A charming, carefully restored 1850s country house steeped in history (formerly a village café, a family home for six generations), nestled on the edge of a meadow where peaceful sheep graze, on a south-facing plateau overlooking a verdant valley. Absolute tranquility awaits in a small rural hamlet nestled on a hillside in the heart of the countryside, in a magnificent, unspoiled rural setting of gentle mountains. An exceptionally privileged location between town and country, just 5 km from Chauffailles, a charming, typical market town nestled in the foothills of the Haut Beaujolais mountains, a historic center of the 19th-century textile industry (with a weaving museum to explore), offering all essential shops and services and numerous sports and leisure activities (with facilities and play areas for children on site). The cottage is comfortable and very spacious. A warm, contemporary country charm blends seamlessly with the captivating features of the original building (historic stone fireplace mantel, stone door and window lintels with antique hinges, etc.). A large gravel terrace (both sunny and shaded) opens onto a spacious and beautifully landscaped garden (ideal children's play area with swing and slide) on a vast 3000m² property complete with a pétanque court and an unusual, private, naturally flowering woodland (lily of the valley, daffodils, holly, acacia, hazel, chestnut, etc.) offering a shaded picnic area (with a dedicated table). Ideally located on the routes of a marked hiking trail in "green walk" (many other paths of the same type to discover in the surroundings) & a listed "favorite" cycling loop of 88 km (another loop of the same type of 55 km to 16 km), next to the Romanesque churches circuit, 21 km from the "Véloire" greenway (connected to EuroVelo6) along the banks of the Loire (the last wild river in Europe) and the "tranquil canal" linking Roanne to Digoin. In the heart of the sublime Charolais-Brionnais region (labeled "Land of Art and History", cradle of AOCs for world-renowned cattle and sheep breeds, rich in sumptuous landscapes and exceptional historical heritage), interesting location at the southern tip of Burgundy, at the crossroads of the Rhône & Loire, Beaujolais (first vineyards 27 km away), Mâconnais-Clunisois (first vineyards of the Côtes Mâconnaises & wine routes 45 km away) not far from Sologne & Montagne Bourbonnaise and the Roannais region.
