Location! Walk to town, chairlift, hiking trails.
Enjoy a true ski-in/ski-out location on 4 O'clock Run and across the street from the Snowflake Lift. Three blocks to Main St and downtown. Features 7 individual beds across 3 bedrooms including a master bedroom with attached bathroom. The kitchen has everything you need to cook and serve a meal and is open to the dining area/living room with a gas fireplace. The back patio is located next to the stream. There is a washer/dryer, onsite hot tubs, and 2 parking passes!

Condo Location:
• Located on the second floor of the Stream building in the Tyra II complex, but with a ground level back patio because the building is built into the side of a hill. There is a parking lot (located at the very back of the lower parking lot) that is essentially on the same level as the condo but will require 4 steps to get from the parking lot to the front door and is on the other side of the complex.
Bedroom 1:
• King bed with ensuite bathroom and tub/shower combo
Bedroom 2:
• Queen bed and twin bed
• In-room sink area
Bedroom 3:
• Twin over double bunk bed and separate twin bed
Living Room:
• Queen sleeper sofa
Complex features:
• Two indoor hot tubs. Indoor hot tubs are closed during the summer starting May 1st.
• One outdoor hot tub
• Two outdoor parking spaces

• Located directly on 4 O'Clock Ski Run*
• Across the street from the Snowflake Lift*
• Charter sports (we have discounts!) located across the street for ski rentals in the winter and bike rentals in the summer*
• Blue Sky ticket office located across the street*
*Surrounding businesses, Snowflake Lift and/or 4 O'Clock Run may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Hiking and biking trails in the summer start on 4 O'Clock Run and Sawmill Reservoir hike starts at the base of the Snowflake Lift. All trails connect to miles and miles of trails along the 10 mile range.
• Three blocks to Main Street
• Two blocks to Beaver Run and Peak 9 Base
• Breckenridge Free Ride bus stop located across the street
• Two blocks to the Riverwalk Center where frequent events are held, including the International Snow Sculptures Championship, usually taking place in January.
Occupancy Limit: 10 guests
Parking Limit: 2 cars - Additional or oversized vehicles that are unable to fit in a standard parking spot must park at an overnight pay lot in town. More information can be found at BreckPark.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a pack n play crib available in this property. Pack n play sheets are not provided.
• Hot tub towels are provided.

» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required to access the area during those months.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This condo is located at an elevation of approximately 9,600ft. More information can be found on the CDC site regarding the potential effects of high altitude.
» Please note that Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» The minimum age to rent is 25.
» Per the HOA pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
