Really nice place to stay at, quiet and beautiful. The only thing is it’s not a typical hotel you don’t have staff down stairs at all times.

Carente la pulizia, stanza polverosa (angoli, radiatore, zoccolo e sotto al letto). Temperatura inadegauta (freddo). Nessun servizio. Effetti letterecci inadeguati (cuscini e coperta); nessuna coperta o cusciono in più per eventuali esigenze. Televisore piccolo, con due telecomandi da gestire, menù impostato in spagnolo e non in tialiano, alcuni canali assenti, altri impostati in altra lingua. Un solo asciugamano per due ospiti. Il bagno non è dotato di bidet. Tappeto della scala di accesso non fissato con rischio di inciampo e caduta.

The property was nice, conveniently located and well decorated with everything you need. The hosts were gracious and accommodating. We had a problem with drainage in our shower. I should clarify that this is not a hotel as there is no staff on site or daily cleaning service. The cleaning fee is a cash fee on top of the price paid.

Très propre et bien situé. Le proprio et les employés sont rejoignable facilement. Nous avons eu un problème avec la douche et c'était réglé dès le lendemain. Très bien!

Très bien rénové, net et propre. Bon emplacement pas trop loin de tout. Mais du bruit le matin dans la rue pour la chambre côté rue: discussions de personnes ( des locaux) il faudrait du double vitrage.

Accommodations were very clean and decent location from major attractions of Venice. People comment on the check in process being difficult, but we were buzzed into the building and instructions were clearly left on the table for us. The only part that was confusing was the first morning, the owner/manager came to our room asking for the tax on a card (as expected) but also a 10 euro cleaning fee in cash only. He acted as if this was required but we didn’t actually request our room to be cleaned before our departure the following day. I’m still not certain this fee was actually required or only if we wanted our room cleaned. Going back the fine print does discuss a cleaning fee but still unclear if they would charge this for a one night stay as part of the built in charge. Not a huge amount of money either way, but I never like surprises.

Pro: - very central (near to rialto bridge) - new/modern interieur - cheap (approx. 90€/night) - only four rooms in total Neutral: - its just an appartment house, no hotel - no daily cleaning of the rooms - no breakfast (was OK for us) Cons: - very loud from the outside; many people are passing this appartment house and the windows are quite old, so it is very noisy inside (you feel like the people outside are in your room, because you can exactly hear what they are talking) - the wireless was not existent (tried all passwords written down in the lobby, but no wireless) - extremely small bathroom, nothing for tall persons like me - the hotel is hard to find

It's been recently refurbished and we were the first people to stay in our room. The wifi didn't work and shower leaked below, but these were being fixed. There is no front desk, they give you a card to open the front door. It is very modern inside and has been done to a good standard. The location was good, being only 15 mins walk to San Marco square.
