“Base Camp”, Located in the iconic mountains of Coolfont Mountainside. Get ready to experience luxury retreating combined with amazing sights and sounds of nature. Gorgeous WV wooded views, private hot tub on the deck, screened in porch, BBQ grill, fully equipped kitchen, dining area, 2 living rooms, 2 fireplaces, main level bedroom, and lots of seating both indoors and out. Peace and serenity are waiting for you at this retreat!

The Space:
Guests have access to the entire cabin.
Private hot tub located on the back deck- private to guests at the cabin.

The main level:
-master suite with a king bed and private bathroom with large soaking tub and stand up shower, living room, dining, kitchen, half bath, fireplace, laundry facility, garage access, and deck level with hot tub and screened in porch, and propane grill.

The upper level:
-Bedroom 1: Queen bed
-Common Loft area: Futon sleeper (sleeps 2) and a full bath (shower/ tub combo)

The lower level:
- Bedroom 2: 2 twin beds
-Bedroom 3: 1 queen bed
-Full bathroom
-Rec room with a bar and fireplace

Outdoors:
-Propane grill
-Propane firepit
-Private Hot Tub

Community Amenities are shared: tennis courts, basketball courts, rev field, tot-lot, hiking trails. The community pool and hot tub are only open Memorial Day-labor day only.
Private Hot tub is open year round for guests use at the property.

Guest Access:
Mountainside Getaways rental agreement will be emailed directly to you.
Once the agreement is filled out and submitted back you will receive your arrival information prior to check in.
Please be sure to review all information provided by our company. GPS isn’t always accurate so please also note the driving directions included in the arrival packet.

*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your booking and covers you for accidental damage during your stay. Airbnb bookings will reflect this fee within the total booking price as there isn't a category line for the protection fee.

* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.

*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY. You may provide your own supplies for the rest of your stay.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES THAT WILL APPLY IF ISSUES BELOW ARRISE: (please read the rental agreement in full to see all details)

- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $450 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F in the winter months).
-$200 - Trash issues.
-$250 - Hot Tub issues caused by guests

- If necessary, additional cleaning/trash issues will be charged.

FAQ:
- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- What are the community quiet hours? Are there any additional fees to use the amenities?
Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

-What is the Cancellation Policy?
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.
Cancellations within 14 days of check-in will be nonrefundable.
There are no refunds for early checkouts.

- How many cars can I park?
You can park up to 5 cars on the driveway and additional cars at the community over flow area by the rec- amenities.
