Experience true lakefront living in this adorable home! Charlottesville & Massanutten Ski Resort are only 25 minutes away from Green Acres Lake and Harrisonburg is only 30 minutes away. This newly remodeled, beautifully decorated 2-bedroom, 1-bath home is the perfect place to spend a quality vacation any time of the year. We have everything you need to enjoy the lake including a hot tub, canoes, stand up paddle boards, 4 person paddle boat, kayak, fishing and beach gear. The community also has a nice beach with a pavilion. Golf course is 9 minutes away. Your dogs are welcome!

**For your information, there are exterior security cameras located at both the main entryway and the rear of the property, both of which are motion-sensored and record only the exterior and public areas of the property.

You can get to Charlottesville in 25 minutes, Harrisonburg in 30 minutes, Massanutten Ski Resort in 25 minutes and the Shenandoah National Park entrance is only 15 minutes from the house. You can enjoy countless trails, views and waterfalls in just minutes. We are also located on the wine trail! There are over 30 wineries within driving distance from our home. Three of which are within 15 minutes drive-time. Golf at our local course only 9 minutes away.

There are a few restaurants close to the house in the town of Stanardsville. They have Italian, Mexican, Chinese and Dominos Pizza. There is also a gas station, Dollar General and supermarket. The supermarket and gas station sell beer and wine. The liquor store is about 15 minutes away in the town of Ruckersville next to the Walmart.

Experience beautiful views of the lake and sunrise. You don`t even have to leave the house to see these!

Gas fireplace in the living room and 3-season porch. Air-conditioning/heat throughout. Water softener, microwave, range, toaster, toaster oven, Keurig (coffee included), coffee pot, French press, side-by-side refrigerator and dishwasher for your convenience.

Private pier available to dock your boat (No Gas Engines). Recreational activities include boating, fishing, swimming, kayaking, canoeing and paddle boarding. All water equipment is available as part of the property rental. This includes 2 canoes, 2 SUP (Stand Up Paddle) boards, 4-person paddle boat, kids kayak, regular kayak, and floats. There is a gas grill, 2 hammocks, cornhole boards, disc golf, horseshoe pits, zipline and tree swing. There is a stream that runs through the property so the kids can catch crayfish or pan for gold.

You have access to the entire house and property except for the 2 owners` closets.

There is no public transportation near the house. The house does have access to taxi service but no Uber or Lyft.

Other than Wi-Fi, the internet also has access via ethernet cord via wireless router.

There are TV`s in every bedroom, living room and the three season porch. Each TV is equipped with a Roku for your entertainment.

The air conditioning units in the bedrooms are on a mini-split system. Each unit is operated by the remotes located on the wall directly inside each door. Just set the desired temperature on the remote. The main air conditioning unit is located in the living room area. The three season porch has three fans and a fireplace.

DISCOUNTS: Our pricing is haggle-free and always represents the lowest and best price we can offer, including long-term and seasonal rates. Weekly and monthly discounts are shown, if applicable. We are not able to provide additional discounts.

**If you decide to move the furniture, whether indoors or outdoors, you are welcome to do so. However, our cleaning team is not able to move furniture. Therefore, if the furniture is not returned to its original place upon your departure, a $150 fee will be charged for our maintenance team to visit the property and return the furniture to its proper location.**

EARLY CHECK-IN: Due to our high number of turnovers, we cannot accommodate early check-in or late check-out requests.

CANCELLATION POLICY: Please read and understand the cancellation policy prior to booking. This policy is firm, and we will be upheld in the event of a cancellation. We recommend purchasing travel insurance if you have concerns that you may need to cancel your reservation for any reason.

PET POLICY: We only allow dogs; no cats. This is non-negotiable.

UNFORESEEN ACTS OF NATURE: We are unable to issue refunds for events outside of our control exacted by natural forces, such as power or utility outages.
HOUSE RULES:
Check-in time is 4:00pm & check-out time is 11:00am.
No loud music after 10pm & before 9am. Please abide by these quiet hours as the association will contact police if this transpires.
Please rinse your feet before entering the hot tub & close the lid to the hot tub when not in use.
No pets allowed in the hot tub.
Upon departure, please set the hot tub temperature to 90 degrees.
If you move furniture, canoes, paddleboards, or kayak, please return it to its original location. Otherwise, this will result in a $75 fee.
Please turn off the fireplaces when away from the property.
No smoking indoors. A $250 fee will be charged to guests after departure if evidence of smoking indoors is detected.
Please clean up after your dog and please do not allow them on furniture or beds. Pick up all droppings from the yard. Additional cleaning fee may be charged for excess pet hair, damage, or droppings in the yard due to pets.
Do not let your dogs leave the property unless they are on a leash.
Please turn off air conditioning in the living room upon departure and set the bedroom, bathroom and hallway thermostats to the comfort zone upon departure.
Please keep all exterior doors/windows shut when air conditioning is running.
Please keep doors to bedrooms open when air conditioning is running to allow the mini split system to cool the entire house.
Please keep the porch door closed at all times to prevent bugs from entering the porch.
Zipline is for children only.
Please dispose of all trash upon departure into exterior trash cans located at the street. Please leave the trash bins in the enclosure. Otherwise, bears will get into the trash cans.
Please do not park on the hill next to the driveway.
Please only place toilet paper in the toilet, as we are on a septic system.
Please place all dirty towels in the hamper on departure.
Please start the dishwasher prior to departing.
Please be advised that all items in the shed should be returned to their original locations after use. This helps us maintain an organized space for everyone. * Kindly Note: A $50 fee will be charged if shed items are not placed back where they belong. * Thank you for your cooperation and understanding.
Guest(s) shall leave the property in neat and undamaged condition. Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and/or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed.
Owner is not responsible for articles left in the premises.
