Perfect spacious home with pool, ideal for families visiting Disney or golfers

Large six bedroom, home located near Disney World in gated Aviana, which offers a clubhouse with an Internet room, gym, children’s playground, and large pool overlooking a lake. Aviana is a quiet residential community which has a strict no house-party rule and quiet hours between 10 pm and 8 am.

This luxury home has two master bedrooms, two queen bedrooms, two twin bedrooms, and five bathrooms ( four of which are en-suite ). The private pool incorporates a spa. It backs onto a conservation area which makes this house largely private. It is designed and decorated with relaxation in mind, and has separate areas to watch TV, relax, and dine, and a very large external lanai area with patio furniture, and a spacious deck with sun-loungers.

Amenities : air conditioning, washer, dryer, dishwasher, microwave, cooking utensils, cable TV in lounge and every bedroom, free WiFi and telephone. Linens and towels provided. Games room with pool table, table tennis, foosball. No smoking or pets. Travel cot and high chair available to use.


Easy distance to all the Orlando fun !: Walt Disney World, Florida is only around 15-20 minutes drive away. Universal Studios is approx. 30 mins drive.
Seaworld and International drive area is approx. 20-25 mins with its many restaurants and shops and outlet stores.
2 mins drive to local supermarket , restaurants and pharmacy.
Orlando International airport is around an easy 30 mins drive.
Beaches reached on either coast in around 75-90 mins.

Welcome to our family home !: We would like to welcome you to our family home. Myself, my wife Liz and our two children aged 24 and 21 live in West Sussex, UK, and have enjoyed visiting Florida for many years. We have tried to create a luxurious place for you to relax and enjoy home comforts after a bustling day experiencing the many attractions that Orlando and Walt Disney World have to offer. Wildlife is abundant and we love to watch the various birds that visit the wetlands behind our fully screened pool. We also enjoy the local Airboat rides to see more of the local wildlife which is an exciting way to spend some time!
We hope that you will have a fantastic stay right in the heart of the magic !

Orlando Attractions !: There is so much to do for all ages and all interests, including opportunities to shop for fantastic bargains in the many shopping malls and outlet stores, numerous great places to eat, and of course the best Theme Parks in the world. Kennedy Space Centre is little over an hour away, and the beaches on either coast are a similar distance.
Alternatively stay and relax in the pool and spa, enjoy the Florida sunshine on the sun-loungers, take the shade under the covered external lanai area, or have fun in the well equipped Games Room. Also, Aviana Resort has a 6500 square foot Community Clubhouse with gym, volley ball court, play area, putting green and huge walk in pool overlooking the lake. Overall, we feel our house in Aviana is a fantastic place to use as a base for exploring Orlando, or to relax and enjoy the year round sunshine.

Beautiful property

Our whole experience was great and the house is beautiful. I have no complaints. The fact that every room has it's own bathroom is a plus. This property will definitely be on my list if we were to ever visit Florida again.

We were not disappointed based on the description of the property. It was quite spacious, clean and well maintained. We made good use of the pool and the recreational facilities that were provided. The location was convenient to stores and close enough to Kissimmee for a wide selection of restaurants. We would recommend this property.

Lots of space

Perfect Home for Large Group

Our group of family and friends loved this home, especially the layout. It’s a home, not a hotel room, so it’s been lived in, but nothing that would make me not want to come back for another stay. The owners are fantastic communicators. I thought maybe the backyard/pool area would feel a little crowded with the neighbors, but we barely noticed them and when we did we had some nice conversation. You can’t go wrong with this home.

Rosso Drive

House had all the amenities to keep my family busy during our stay. In between trips to Disney and Universal there was swimming and the game room. The house is located in more of the outskirts of the hustle and bustle of businesses associated with the parks. Prepare for a 12 mile trip to be 30-45 minute drive to get to a variety of restaurants. We would stay at this house again, plenty of room for a large group or family.

Great home!

The house was amazing! A little hick up at the start with the pool heating, bit was resolved as soon as we contacted property management. The home was clean, but would have been great if property management would have done a walk through before our arrival. Things like flushing the toilets to remove the build up from not being used. The bathroom tubs had dead flies. Once we ran the water and flush the toilets everything was great! It's a beautiful home and definitely accomodating for a multi family vacation.

Overall house was good. The only problem was the game room was very hot had no air condition and the downstairs master bedroom was warm as well. The TVs took a lot to get them to come on and work properly. Location is very good if you’re going to Disney but a little far out if you’re going to universal studios. Interstate four takes forever because of amount of traffic. The neighborhood is very quiet and nice.

Exactly what we wanted!

I was set with the task of finding a house to accommodate 11 people, a few of us with very specific needs. First and foremost, we didn't want to be in one of the party neighborhoods bc the houses can be so close together that it sounds like people are partying in the room next door. This house was exactly what we wanted and needed for peace and quiet before and after the insanity of the parks. We had 2 very minor issues, but the owners and property manager took care of everything so quickly! The house was very clean, pool and spa were clean, and it suited all of our needs. The only thing most of our group of 11 agreed on was the beds weren't super comfortable. We still got sleep, but the beds could probably use an update or at least mattress toppers. All in all, we all agreed that this would be where we would rent in the future when coming to the area if this house is available. Thank you for everything Paul & Liz (and Yogi!) We had an amazing 12 days in the area. Many good times were had just hanging out in the pool, playing games, etc at the house.

Family spring vacation

The house was great! Very spacious, lots of bedrooms & bathrooms and the heater in the pool was a big hit. The hot tub was great. House is in good condition and our family had a fun get away. Owners had great communication and the maintenance manager stopped by to make sure all was good. We would rent again for sure.

Somewhat disappointed

There were a few things but you need to expect that. The big disappointment was the heater not working in the pool. The main reason we rented was because fenced pool and heater. We felt there had been enough time to fix because people earlier complained about it Then we were assured the the resort pool was heated and it was freezing too. Plus the times of the community centre were not updated to us
