Bedrooms and Sleeping Areas: • Bedroom 1: King bed plus attached bathroom (on its own level, one floor up from the main level). • Bedroom 2: Queen bed plus children's bunk bed • Bedroom 3: Queen bed plus dedicated desk with monitor for guests to plug into. • The den off the main level living area can be used as a fourth bedroom and features a queen sleeper sofa, flat screen TV, gas fireplace and half bathroom (perfect place for kids to hang while the adults are one room over!)
Three decks to enjoy the private lot and outdoors: • Large Main deck off of the living space with outdoor dining table, lounge chairs and gas grill • Cozy deck off of the den with lounge chairs • Large deck off of the guest bedrooms with bistro table
Location, activities and hiking: • This property is 6 miles south of Breckenridge and the BreckConnect Gondola. Park at the base of the gondola (pay parking) for easiest skier access or park for free at the ice rink lot and take the free shuttle to any of the base areas. • Hiking trails are everywhere in this area, Fredonia Gulch, just a short walk from the house, is a 4.5 mile out and back trail up Red Mountain that features wildflowers and excellent view. • Just down Highway 9 in the parking lot for the McCullough Gulch trailhead • About a 3 minute drive south on Highway 9 is the trailhead for the 14,000 foot Quandary Mountain, a ver popular summer hike. Please check the local parking/shuttle setup prior to planning this hike. Parking may be limited or not permitted at the trailhead. • Just a few minutes up Highway 9 is the trailhead for Mohawk Lakes, a beautiful trail that features a waterfall and lakes.
PROVIDED ITEMS: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Other Things to Note » The minimum age to rent is 25. » Maximum occupancy (8) cannot be exceeded at any time. » There is a $25 fee to return lost and found items, in addition to any shipping charges. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. » Property mountain access details are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates. » This house is located at an elevation of approximately 10,000ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes. » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » The floors may be cold in the morning. Bring slippers! » The Town of Blue River has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » Events that exceed the permitted overnight occupancy of the home are prohibited. » There is a ring doorbell security camera located on the front door of this house. » The minimum age to rent is 25.

Beautiful home
This is a wonderful home in the mountains—very clean and very tastefully furnished. We loved the huge windows with magnificent Quandary Peak views among the trees—and didn’t want to leave! We appreciated that the home was only a few minutes drive to downtown Breckenridge’s Main Street, restaurants, and the Gondola.
We will book this so very comfortable home again for early summer so we can enjoy its view of Quandary Peak-even from the upstairs bedroom-and the great hiking trail that begins at the end of the street.
