Cozy 3 Bedroom Across from Playground on the Beach
Right in the heart of the Balboa Peninsula, this 3 BR/2BA ground level home is located across the street from the beach. Enjoy a family friendly day at the nearby bay beach kayaking, paddle boarding, or walk 1 min to the Beach, boardwalk, and beach playground.
From our property you can safely walk or ride bikes anywhere on the peninsula. Conveniently located between the Balboa & Newport Piers you will never be more than 5-10 minutes from shops 30+ restaurants & bars, Balboa Fun Zone etc
Our home is one of two units in a two unit building.
Our home is located on the ground floor and includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. Our home has a fully equipped kitchen (pots, pans, dishes, silverware etc), Smart TV's, dining room table, Patio & Propane BBQ, In-Unit Washer/Dryer, and Garage Parking (1).

HOME LOCATION:
This property is located in Balboa between 13th & 14th St. between Newport and Balboa Piers. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, and boat rentals, all while staying at the beach.
For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out, and there is a playground on the oceanfront at the elementary school across the street, making this home an ideal location for families.
Other things to note
IMPORTANT -
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest will be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- In home Air-Conditioning can be provided for an additional $30 per day. Please notify property manager 48 hours in advance should you wish to utilize this amenity.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- You are provided 1 Parking Spot in the two-car garage. Mid-Sized SUVs and compact cars are recommended.
