>> Our guest suite is located on the quiet Franklin Hills hillside, with views towards adjacent Silverlake hills and mountain range and city of LA beyond.
>> Bright space with comfortable bed and convenient kitchenette.
Located ~10 min drive from popular destinations such as Sunset Junction and Griffith Observatory. Downtown and Hollywood is only ~20 min away. If you prefer to walk, there are the historical public stairs that lead down the hill.
>> Stay like a local and have a great time here.

From the street, walk down the stairs (approx. 30 steps) and you will first find an outdoor deck with views of the hills and mountain range beyond.
**The Guest Suite has a separate entrance. You won't share spaces with Main House located upstairs.

The place has its own kitchenette with light cooking capacity and a breakfast bar.

Oversized and private bathroom with shower and a bathtub.

There is a cozy platform in the bedroom for you to take a rest, read or find your zen moment.

Wi-Fi and a Smart TV with local channels are available for entertainment.

There's no AC unit in the guest suite. It has vents connected to the central AC of the main house, which is controlled by the main residents only. We may be able to adjust the temperatures, however there's no guarantee they will meet your expectations. There's a tower fan and a box fan in the suite, plus a space heater for wintertime.

Please see "Other details to note" and inquire before confirming your booking if you're not 100% sure about the space. The description below and the pictures were meant to describe it as much as possible, but if you have any questions please don't hesitate to ask them.

You will have full access to the guest suite and its outdoor space, with the exception of the backyard hill. For your safety please DO NOT go beyond the gate leads into the backyard as the steep hillside and wildlife (coyotes, raccoons) are potential hazards down there.

Popular destinations such as Sunset Junction, Los Feliz Village and Griffith Park is 5-10 min away. A little bit further you can easily get to Echo park, Thai town. 15-20 min will get you to downtown LA or the heart of Hollywood. Freeway access is only 2 miles away (I-5, US 101). It’s also nice to walk around the loop streets and enjoy the historical neighborhood.

Although it’s quite enjoyable to walk around the neighborhood, you will need a car to get to places. There is no private parking, however street parking should be ample most of the time.

Home Truths:
- No washer and dryer onsite. Closest Laundromat is a 5 min drive on Hyperion.
- There's no full stove/oven (it is a kitchenette - cooktop and toaster oven available).
- Kitchenette has no ventilation fan, only good for light cooking.
- Always keep the wood countertop free of water.
- No dishwasher.
- This is a Guest Suite which is a lot smaller than regular homes. This unit has about 300 sq. ft.
- The bedroom does not have a door, it is closed by a curtain only.
- Street parking only. Street cleaning every Wednesday 10am-12pm. During street cleaning hours, street parking is available on Mayview Dr and Franklin Ave.

- VERY HIGH FIRE HAZARD ZONE. Smoking is strictly prohibited especially in all outdoor space including the patios. No access to backyard.
- EXTRA CARE AND CAUTION must be taken as the property is built on a steep hill and has exterior stairs going down two stories before accessing your unit. Please check the photos to make sure it is suitable for your needs.
- Not suitable for children or people with disability.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any. 

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- Host may request a photocopy of renter's ID for verification before check-in.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Please take off your shoes in the room.
- Always keep the wood countertop free of water.

Please note that by completing a reservation for this home, you agree to the following:

Condition of Premises. As the renter and those in the rental party who are visiting and/or staying in the home (you and each of them each an "INDIVIDUAL") accepts the Premises “as is.”

INDIVIDUAL shall assume all risk and responsibility for the actions of INDIVIDUAL on the Premises. INDIVIDUAL shall have insurance coverage to cover the activities at this location and for the purpose of the Agreement. Any insurance carried by host, owner or manager shall be noncontributing.

Indemnification. INDIVIDUAL shall release, indemnify, defend, and save harmless host, owner, manager, and their respective trustees, officers, directors, employees and agents from and against all claims, suits, actions, damages, or causes of action for any personal injury, loss of life or damage to property sustained by reason or as a result of the use of the Premises for which the Agreement is entered into and from and against any orders, judgments, or decrees which may be entered thereto, and from and against all costs, attorney’s fees, expenses, and liabilities incurred in or by reason of the defense for any such claim, suit or action and the investigation thereof. Nothing in this
Agreement shall be deemed to affect the rights, privileges, and immunities of owner, host, manager as are provided.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.

PETS: A$1000 fine will be charged to Occupant if there is any evidence of any pet inside the property unless Manager has given express written consent and a pet fee and pet deposit has been paid by Occupant.

Convenient

This is great for one person who does not spend much time in the room. So convenient to my son’s apartment. Has everything you need. Parking is limited and stairs are no joke. Just wish the next door owner would clean up the deck at eye level. Will stay again for sure.
