Located close to Water Street, filled with restaurants, waterfront shopping, and local attractions, you won’t have any trouble finding something entertaining to do.

The Space:
A Restorative & Refreshing Retreat located directly across from Water Street!
Sink into the communal open plan with plenty of space to spread out into modern velvet sofas and ample ambient light provided by skylights. Featuring extra plush bath towels for the most luxurious bathing experience and hotel quality bedding with silky-soft hypoallergenic duvets to give you the most amazing nights rest.
With its charming and flowing mood, the design of this space celebrates the joy and fun of gathering with nods to ways that meeting together allows us to meet ourselves more closely.

Living Room
First room you see when entering the unit. Comfortable seating around a coffee table in front of a 50in HDTV, geared up with Roku ready to go. Plenty of outlets to charge your devices. Plenty of natural light coming in from the slanted skylight windows.

Dining room
Table and six chairs situated in the open space adjacent to the living room, kitchen, and bedrooms. Place settings provided, all set beneath a bubble light fixture.

Fully Stocked Kitchen
Plenty of counter space and a large kitchen island affords a pleasant cooking experience. Fully stocked with stainless steel appliances including a stove and dishwasher. Two stools tucked into the island’s overhanging countertop serve as another eating area. A wine bar sits just underneath a beverage nook with coffee and tea.

Bedrooms
Three finely appointed bedrooms, each featuring spacious beds. Bedroom one sports a queen sized bed, window mounted AC, dresser for your clothes, and a Roku enabled TV. Bedroom two hosts a queen size bed, wooden wardrobe rack for your clothes, and a window mounted AC. Bedroom three has a single bed with a trundle that pulls out, a wardrobe rack, an end table (and lamp), and a wall mounted AC unit.

Bathroom
The bathroom is right off the kitchen and features a shower with all essential toiletries, towels, and amenities provided.

Office
Coming in from the other entrance in the apartment is a well appointed office. It sports a dedicated office desk and office chair, as well as a sofa and coffee table for well needed breaks, and a hanging chair for a more comfortable approach to work.

Backyard
Fully fenced in with verdant green plants provide a private and peaceful outdoor space. A large central table in the middle next to a stainless steel grill. Charcoal not included.

Exclusive access to the apartment. Enter using the keypad on the back doors that face the parking lot for direct access. For security, the front doors facing Main Street remain locked and are only used for exits. A photo guide for parking is available to ensure you find your designated spot with ease. Please note, access to the basement is not included.

- Toiletries are available in the home and restocked after every stay
- This historic three-story duplex features traditionally narrow and steep stairways without an elevator
- There are narrow stairs leading to this unit, please be careful when carrying luggage up the stairs
- Washer and dryer are not included, however there is a laundromat nearby
- Parking accommodates two standard-sized vehicles

We offer convenient door codes for self-check-in. Portoro Homes uses convenient keyless entry for self check-in, details provided 2 weeks (or less) prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

- No Parties or Events. - Quiet Hours observed, 10:00pm - 8:00am.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro Homes directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts, fee typically applies. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only. -- This property has four exterior cameras, one at each entrance to the building.
- Some homes have pools and hot tubs. There is no guard around the water features. - Use at your own risk.
- In the State of Rhode Island and in Bristol County, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- With our great location, there may be some street noise.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Our goal is that your vacation exceed your expectations. Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.
