Stay and play in our immaculate 3 Bedroom 3.5 Bath single family home(no shared walls) on Balboa Island. Our Home features A gas Fire Pit on the patio over looking the harbor, BBQ grill, & Beautiful Master Bedroom with en suite bath. This home is without a doubt one of the nicest & most private vacation homes on Balboa Island!
Our home includes a 55 inch Samsung Frame Smart TV with Hulu, Netflix capabilities, Powerful WiFi, Washer/Dryer, Linens, Beach/Bath Towels, Keurig Machine & plenty more!
LIVING SPACE When you enter our home you are greeted by the open concept Kitchen and Living room which features 2 Couches, a dining Table for 8, and a built in bar. All of this plus a view of the harbor from the large windows makes this home perfect for your family vacation. Step into our kitchen which boasts stainless steel high end appliances and everything you need to cook a full meal. From the living and dining area step out onto the patio in the evening to grill on the Weber BBQ or enjoy the fire pit while watching the boats and people walk by. There is a half bathroom located downstairs as well. Before going upstairs make sure to wash off the sand with our outdoor shower located in the courtyard. The best part of this home is that every Bedroom has an attached Bathroom.

ROOFTOP DECK There is a small rooftop deck to enjoy on the third level of the home.
BOAT DOCK NOTES: No Access to Private Boat Dock. Please do not attempt to access the dock as it is private property.

We are Located walking distance from Marine Ave home to a multitude of boutique shops, restaurants, and of course the famous Balboa Frozen Banana Stand a must have while you stay with us.
From our home, you can safely walk or ride bikes anywhere on Balboa Island. You can also walk or bike to the historic Balboa Island Ferry that takes both cars and pedestrians on a 5 minute ride to Balboa Peninsula and the Pacific Ocean beaches However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/Paddle-board Lessons all within a 20-minute walk, you will never need to travel far.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks at the Balboa Pier. For those of you with kids, the Balboa Fun Zone is a new arcade and other amusement rides. For those of you with the itch to shop, For shopping, the world-famous Shops at Fashion Island have it all located just a 5-minute taxi ride from the Island.

IMPORTANT HOME NOTES:
- Primary guest must be 30+ years old and present throughout the entire reservation. - Please review house rules regarding Noise, Day/Nighttime Occupancy, etc. - This advertisement is for (1) Single Family home and does not share any part of the property. - Noise from other units, neighboring homes, and beachgoers should be expected. - There is no Air conditioning on the Property. However, Portable freestanding 12,000 BTU AC units are available to rent at a rate of $399/each plus applicable taxes for up to 7 nights. (Max 1 per unit) - High Chair and/or Pack n' Play must be requested more than 24 hours before your arrival. -Patio must be cleaned up prior to 10pm. Any excess trash and junk left overnight are subject to fines. -No Access to Private Boat Dock
Parking Notes: 2 garage spots are allocated in (2) Single Car garages. Both Garages are small and only compact cars and some sedans will fit. The garages measure at 7.5Ft W and 6.5Ft H. There is plenty of free street parking available and once you are parked, Lots of boutique style shops, cafes, and restaurants are accessible by walking or biking.
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate.
