Book With Confidence. Everything has been thought of for you in this beautiful Mediterranean-style, vacation home. Arrive to a welcoming and comfortable vacation home that is very tasteful. It has enough room for the whole family, and some friends, too. You can enjoy a peaceful, quiet vacation at Villa Oasis or plan to take advantage of all the courtesy excursions offered by PKRM, via Explorie. The home is a spacious 4 bedroom, 3.5 bath home in the stylish neighborhood of Arborgate, only a very short distance from white sand beaches and the amazing blue-green water of the Gulf of Mexico. Your family will cherish the vacation memories made In Perdido Key. Visit Johnson Beach National Seashore and enjoy 8 miles of undeveloped, natural beach. There are public beach access points every few miles in an amazing 247-acre state park. Public Beach Access 3 is right down the sidewalk from Arborgate. Enjoy a bike ride along River Road to visit Sunset Grille or the public kayak launch. Popular restaurants loved by locals are just a short drive away as is The Shops at Villagio. Boat rentals and jet ski rentals are available nearby if you want to discover why Perdido Key is referred to as a Boater Paradise.
Swim in Arborgate's community pool which is just steps away. Read a book on one of the balconies or play a complimentary round of golf at Lost Key Golf Club, located just next door. This home is comfortable enough to fit your entire family, with its spacious main floor living and dining areas. If you don't wish to use the charcoal grill, the kitchen is furnished with all the essential items to cook up today's fresh catch, following a complimentary deep-sea fishing excursion. On the main floor, there is also a queen bedroom with a half bath, along with the laundry room offering a full-sized washer and dryer. The living area has a 52" flat screen HD TV, games for family game nights, and plenty of seating. Additionally, there is free high-speed WIFI and a patio on each floor. The house is tastefully furnished and the living area has a sleeper sofa for kids or teens. The second level is entirely dedicated to the master suite. The master bedroom has a king-sized bed, a walk-in tiled shower with a rainfall showerhead, and a large tub to soak away the world you left behind to visit Perdido Key. You even have your own coffee bar in the master bedroom so enjoy that first cup out on the private balcony. The master bedroom also has a sleeper sofa to help accommodate larger families. The top floor of the home has two additional bedrooms; one bedroom has a queen bed and a Serta queen-size futon whereas the other features a set of bunk beds and a full-size bed. Each bedroom has its own flat-screen TV and the hallway connecting the top bedrooms has another sleeper sofa as well.

Nearby Villagio is a great place for a cocktail. meal or a treat and there are some cute shops too. Lack of cell coverage in the neighborhood left me with no way to use my cell phone to get the passcodes for the house while trying to use the app. Very frustrating to be standing in the heat with crying children when we couldn’t get in the house. Recommend getting the code at some location with good internet or cell coverage before going to the house. Found a fork in the cushions of the love seat and 4 cheese puff balls under the living room furniture. A beer can was left in the top of the shrubbery in the front yard. Lots of flys in the house due to the garbage cans outdoors being full and not emptied in a timely manner. No bikes for use as described. Beach access bathrooms were closed by the city. Ports potties were provided. Front door was difficult to lock.

Our family of 16, including myself, my four daughters, their spouses, and children ranging from 2 to 17, recently stayed at the Luxury Arborgate Home, and it was a wonderful experience. The home was beautifully designed, immaculately clean, and spacious enough to accommodate everyone comfortably. There was plenty of room for the whole family to gather and bond, but also spaces where individuals could retreat for quiet time when needed. Although we arrived a little early on Thanksgiving Day, we couldn’t access the house until 4 PM. Instead of letting this dampen our spirits, we decided to embrace the moment and enjoy a Thanksgiving meal at a local Chinese restaurant that was open. Despite not expecting a party of 16 on a holiday, the restaurant staff was incredibly friendly and accommodating, making the meal an unexpectedly delightful memory for all of us. The home truly lived up to its name as a luxury retreat. It provided the perfect setting for family connection and relaxation. We were able to create cherished memories in a place that felt like home while offering all the amenities and elegance of a high-end vacation rental. I highly recommend the Luxury Arborgate Home to anyone looking for a beautiful, welcoming space for a large family gathering.

The property was very nice. "Sleeps 16" is a bit misleading and is more meant if you have a lot of kids. The unit needs more adult beds including more queen beds, not double. Otherwise, the visit was very, very nice.

We really wanted this place to be great but it wasn't. The place was listed as 6 bedrooms when we booked it and a week before our trip it was changed to 4 bedrooms and "2 sleeping spaces". Mind you the "sleeping spaces" are the living room sofa bed and another sofa bed in the middle of the hall way upstairs. Both sofa beds were extremely uncomfortable, our guest ended up just sleeping on the floor because that was better. The bed covers were stained and none of the beds had fitted sheets. The railing to the top bunk was broken and no one could sleep in it because they would fall if they leaned on it. The 10 minute walk to the beach is a JOKE. it is a 32 MINUTE walk which is beyond frustrating because that is a huge difference and very misleading. The over flow parking is literally the side of the street that is already tiny. There is also no way this place can sleep 16 people, that is a lie. We had 14 of our guest end up coming and there was not enough room at all. Do not recommend this place at all if you want to be close to the beach or have more than 10 people. Considering how expensive this place is, we expected much better. The false advertising needs to be fixed.

This house was a great place to stay with friends for Labor Day weekend! Close to the beach and restaurants, easy to get to, and roomy enough for our group. The listing of 16 people is a stretch - we were out of sleeping arrangements with 13 people. Maybe easier with some small kids, but 16 adults wouldn’t have worked for us. When you reserve through VRBO, you get a contract from the management company that contradicts some of the information in the VRBO listing (age requirements, refund availability, etc.) but the company was responsive and easy to work with when I called with questions. Overflow parking was nice to have available close by since the driveway is small. Like a lot of rentals nowadays, the house was missing some things that would have been nice to have available without a Walmart run (dish soap, trash bags, etc.). Overall no major complaints though, it did the trick!

We had a wonderful trip. The home was large. We stayed comfortably with 13 people. 3 adults and 10 children. We enjoyed cooking meals from the kitchen and going out to the beach for the day. We enjoyed eating at Shrimp Basket for their all you can eat shrimp on Tuesday night. And Lillian’s Pan Pizza was amazing! The only disadvantage of the layout was that the bathroom downstairs is a half bath. People staying in the downstairs bedroom had to come upstairs to shower. The walk to the beach was 25 min for our crew, so we preferred to drive and find parking at the public beach access when possible. We definitely recommend this place! The master bedroom was wonderful and bed was so comfortable!

This Vacation home was big enough for our group with all ages. Very clean, enough hot water for 14 people taking showers back to back. The only disappointment we had was that the beach and the community pool. The beach was not a 10 minute walk, maybe more like 30 minutes with little kids. The community pool wasn't taken care of and was very small. Our group would take up the whole pool.

Our overall stay was nice. House was very close to the pool which was nice. Needed a little more TLC with house cleaning. Dishwasher was broken all week dispute making several calls. However nice accommodations for my entire family of 20 years and up in age total group 9. Would definitely consider returning.

Pluses: The location of the property is great and the home is very beautiful. Plenty of space for entertaining. And we absolutely loved the master suite! They provide plenty of bath towels (but no beach towels). Minuses: Communication: We were unable to get a response through messaging the property owner through VRBO regarding questions that I had about the property prior to our stay. I finally called the property management company and they weren't able to answer some of the specifics I was asking about kitchen supplies, etc. We checked-in after hours on Saturday. There was no information about the WIFI name and password in our check-in documents. And we could not find the information anywhere posted in the home. So we did not have internet access until Monday when we could reach someone at the office. Supplies: There are only 2 rolls of toilet paper per bathroom. 1 roll of paper towels. 1 garbage sack per can. No tinfoil, plastic wrap, oil, or other basic cooking supplies. Just salt and pepper. So plan to accordingly. We did not utilize the community pool because we were at the beach everyday.

The condo we got was in a great location. Plenty of beaches & restaurants in area. Pool was one house over. I’d stay here again for sure. The check in was at a different location than the house. Kind of unexpected & was a slight inconvenience since we had four vehicles following each other. The directions weren’t clear on what to do w trash since there were no trash bins on property.

This home has plenty of space for everyone to spread out. It's a quiet neighborhood, so we ended up driving to Pensacola Beach to eat out several times. Pizza delivery from Domino's was great though on a rainy evening. The only hiccup was the trash can was full when we arrived on Saturday and had to wait until Wednesday for trash pickup.

We loved the home, beautiful and very spacious. Enjoyed our stay. There were a couple of things I would mention, the garbage can was almost full when we arrived. It would have been nice to know that the garage door opener was in the drawer in the kitchen? maybe include in the checkin information?? next time? also we did not have a code for the bathrooms at the community pool, that would also be very nice to have when checking in. Otherwise our stay was great!
