🛏 Sleeping Setup:



Main Bedroom: Super king bed — no splitting, no faff, all the sprawling space you could want.



Second Bedroom: Classic British bunk bed — ideal for kids or adventurous adults.



Living Room: Double sofa bed — perfect for two more guests (or one with serious starfish energy).



👉 Sleeps up to 6, with 2 on the sofa bed — cosy, cheerful, and just right for those who don’t mind a bit of togetherness.



🍽 Dining Note:

Table seats 4, so if you’re a party of 6, you’ll need to dine in shifts, get cosy, or head out for classic chips on the beach (mayo optional, seagulls inevitable).



🐾 Pet-Friendly Perks:

Yes, your four-legged friend is welcome! Just a heads-up: there’s no secure outdoor space, so pups will need to be walked on a lead. Shellness end of Leysdown-on-Sea is dog-friendly all year, and if you`re feeling brave, there’s even a nudist beach nearby. Just keep an eye out—your dog might mistake something for sausages! 😳



🦜 Bonus: it’s also a fab spot for birdwatching (we’re talking actual birds, not holiday flings).



🛋 Inside the Chalet:



A comfy living area with a sofa bed, TV (that actually works!), and free Wi-Fi — though the signal can be a bit moody, so be prepared to chat, play board games, or embrace the digital detox.



A well-stocked kitchen with everything you need to whip up a full English, heat up a pizza, or pretend you’re on Come Dine With Me.



A clean bathroom with a proper shower and loo — no frills, just what you need. Hand towel provided, but please bring your own towels for showers and the beach.



Hairdryer included for windswept beach hair emergencies.

There’s a highchair and changing mat available. Space is limited for a travel cot, but you`re welcome to bring one if needed.

Damage Protection & Guest Verification



To help ensure a secure and smooth experience for all guests, we’re currently in the process of transitioning to SuiteOp, our new platform for guest verification and damage protection.



While this transition is underway, we kindly ask guests to complete damage protection by selecting one of the following options:



A refundable security deposit of £150, returned after your stay (subject to no damage being reported), or



A non-refundable damage waiver of £45, which covers up to £150 in accidental damage.



You’ll receive a secure payment link shortly to complete your chosen option ahead of your arrival. This step helps us prepare everything for a seamless check-in and ensures peace of mind for both parties.

We welcome dogs at The Bird’s Nest, but as we are located within Saddlebrook Park, strict pet rules apply:



🚫 Breed Restrictions (Park Policy):

The following breeds (including mixed breeds) are not permitted on-site:



American Bully types (including XL Bully)



Pit Bull types



Mastiff types



❗If your dog is any of the above or a mix, please do not book, as the park will not allow entry.



🐶 On-Site Pet Rules:



Dogs must be kept on a lead at all times when outside the property



Owners must clean up after their pets and dispose of waste properly

⏰ Early Check-In / Late Check-Out: £10 per hour (subject to availability)



🕰 Late Departure Fee: £50 if checkout is delayed without prior approval





👉 Note: Any additional fees will be requested via the Airbnb Resolution Center if applicable



🛁 1 Hand towel is provided



The Bird’s Nest is self-catering accommodation. We provide a small starter pack of essentials, such as toilet rolls, toiletries, and kitchen basics, to help you settle in. For longer stays, or if you run out during your visit, you can top up your supplies at the nearby Costcutter, located on Leysdown Road—just a short walk from the park.



⚠️ Please note: The Saddlebrook clubhouse is currently closed due to emergency repair works. Unfortunately, there is no estimated reopening date at this time.
