  • Bright, coastal-themed townhome in the coveted Village of Five Points, perfect for families. Comfortably sleeps up to 8 guests. Enjoy access to two community pools, tennis courts, and walking & bike trails. You`re just a short walk from local shops and restaurants, and less than 3 miles from historic downtown Lewes and the beach. A perfect blend of relaxation and convenience for your coastal getaway!

    Town Center East Community Rules
    The following rules apply to Town Center East at The Villages of Five Points and are in addition to any Villages of Five Points community rules. If you rent your Unit, please provide a copy of these rules to your Tenants and post a copy in any Unit used as a short term rental. This list covers primary rules, and is not an all-inclusive list. Refer to Governing Documents for additional community rules. Violations, damages and associated fines will be handled in accordance to any applicable Governing Documents.
    NOISE - PLEASE WALK SOFTLY on stairs landings and across interior floors. Do not run, jump or stomp. Electronic devices such as televisions and radios must not be heard outside of your Unit.
    Noise travels to Units beside, above and below you.
    QUIET HOURS 10:00 PM TO 9:00 AM - Be respectful of your neighbors at all times.
    OCCUPANCY LIMITS - Per county regulations regarding sleeping space requirements, the maximum sleeping occupancy for all Units in Town Center East is 4 persons (2 per bedroom). Public spaces such as a dining room and living room may not be used for sleeping purposes.
    TRASH -Trash must be in bags and placed inside the trash cans No large items permitted. Please place recyclable items in recycling cans. When carrying trash bags, be aware of any leakages and clean them up.
    Do not sit trash bags in exterior hallways or porches, even for short periods.
    SMOKING - Smoking is not permitted in the exterior hallways. You must be 15` away from the building if you are smoking outside your Unit. Discard butts in the butt cans provided near entrances.
    PARKING - Parking is not assigned. Trailers, pull behinds and commercial vehicles may not park in the community parking spaces. Untagged or derelict vehicles will be towed at owners` expense.
    GRILLS - Grilling is NOT permitted anywhere in Town Center East, including common areas or porches.
    PORCHES - Porches may not be used for storage. Please do not hang or drape anything on porches such as towels or laundry. While all are encouraged to use porches, be aware that noise does travel to other Units.
    BIKES - Place bikes in racks under the stairs or racks in the parking lot. Do not attach bikes to anything except racks. Please do not leave bikes in hallways, on sidewalks, or in walkways. All bikes must be labeled with a Town Center East Bicycle Permit.
    DRIVE CAREFULLY - Be considerate of children, walkers, cyclists and pets. The speed limit is 15
    MPH. Obey all Stop Signs.

    PZ PROPERTIES HOUSE RULES

    By booking this property, the guest agrees to the following rules and accepts responsibility for all members of their group and any visitors.

    Occupancy and Visitors

    • Maximum occupancy is limited to the number of guests listed on the reservation.

    • No unregistered guests or visitors are permitted on the property without prior approval.

    • Parties, events, gatherings, receptions, or celebrations of any kind are strictly prohibited.

    • The person making the reservation must be at least 25 years old and must remain on the property for the duration of the stay.

    • Misrepresentation of occupancy or guest count may result in immediate termination of the reservation without refund.

    Noise and Neighbor Respect

    • Quiet hours are from 10:00 PM to 9:00 AM.

    • Excessive noise, loud music, yelling, or disruptive behavior is prohibited at all times.

    • Guests must respect neighboring properties and comply with all local noise ordinances.

    Parking

    • Parking is limited to designated areas only.

    • No more than the permitted number of vehicles may be parked on the property.

    • Parking on lawns, landscaped areas, neighboring properties, or public rights of way is prohibited.

    Pool Rules

    • Swim at your own risk.

    • No lifeguard is on duty.

    • Children must be supervised by a responsible adult at all times.

    • No one is permitted in the pool after 9:00 PM.

    • No diving, running, horseplay, roughhousing, or unsafe behavior.

    • Glass containers are prohibited in the pool area.

    • Guests assume all responsibility for the use of the pool and pool area.

    Hot Tub Rules (if applicable)

    • Use at your own risk.

    • Children under 16 must be supervised by an adult.

    • No glass containers in or around the hot tub.

    • Do not use the hot tub under the influence of drugs or excessive alcohol.

    Decks, Balconies, and Outdoor Areas

    • Use all outdoor amenities at your own risk.

    • Do not climb on railings, fences, roofs, or exterior structures.

    • Furniture may not be moved without prior approval.

    Smoking and Drugs

    • No smoking, vaping, marijuana use, or illegal drug use is permitted inside the home.

    • Smoking outdoors is permitted only in designated areas and all cigarette waste must be properly disposed of.

    • Evidence of smoking inside the property will result in additional cleaning and remediation charges.

    Fire Safety

    • Fireworks are strictly prohibited.

    • Open flames, candles, tiki torches, and bonfires are prohibited unless specifically provided and approved by the owner.

    • Guests must immediately report any fire, smoke, or safety hazard.

    Pets and Assistance Animals

    • Pets are not permitted unless specifically authorized in writing.

    • Trained service animals assisting an individual with a disability are welcome in accordance with applicable laws and platform policies.

    • Animals that provide comfort, companionship, emotional support, or therapy but are not individually trained to perform a specific task for a disability are not permitted unless required by applicable law or platform policy.

    • Guests are responsible for any damage, waste cleanup, or excessive cleaning caused by an authorized animal to the extent permitted by law and platform policies.

    Property Care

    • Guests shall maintain the property in a clean and sanitary condition.

    • Furniture, electronics, appliances, décor, and household items may not be removed from the property.

    • Guests must promptly report any damage, malfunction, accident, injury, or unsafe condition.

    • Guests are financially responsible for damage caused by themselves, members of their group, visitors, or pets.

    Security Devices

    • Exterior security cameras may be present and are used solely for safety, security, and rule enforcement.

    • Tampering with, covering, disconnecting, or disabling security devices is prohibited.

    Illegal Activity

    • Illegal activity of any kind is strictly prohibited.

    • This includes underage drinking, drug use, disorderly conduct, vandalism, and violations of local ordinances.

    Right to Terminate Stay

    • Violation of any house rule may result in immediate termination of the reservation without refund.

    • Guests may be required to vacate the property immediately if they violate occupancy limits, host a party, create excessive disturbances, engage in illegal activity, or present a safety risk.

    Limitation of Liability

    • Guests use the property and all amenities at their own risk.

    • The owner and property manager are not responsible for accidents, injuries, illness, loss of personal belongings, theft, or damage occurring during the stay except where prohibited by law.

    • Guests assume responsibility for supervising children and all members of their group while on the property.

    Acknowledgment

    By booking or occupying the property, guests acknowledge that they have read, understand, and agree to comply with these house rules.

Excellent all around!

My family rented this property for a lacrosse tournament nearby. It was conveniently located in any quiet community. A grocery store, liquor store, and restaurants were all nearby. Very easy drive into town and to the beach. Peter was very responsive throughout our entire stay and made the entire transaction easy and stress-free. Would definitely recommend!

The rental was great. Very clean. Pictures to do not show how nice the place is. Way bigger than anticipated! Plenty of room for 5-6 people. Easy to get to and lots to do close by.
