Tucked away on 6 wooded acres along a quiet country road, `Lil Rita offers the perfect blend of modern simplicity and natural beauty. Designed by @hutsnyc, this 10x20` cabin features sleek, minimal design with everything you need to relax and recharge.

The main floor includes a cozy sitting area, kitchen, dining table, and wet room. Climb the ladder to a lofted bedroom with a cushy mattress and peaceful treetop views. Three sliding glass doors open to the sights and sounds of summer in the Catskills.

Ideal for solo travelers, quiet getaways with your significant other, or your pup, (yes, we’re pet-friendly!), this is the place to slow down and reconnect.

You’ll feel completely off-grid, yet you`re just a short drive to charming Catskills villages, hiking trails, swimming holes, and summer events. Check out the Neighborhood section for nearby highlights and distances.

We provide satellite internet so you can stay in touch during your stay. Please note it’s best for light use (like checking emails or social media) and not suited for remote work or long video calls. Come here to unplug and enjoy a true escape!

We want your stay to be smooth, relaxing, and enjoyable. Please take a moment to review the following important notes before booking:

Pet-Friendly
We welcome a well-behaved dog with prior approval and a pet fee. The spacious yard, fresh air, and peaceful surroundings are perfect for pups. Unfortunately, we cannot accommodate cats at this property.

Quiet Hours & Neighbor Respect
We love our neighbors—and we know you will too! Please keep outdoor noise to a minimum after 9 PM.

Check-In & Support
Check-in: After 4 PM
Check-out: By 11 AM

Early or late check-in may be available for an added fee with at least 24 hours’ notice. Same-day requests cannot be guaranteed due to cleaning schedules.

We are not able to accommodate changes in arrival or departures times Memorial Day through Labor Day or over holidays.

We’re available by phone or email if anything arises. This is a private home—not a hotel—so response times may vary slightly, but we’ll do our best to assist you promptly.

Important Travel Info
There is no cell service at the house. Please enable WiFi calling on your phone before arrival so you can make and receive calls over the internet.

We recommend saving or writing down key check-in details—such as the address, door code, WiFi info, and host contact numbers—in case you lose signal while traveling.

A vehicle is required to get around. There are no ride-share services (Uber/Lyft) or reliable taxis in this rural area.

Winter Travel Advisory (October–April)
Delaware County is mountainous and beautiful—especially in the winter—but snow and ice are common. Please plan accordingly.

We strongly recommend:

AWD, FWD, or 4WD vehicles
Winter or all-season tires with solid tread
Avoiding 2WD or RWD vehicles in snowy or icy conditions
The driveway is plowed and maintained in the winter. A shovel is provided to help you clear walkways if needed.

Country Living Note
This home is located in a rural, natural area. While the exterior is professionally treated, insects or mice may occasionally find their way inside—especially in cooler months when they seek warmth.

If you are especially sensitive to wildlife or critters, this may not be the best fit for your stay.

Water & Septic System
The home uses a private well and septic system, which is typical for this area. Please help us care for it by:

No water games (sprinklers, kiddie pools, Slip ‘N Slides)
Only flushing toilet paper—no wipes, paper towels, or hygiene products
Misuse can lead to water shortages or costly repairs, and we appreciate your care and consideration.

Land Use
To maintain the safety, quiet, and natural beauty of the area, the following activities are not permitted on the property:

ATVs
Snowmobiles
Fireworks
Hunting
Thank you for your understanding and cooperation.

Payment Information:
All reservation payments are securely processed via Stripe, a trusted third-party provider.

Cancellation Policy
All cancellations must comply with the stated cancellation policy; no exceptions will be made for any reason. Payment processing fees are non-refundable.

Non-refundable reservations (including discounted rates or bookings made within a non-refundable window) cannot be canceled, changed, or refunded after the 24-hour grace period, if applicable.

Travel insurance is strongly recommended. By booking, guests agree to these terms; any chargebacks or disputes inconsistent with this policy may result in additional fees.

By booking, you agree to follow all house rules. These are strictly enforced to protect the home, neighbors, and your stay.

The Basics
• Check-in: 4:00 PM – 10:00 PM | Check-out: 11:00 AM
• No time changes during Memorial Day–Labor Day or holidays
• Outside those dates, adjustments may be possible with at least 24 hours’ notice and may include a fee

Guests & Use
• Maximum occupancy must match the reservation
• No parties or events
• Day visitors require prior approval

Quiet + Respect
• Quiet hours: 9:00 PM – 8:00 AM
• This is a rural, residential area—sound travels, please be respectful of neighbors

Smoking & Pets
• No smoking indoors
• One dog is allowed with approval and a pet fee. Sorry, no cats.

Not Allowed
• No ATVs or snowmobiles
• No fireworks or firearms
• No hunting

Cancellations & Refunds
• All reservations are subject to the platform’s cancellation policy
• No refunds will be issued outside of these terms, regardless of reason
