2. Age Requirement: The individual making the reservation is considered the primary guest and must be at least 21 years old.

3. Guest Limitations: Only registered guests are allowed on the property. Unauthorized guests, parties, or events will result in fines and eviction.

4. Occupancy Rules: Each room has a standard and a maximum occupancy, which may differ. Any guests beyond the standard occupancy will incur an additional fee. The website will automatically apply this fee if your booking exceeds the standard occupancy. For more details, feel free to contact us.

5. Noise Policy: Quiet hours are from 9 PM to 8 AM. Keep noise levels under 50 dBA at all times to avoid fines and possible eviction.

Our unit was not equipped for 4, and was DIRTY! It also was a far stretch from the charmingly tiled decor that was advertised in the listing. More like a military dorm (w/ an effort at art decor minimalism) and DIRTY! Not only that, there was water flowing from the roof onto the terrace, and it swamped our personal belongings and caused a slip on the stairs. My son's tailbone broke the cracked tile, and still, no one took responsibility. Beware of this method of finding your stay in Miami. This host (and many others in Miami) are actually hotel companies that brand as a "design and authentic experience of a rental with the efficiency and ease of a top hotel" (quote from a trusted business magazine). What you get is essentially a hotel without access to the staff, and it is neglected due to the lack of an onsite manager. We combed through many listings on this site to avoid this and wondered why their competition had so many less than them. Could it be because they are allowing hotel companies access through some sort of loophole that is being disguised as innovation in the hospitality business? If you have a problem, it will be a maze through corporate-like communication tunnels to reach someone. You will have to fight for refunds and cancellations. In the end, they provided us a refund and the ability to cancel the rest of our stay, but so far this site will not refund their service fee unless you receive a 100% refund from the host.

This was my preferred location, steps to the best beach area away from the touristy area of SOBE. Easy check-in/check-out. Lots of good restaurant and bar choices nearby.

This beautiful property combines the best of two worlds: proximity to all the hopping action of South Beach + the peacefulness of a relatively quiet neighborhood. The place was perfect for us as a couple, as we could hang out together or in separate rooms if one of us wanted to nap or sleep in. Loved the keyless entry system. We will certainly return here on our next visit to South Beach!

Great communication. Easy to check in/out. There were usually staff on site or on the monitor (a virtual concierge!) to welcome you home. Simple accommodations but the neighborhood is quiet and convenient to beach, restaurants and shops.
