A very thoughtfully equipped property perfect for families looking for a central Llangollen base to create memories.. Ground Floor:
Living room: Smart TV, Netflix
Kitchen/dining room: Electric Oven, Gas Hob, Microwave, Fridge, Dishwasher, Coffee Machine, Washing Machine
First Floor:
Bedroom 1: Bunk (3ft) Beds
Bedroom 2: Double (4ft 6in) Bed, Smart TV
Bathroom: Bath With Shower Over, Heated Towel Rail, Toilet
Second Floor:
Living room 2: (No TV), Pull Out (Single) (Flexible Sleeping Only)
Bedroom 3: Double (4ft 6in) Bed. Gas central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot, highchair and two stairgates. Welcome pack. On-road parking, additional car park. No smoking. . Tŷ Kinik is positioned in the centre of town within easy walking distance of Llangollen’s numerous attractions, including the river, the canal and vibrant shops, café culture and award-winning restaurants. This lovely spacious terrace property has rooms positioned over three floors, making it ideal for multiple couples, but especially suited to large families travelling with small children. The living room features comfortable sofas, Smart TV with Netflix and is the perfect place to relax after a day exploring. The kitchen/dining room is modern and well equipped.
The master bedroom on the first floor features a double bed, fitted wardrobes, a window seat for admiring the view, Smart TV and bedside lamps with USB ports. The second bedroom on this floor boasts bunk beds with Lego, books, and games for older children. The family bathroom features bath with shower over, heated towel rail and illuminated demisting mirror.
Up to the second floor you will find a further double room and a specially designed baby and toddler playroom with a fixed wooden cot, Gro clock, Gro egg room thermometer, portable audio baby monitor, additional single bed, and a selection of baby and preschool toys. Special attention has been paid to the requirements of young families with the addition of stair gates, black out curtains/blinds, baby bath, optional bed rail and highchair. If you are travelling without children, you will enjoy the thought that has gone into the little extras like Super-fast Wi-Fi, Amazon Alexa on every floor with Spotify streaming, Smart TVs with Netflix, Bosch Tassimo coffee machine, Hive heating and USB points throughout for charging devices. For dog lovers, food and water bowls and blankets are provided, plus there are lots of interesting walks available in this extremely dog-friendly town.
There is so much to see and do in the area; admire the impressive steam locomotives on the world- famous Llangollen railway, the horse drawn boats on its equally famous canal, or take in the superb views on a walk up to Castell Dinas Brân. Visit in July to enjoy the International music festival, Llangollen Eisteddfod, a cultural fusion event attracting many thousands of visitors each year.
