• Brand-new Andersen windows have been installed on the sun-facing rear side of the house and the large side window in the master bedroom. These upgrades are designed to minimize solar heat exchange, keeping the house significantly cooler during the summer and retaining warmth in the winter.
• Brand-New Cedar Gazebo: This 12x20 ft. gazebo is crafted from cedar wood and features new overhead fans and lighting for added comfort.
🔥 Upgraded Firepits:
• A coffee table-style gas firepit has been added to the couch area under the gazebo (not yet shown in photos).
• A larger gas firepit has been installed in the gravel area at the back corner of the yard, complete with plenty of seating.
🎮 Enhanced Game Room:
• Now upgraded with color-changing LED lighting along the ceiling’s crown molding and a brand-new arcade machine. (Temporary photos uploaded to the game room folder.)

Child Safety Features:
• A child 🔒lock is installed at the top of the sliding glass door leading to the backyard.
• The sliding door is also self-closing for additional safety.
🔥 Heated Pool Details:
• The pool heater runs during winter months, maintaining the pool at 81–82°F at no extra cost.
• Guests can request heating to 90°F for a $150 fee (requires 24-hour notice).
• The pool heater is turned off completely during the summer.

• Queen-size bed with a gel-cooling memory foam mattress.
• Located near the shared upstairs bathroom.

• However, We prioritize ensuring the home is thoroughly cleaned and sanitized for your comfort and safety. 😊
❌Check-Out🕒:
• Check-out time is 11:00 AM.
• Due to high demand (our property is booked 90–95% of the time each month), we typically cannot accommodate late check-out requests.
💼 Luggage Drop-Off:
• Need to drop off luggage early? We’re happy to accommodate secure luggage drop-off as early as 11:30 AM, upon request.
While I won’t be available in person, I’m always just a text, email, or phone call away—24/7. If any issues arise, I’ll promptly arrange for assistance.
My trusted local team includes Marc and Vic, who handle maintenance, pool care, lawn care, and property management. If an on-site visit is needed, I’ll coordinate with them to ensure everything is taken care of swiftly.
Very cute and quiet neighborhood in Round Rock near Austin TX. Minutes away from downtown Round Rock, less than 9 minutes from Kalahari Resorts, & Only 20 minutes from downtown Austin!
Uber and Lyft is easily accessible in the area. Also there is plenty of walking trails and pedestrian paths to use in the area. Car Parking in the driveway as well as street parking in the neighborhood is allowed and free. We only ask that you don`t park in the garage as it stays locked for security purposes and that you don`t block anyone`s driveways when parking on the street of course.

🛠️ Weekly Maintenance:
• Every Tuesday or Thursday, our pool, lawn care, and maintenance professional, Vic, will visit the property to mow the lawn, service the pool, and take the outdoor trash to the curb.
🌊 Pool Care:
• The pool is cleaned weekly to maintain proper chlorine levels and optimal cleanliness.
• While the pool is regularly serviced and the pump and filters are maintained daily and weekly, some wind-blown debris may still occur. Our cleaners do their best to remove debris after every stay, but a little is unavoidable.
[Tip]: A net is provided for guests who may wish to skim the pool themselves for additional cleanliness. :)
Noise Monitoring:
• The property features outdoor noise decibel monitoring to ensure a peaceful neighborhood environment. It notifies us if noise exceeds acceptable levels in the backyard area after 11:30 PM on weekdays and weekends. This is our primary concern regarding nighttime noise.
