Extra, unauthorized, unaccounted for guests is a violation of our rules. If guest count is found to be inaccurate, there is a $20 charge per person, per night. Even if the additional people do not spend the night, they also incur the $20 nightly fee.
If there are more guests than the home can accommodate (as posted on our listing in the maximum occupancy), you will be asked to leave the home immediately, with no refund.

There are no parties allowed. Doing so is cause for immediate removal from the home with no refund of unused nights.

Guns/firearms are not allowed in the home or on the property.

The fireplace is non-functional. Burning of wood (or any other material) is not allowed. A $250 cleaning fee will be incurred if this rule is broken.

Our yard is not fenced. Both the north side of our property and the east side of the property provide open view to the neighbor’s yard. It is worth noting from a privacy standpoint. Our property does not have privacy fencing.

Outdoor quiet hours are from 9pm-6am.

Host is not held responsible for personal belongs left behind after departure. There is no guarantee left behind items can be found or mailed back to guest.

The air-conditioning has a cooling limit of 72 degrees Fahrenheit and heating limit of 75 Fahrenheit.

There is a maximum of 4 vehicles allowed. There is no exception. Please do not book if you have more than 4 vehicles. There is a fine of $100 per vehicle, per night, if you arrive with more than 4.

Motorhomes, campers, RV's and conversion RV/campers are not allowed on property. Doing so will result in a $20 daily charge for the duration of the booked reservation.

As the home is located in a desert rural setting, insects, spiders (including tarantulas), cockroaches, snakes, scorpions, squirrels, chipmunks and lizards are inherent. Javelinas, coyotes, and deer often come on our property. If any of this makes you uncomfortable, a different listing maybe better suited for you. Host is not liable for injury or medical bills from wildlife including, but not limited to, the above mentioned. Please understand that an exterminating service call cannot be placed, and refunds cannot be granted for the above mentioned.

Check out is at 11:00. We have a 30-minute grace period (until 11:30), for guest departure. If guest checks out later than 11:30 (without prior approval), it is an additional $50 per half hour until home is clear of guest belongs and guests have left the property.

In the event the guest disconnects the internet, disconnects or removes the Ring doorbell battery, or covers up the Ring Doorbell, this can be cause for immediate eviction, without refund.

Biohazard cleanups will incur an additional $125 fee.

Bringing an unauthorized unaccounted-for pet is a violation of our rules. Unauthorized pets incur a $50 nightly fee.

We do not offer TV programming (no satellite, no cable TV, no standard TV channels). We offer a Roku TV in the living room and each bedroom. It has apps on it for which you can log into your own streaming accounts (such as Amazon Prime and Netflix). We do not offer Fox News, CNN, ESPN, ABC, NBC, Football/NFL ticket etc.

You will be responsible for any damage to the rental property caused by you or your party during your stay.
