor Policy” as follows: quiet hours shall be from 9:00 p.m. - 8:00 a.m. during which time the noise from the short term vacation rental shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the Property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.

NON-SMOKING RENTAL
This is a non-smoking rental. No smoking is allowed inside any of the buildings on the Property. No cigarette butts in gravel or yard.

PLEASE KEEP SCREENS AND DOORS TIGHTLY CLOSED TO PREVENT PESTS FROM ENTERING THE HOME.

SUPPLIES
As part of our commitment to ensuring a relaxing and enjoyable stay for our guest, we provide a complimentary set of initial supplies (paper goods and soaps) upon your arrival. These supplies are intended to help you get started and make your transition into our accommodation as smooth as possible.  After your initial supply is depleted, it is your responsibility to replenish any additional supplies needed for the duration of your stay.

TRAFFIC
Please DRIVE SLOWLY in our neighborhoods. The speed limits are 10 mph to 25 mph and there are many children and adult pedestrians and bicyclists.

USE OF PROPERTY
Guest may use the home only as a place of vacation. Guest may not use it for commercial purposes, for any unlawful, improper, offensive purpose or illegal activity. Please refer to Guest Book upon arrival for details and instructions concerning use of pool, spa, and/or air conditioning if these amenities are available at the rented Property.

NO PETS OR ANIMALS ALLOWED

NEIGHBORHOOD CONSTRUCTION
IBR is not responsible for any construction noise or inconvenience that may occur during Guest stay. No refunds will be given. Although IBR cannot guarantee full knowledge of any planned or current construction occurring, Guest may contact IBR (90) days prior to Guest arrival to inquire if IBR is aware of construction adjacent to the Property occurring and Guest may choose to cancel at that time IF there is construction occurring that may affect the Property UNLESS Guest has already been made aware of construction during time of or shortly after Guest booking was made.

When securing Guest booking with payment Guest is consenting to have read, understood and accepted all the terms and conditions of our Island Beach Rentals, LLC. Rental Agreement as excerpted above as well as the IBR terms and conditions also sent by direct email to guest at time of booking.
