Summary:
Vacation like a King on Kingston Avenue, in our beautiful 3-story beach house just one house over from the Beach and Boardwalk! Our iconic beach block home is sure to provide safety and comfort to your family and friends looking for a relaxing beach getaway! We are located on the best beach in AC and just 1 mile from the Tropicana Casino - the perfect balance of peace and night-life. Our street is fully residential, quiet, and is in the best neighborhood in Atlantic City!

The Space:
Our home spans 3-stories. Walk inside to be greeted by our open living/dining room featuring family dining table, comfortable couches and working gas fire place! Our 5 bedroom 2.5 bathroom home features a spacious open concept with a front porch perfect for barbecuing and relaxing. The home is equipped with high-speed Wi-Fi and a smart TV for your enjoyment, all located at the ideal AC location! Unlike most homes, we give you everything you need except food and clothes. Our kitchen is fully stocked with everything you may need to cook , and includes a second dining area, a TV, and an Alexa. The ground floor also includes a half bathroom! Brand new LVP floors!!

Our second level features 3 bedrooms with access to two additional balcony's on both sides of the home, as well as a full bathroom. Our third floor features two bedrooms, including the stunning master bedroom and en-suite master bath with working sauna room!

The bedrooms and bed count are as follows:
Bedroom 1: Queen Bed
Bedroom 2: King Bed (water bed!)
Bedroom 3: King Bed (master bedroom)
Bedroom 4: Queen Bed (couch pullout - this combines as a workout room)
Bedroom 5: One Twin over Full bunk bed, One twin bed.

PLEASE NOTE: This is NOT a party house. If you are coming to AC to have a party, DO NOT book our home.

Parking:
We have two garage spots available for you. **Garage does not hold over-sized vehicles**
All other parking is free-on street with a parking permit. **You cannot park on our side of the street, nor on the curbside in front of the house.**

The Neighborhood:
The Kingston beach block is one of the premier blocks in Atlantic City. Our street is the home of exclusive and lovely vacation homes all with direct access to the beach. This is an ocean-block home in the Lower Chelsea District of AC. This tight knit community makes for a family friendly and kid safe neighborhood. This beach block is breath taking and is sure to transport you to a whole new vacation world.

Getting Around:
For travel around the city, parking in AC is generally very easy, cheap, and accessible. We also have the Atlantic City Jitney ($2.50), and Uber/Lyft which will get you pretty much anywhere you want to go in AC during your stay. But we always recommend seeing the heart of AC by taking a nice stroll down the boardwalk!

THE PERSON WHO BOOKS MUST BE 21+ AND BE PRESENT DURING THE DURATION OF THE STAY!
Please know that you will be asked to sign a check-in form and rental agreement that outlines the terms of your reservation!
All supplies are provided in moderation; the number of each supply on-site is what we provide, and you may need to purchase more for the duration of your stay. If you want additional supplies during your stay, you will be responsible for bringing or obtaining extra. Here is the list of what is provided per stay:
Bed linens
Bath towels
Hand towels/rags
Shampoo + conditioner & body wash
Toilet paper
Hand soap & dish soap
Laundry pods (detergent)
Limited number of trash bags

One roll of paper towels and a roll of toilet paper in each bathroom (plus 1 extra) are provided. You will need to provide your own for the rest of your stay.

Dish soap, hand soap and laundry soap (where applicable) will be provided in moderation – You may need to purchase more for the rest of your stay.

The kitchen is equipped with a microwave, toaster, blender, pots and pans, mixing bowls, salt & pepper, coffee maker and filters etc. The kitchen is fully stocked with plates, bowls, glasses, mugs, utensils etc.

**We also do not provide beach essentials such as beach chairs, towels, or umbrellas.

HOUSE RULES:
A copy of the house rules are posted at each home. Failure to comply with the house rules may result in immediate eviction without refund:

GENERAL:
Quiet time is from 10:00PM to 7:00AM every day. Please be considerate of your neighbors and keep music, loud voices, and shenanigans down to a minimum!
No prom groups
No bachelor parties
No more than 10 guests (You CANNOT allow anyone outside of the booking party to stay at the house.)
No smoking; If ANY sign of smoking is found in the home, the security deposit is automatically forfeited along with additional cleaning costs to be incurred by the renter.
If we are made aware that there are more guests than the agreed upon number, guests will be immediately subject to eviction.

Parking Notice: We have two garage spots available for you. **Garage does not hold over-sized vehicles** All other parking is free-on street with a parking permit. **You cannot park on our side of the street, nor on the curbside in front of the house.**

SMOKING POLICY: Our home is non-smoking. If smoking outside, please smoke away from the house, not on the deck or patios. Cigarette butts need to be kept in a container and disposed of properly. There will be a $100 charge for any butts found outside on the ground that the cleaners have to pick up and a $200 charge for evidence of smoking inside our home.

PET POLICY:
We do not allow pets here, sorry! There will be a $300 fee for failure to notify us of a pet present in the property.

GRILL POLICY:
We provide one grill for our guests to use. Our grill is the black one closest to the home. Please don't forget to turn off the propane when you're done.

CLEANING POLICY:
If any excessive cleaning is needed subsequent to your departure (stained rugs, clogged sinks, excessive pet shed/mess, excessive garbage left around the home, stench, etc) There will be an excessive cleaning fee of up to $700 depending on the offense.

CHECK-IN:
Check in time is 4:00 pm. You may request an early check in 48 hours before your arrival. No early check-ins between Memorial Day and Labor Day.
Upon arrival please inspect the house carefully and report any unsatisfactory condition to the rental manager immediately. Failure to report means you accept the house “as is”. To report any items please contact us immediately with any issues.

CHECK OUT:
Check out time is strictly 10:00 am. We allow late checkouts for a $125 fee. Failure to pay this fee with a late check out will result in an automatic charge of 1 extra day stay (amount differs per property but is a minimum of $125.00). If housekeeping arrives prior to your departure and has to leave and come back there will be an automatic charge of $100.

Please be advised that it is important to remember all of your belongings during your stay. In the event that you forget any items, we will gladly mail them back to you! However, please note that a $25 shipping fee will be charged for this service. Additionally, we kindly request that you refrain from ordering packages during your stay. If you do receive any packages, please remember to pick them up as soon as possible so they are not forgotten!

Interaction with Guests:
We do not live on the premises but are always available by text and phone. We are happy to answer questions and understand that you have come on vacation to get away from it all and relax so we will not be in your way. We want you to enjoy our place and have fun! This will be a totally touchless interaction, with keyless entry!

Amazing Property, in need of upgrades

Let me start by stating the location and the property were near perfect for our needs, and with a few upgrades and fixes, I feel that this property would be one of the best in AC. In a Pros vs. Cons battles, the pros definitely win out: PROS: Less that 100m to the Boardwalk and Beach access Centrally located so you're not too far from AC Proper, or other local destinations 3 floors of spacious room Ample sized kitchen so you don't have to eat out every night Communication w/ Host was always quick CONS: Parking not the best. The one garage space barely fit mid-sized SUV due to clutter in garage. Garage opener was disconnected from track, owner offered to have someone stop by to fix, never happened. On street parking never available near property, was 1-2 blocks away IF you can find one (parking passes for area provided thankfully). Washing Machine was inoperable, owner offered to reimburse for Laundromat usage if we provide receipts. Never known a laundromat to provide receipts. Window unit A/C's throughout entire house were antiquated and loud. Would definitely recommend split units since house is Boiler Heat and Central A/C would not be possible. Lastly, during checkout, cleaning crew showed up 1 hour before we were expected to be gone, and just glared at us as we were loading our vehicles. Felt very rushed and scrutinized. All in all, as I said, we enjoyed our stay, just needs a few touches and updates to make it a perfect getaway stay.

Our grandson was competing in the national Special Olympics golf tournament. We needed a place close by to stay. This was a convenient place with access to the beach. Gold medal win and great stay!

Great Stay

Property management was easy to get a hold of, and very accommodating. House was very clean , and was completely furnished, top to bottom. It had everything we could've possibly needed. We like to cook, and the kitchen had it all. Like being at home, except, we were right on the beach! Even walked, and won a little money at the casinos. 😜

My family had a great time during our stay at this house. The house is very spacious and clean. The space can easily sleep 12 - 14 guests. The living area and kitchen are very spacious and the kitchen is fully equipped with all the cookware, bakeware, and utensils we needed during our stay. The location was great, just a quick walk to get to the beach. This location is quite a distance from the casinos and Steel Pier, so we had to drive over, but it wasn't a big deal for us. The host, Ben, was very friendly and I was able to reach him whenever I needed to contact him. One thing to note is that this house is located in a residential neighborhood. The downside to the property was that the neighbors weren't too enthusiastic about vacationers staying in their neighborhood. We were a family with small children so we weren't up partying at all hours but just a note to anyone who would be looking for a party house, would not recommend this property for a party. Also, there are 2 parking spaces in the garage below the house, however the spaces are tiny so one of our vehicles would not fit. Street parking was tough to find so we ended up getting harassed by the neighbors to move our car from outside the front of the house, to the point that they called the police on us, who woke us up at 2am and asked us to move the car or get ticketed/towed. This was pretty inconvenient, but we understand their are parking rules. Just wish the neighbors were a bit more welcoming and considerate.
