「Very nice place. Secluded and quiet yet easy access to town and local attractions. The Tiny House was perfect for what I needed and very clean. The Host gave excellent instructions and responded quickly to communications. I highly recommend.」

「Very clean stay. Andy showed us around the animas during feeding and our daughter loved it. Hope to return soon! 」

「This was our second time staying at this property and it was once again an awesome experience! The host are incredible and couldn't have been more accommodating. We will absolutely be back and would highly recommend this place to anyone looking for a place to stay in Athens!」

「The place was very clean and the host was very responsive with communication. We were there for a bass tournament at Lake Palestine and we had adequate parking for two boats and trucks.」

「Wonderful property very beautiful」

「Great communication, fun and unique experience, with a few welcoming extra touches from the host. Glad we tried this place!」

「A beautiful spot and place to stay. Very clean and nicely decorated. We are a quiet family and the location was perfect for us since it too was quiet and peaceful. Will definitely stay here in the future as well.」

「It was very hot. Had a great experience 」

「Really neat little setup, had an excellent staycation 」

「Overall wonderful stay! We were in town for a family event and needed a space for two couples with an infant and a toddler. Rooms were large enough for our added Pack'N Plays. The yard is fenced, so no worries about the toddler wandering off into the pond or woods. The property is well maintained, but realize that the East Texas hayfields and farms are also industrialized dust generators, so be prepared to wipe down any outdoor furniture prior to use. While we didn't get the opportunity to play...

「This is a lovely property! Everything we needed and more. We will definitely return. It's nice to have nearby groceries so you dont have to pack everything.」

「This is an excellent property for families. My grandchildren loved swimming, kayaking and fishing from the dock. When we weren't fishing we played billiards, watched movies and played games inside. They didn't even ask to go somewhere but We did go to Bass Pro shop which was very close by in Tyler. The sunsets from this property are beautiful.」

「We loved our stay here at Royal Waters! We had everything we needed and the host was very responsive. Great fishing and very quiet neighborhood!」

「Great place to gather with family!」

「We had 12 adults for this family getaway and 1 dog. The house had plenty of space, and the yard was wonderful for outdoor activities. The sun went behind the trees to cool down the hot July afternoons. Lake level was 84% full, which is no control of the host, but we were able to swim and use our Jet Ski. If I had to say one short fall, there were not enough utensils for a house that's supposed to hold 14 people. Only 7 forks, but we went and got plasticware. I will say 5 stars to the host...

「There is NO water at this "lakehouse." Only mud where water used to be. While I understand that the lake levels are out of the property owners conrtol they should let people know before booking a "waterfront property" that there isn't any water there. I am not exaggerating, literally no water under the boat dock. Boats are just suspended over mud in this area stuck until the water rises again. There is a water slide you can't use (explain that to your kids) So no swimming, fishing, can't use the...
