The pool is open all year but can be heated only April 1st through November 1st (to 86F for an extra $295 day). It is not available to be heated in the winter.

The spa is available year-round and is heated. (on average 102F. Free unlimited use)

House has 2 TVs. 75” Samsung in the main living room and 42” LG upstairs in the common area. Both have built in complimentary apps: Hulu live TV, Netflix, Disney+. Also have AirPlay / Youtube streaming.
There is Wifi in the house with an approximate 200+ mb download speed.
Outdoor speakers are inactive. Outdoor sound amplification is prohibited.
For your comfort House has 3 temperature controlled zones: Master bedroom has its own zone with a Nest thermostat. Upstairs 2nd floor has its own zone with Nest thermostat. Downstairs 2 bedrooms, living/kitchen/dining has its own zone with Carrier thermostat by the entry hallway.


Parking:
Plenty of parking space by garage or along the house
EV Charger is installed by the left garage door. It is active during night hours when energy is less expensive; between 12am and 12pm. Charger is Free to use during your stay.

We use smart home technology to improve your experience. This Property has security cameras located on the outside of the front, back, side and garage. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests' expectations of privacy in these public areas of the property. This Property has a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances. This device in no way records conversations. Any attempt at disabling or obscuring the devices is prohibited and will result in the guest being evicted without a refund. Renter will also be asked to leave the property immediately without any money returned.

Sonoma County has a strict Vacation Rental Ordinance. We cannot permit more than 8 people (+4 daytime visitors) on the property at any time, or any outdoor noise between 9pm and 8am. Please take this into consideration when booking the property.
