This neighborhood is called Wilshire Vista and is full of charming 1920s Spanish, tudor and traditional homes. The neighborhood is very diverse in every way and the neighbors are quite friendly. Many neighbors have dogs so people are out walking around quite a bit. There is a great coffee shop called Hermanos a few blocks from the house which also draws neighbors out. It is so easy to get around the city from this centrally located neighborhood.

Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes. There is plentiful public transportation within walking distance.

No pets allowed under any circumstances.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.


Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
• A flat monthly fee, or
• A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the Airbnb platform or invoiced separately as permitted by Airbnb policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any

Quiet, central, adequately equipped

Nice neighborhood, even though it’s just a block from Pico. Great to have a driveway to park in and not worry about permits. Good sized bedrooms, large bathroom, through the shower was tiny, i.e. barely enough room to turn around. Kitchen had everything we needed. Furnishings were basic, nothing luxurious, but adequate. Could use some artwork and bedroom rugs. The walls are bare and it felt like an empty house that echoed inside. Just fine for our party including two teens. Would stay here again.

1311 S Curson could use a few things

The property was clean and I appreciated having new non-stick frying pans. But you could spend just $200 and make your tenants more comfortable. There were no kitchen towels or potholders, no coffee filters even though you have a nice Mr Coffee, no rubber spatulas to keep those frying pans nice, a few extra plastic cups or a full set of drinkware is needed...we had three plastic cups and two glasses. Some new towels would have been nice. I felt like I was using someone's old rags. We could have used saranwrap or plastic bags and cookie or baking sheets. I bought disposable aluminum pans so I could bake something. Please fix the exhaust fan above the stove. It is grinding and makes alot of noise. We ran out of toilet paper, paper towels and laundry soap. I replenished the paper towels, bought some cooking oil, and salt. The house is charming, but it is old and smells old. But please don't try to cover that up with a plug in air freshener, that just makes it worse. Keep the air moving throughout the house and it will smell better. Furnace and A/C were great! Lots of hot water, really appreciated that. While I know it would be costly, the bathroom really needs remodeling. You can't even bend down in that shower. Get rid of the tub and just put in a walk-in shower. The floor, while original, is charming, it is falling apart and dirty. The vanity is too low and needs to be replaced. Please replace the lock on the actual front door. It would make your tenants feel safer.

Wonderful neighborhood close to stores

We stayed here for a week and it was wonderful. The house is as described and as shown in the pictures. The neighborhood is quite and the house is very cozy. Check in and out was easy and the wifi stayed strong the entire stay. I would definitely recommend this property to small famlies and anyone who wants to have a nice place to relax at the end of the day. It's in a great location as well. Would definitely stay here again.
