Coastal Empress is a stunning 4 bedroom, 5 bath home that sleeps up to 14! This home is not just a residence; it’s a lifestyle. Embrace the coastal charm and luxurious amenities that make this property a perfect getaway for family and friends. The open living concept offers plenty of room and has a breezy coastal vibe. The dining room has a beautiful wooden table that provides plenty of seating and there is additional seating at the kitchen island. Enjoy the privacy of your private pool while soaking up the sun on an expansive patio! The home is located in The Villas of Frangista Beach, a gated community just off Scenic Highway 98 and close to the popular Whale’s Tail restaurant with public beach access. Take the complimentary 6-passenger golf cart to the Silver Sands Premium Outlet Mall (home to 110 designer and name-brand outlet stores), just 2 miles away. Also within 2 miles are countless restaurants, grocery stores, gas stations, CVS Pharmacy, two large and popular public beach accesses, and much more!

KITCHEN: This large kitchen is fully stocked for making meals with large families. It features high-end appliances and finishes throughout. Included are a microwave, dishwasher, stove, refrigerator, toaster, coffeepot, crock-pot, griddle, and blender, as well as all the normal utensils and cookware. There is also a large island bar with seating for 6.
DINING ROOM: The dining room is part of the open-concept design, including a wooden dining table with 2 benches and 2 chairs.
LIVING ROOM: This spacious living area is bathed in natural light, creating a warm and inviting ambiance. Sink into the plush seating arrangements of a couch and 3 accent chairs.
BEDROOM #1 + BATHROOM #1: It includes a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has its own private bathroom with a glassed-in shower.
BATHROOM #5 (HALF BATH): This bathroom is easily accessible for guests in the main living area.
LAUNDRY ROOM: This large laundry room has a full-size washer and dryer.
BACKYARD: Welcome to your own slice of paradise and immerse yourself in the tranquility of your own private pool, which can be heated during the cooler months.

BEDROOM #2 + BATHROOM #2: It includes a queen-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has a bathroom with a shower/tub combo.
BEDROOM #3 (BUNKROOM) + BATHROOM #3: It includes 2 Twin/Full bunks with Twin trundles, a dresser, 2 nightstands, and a mounted flat-screen TV. It also has its own private bathroom with a shower/tub combo. This space also has a free-standing arcade game.
BEDROOM #4 + BATHROOM #4: It includes a king-sized bed, dresser, 2 nightstands, and a mounted flat-screen TV. It has a bathroom with a glassed-in shower.

-Each Home is Supplied with Premium SoJo Amenities: 1 Roll of Toilet Paper per Bathroom, 1 Roll of Paper Towels, 2 Dish Pods, 1 Liquid Dish Soap, 2 Laundry Pods, 2 Trash Bags per Trash Can in the Bathrooms and Kitchen, 1 Pack of Kitchen Wipes. Each Bathroom Has 1 of Each: Shampoo, Conditioner, Body Lotion, Bath Salts, Soap Massage Bar, Makeup Wipe, Hand Soap Bar.
-Things to bring: Laundry Detergent, Extra Toilet Paper and Paper Towels, Shampoo and Body Wash, Extra Trash Bags, Extra Dishwasher Detergent Pods.
-Bath Towels and Bath Linens are Provided. Pool/beach towels are not provided.
HOUSE RULES:
-This is a NON-smoking property.
-Weddings and Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.
-We do not accept packages at the homes but recommend using the local UPS or USPS.
BOOKING POLICIES:
-Student, College and underage groups MUST ALL inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a student, college, or underage group is accepted, it will be subject to a $100.00 fully refundable damage deposit per person.
-Check-in Time is 5:00 pm Central; Check-out Time is 10:00 am Central
-NO Trailers, Passenger Vans, RVs, Scooters, Boats, or Motorcycles are permitted within the Villas per HOA rules.
-Deposit + Payments
50% of the total rent is due to secure a home. Final Balance Due: The balance of rent, tax, and damage deposit must be paid 60 days before arrival
-Damage Waiver: $199-$379, covering up to $400-$800 in damage protection.
