    1. Garbage Disposal: Please ensure that all garbage is disposed of properly in the designated bins outside the house. Recycling guidelines are provided, so kindly separate recyclables accordingly.
    2. Garbage Collection: The Black Cart will be collected biweekly on Tuesdays. The Green Cart will be collected biweekly on Wednesdays. The Blue Cart will be collected weekly on Wednesdays. The bins are in the driveway. Please roll the bins in the street during its scheduled pick up.
    3. No Shoes Indoors: To maintain a clean and comfortable environment, we kindly request that guests remove their shoes upon entering the house. Shoe racks are provided at the entrance for your convenience.
    4. Quiet Hours: We value a peaceful atmosphere for all guests. Quiet hours are from 10 pm to 9 am. Please be respectful of your neighbors during these times.
    5. Check-In and Check-Out: Check-in time is any time after 4 PM and check-out time is at 10 am.
    Early check-in or Late checkouts are subject to a 50$/hour fee and is subject to availability.

    If you require early check-in or a late checkout, please let us know in advance, and we will do our best to accommodate your request.
    6. No Parties or Events: Our home is located in a peaceful, family-friendly neighborhood. Parties and events are strictly prohibited on the property to ensure the comfort and privacy of our neighbors. If a gathering is discovered, a $1000 fine will be charged to the primary booker. Any violation of this rule will result in immediate termination of the reservation, and guests are expected to leave the premises without delay.
    7. No Smoking: Smoking is strictly prohibited both inside and around the property. Any evidence of smoking, including lingering odors or remnants, will result in a $600 fine charged to your booking. Violation of this rule will also lead to termination of the reservation, with guests required to leave immediately.
    8. No Pets Allowed: We have a strict no-pets policy. Please do not bring any pets onto the premises. Violations will incur fines of 200$ a day, and guests found in breach will have their reservation terminated and be asked to leave immediately.
    9. Guest Limit
    The maximum occupancy for this property is 4 guests. All guests must be registered during the first 24 hours of booking. Guest count alterations are not permitted after this 24-hour window. If additional guests wish to join after the initial 24 hours, they may only be accommodated if total occupancy does not exceed 4 guests, and will incur a charge of $100 per person per day, payable in full upfront before check-in. 🏠

    🚫 No Visitors Policy: Guests are not permitted to have visitors at any time during their stay.
    - Any individual (daytime or overnight) not included in the reservation within the first 24 hours of booking will be considered an unauthorized guest and will be required to leave the premises immediately.
    - The booking guest agrees to a penalty of $100 per unauthorized guest, per day that the violation occurs.
    Exceeding the guest limit or failing to register guests may result in a penalty of $100person

    10. Respect the Property: We take pride in our home; please treat it with care and respect. Any damages or missing items such as furnishings, furniture, will be charged to the guest responsible.
    11. Security: Always lock the doors and windows when leaving the property, and ensure the property is secure during your stay.
    12. Our listing is NOT suitable for toddlers and children under 12. The children must be supervised and is completely the guests responsibilty.
    13. Illegal substances are strictly prohibited on the premises. You will be asked to leave with no refund.
    14. Please DO NOT take towels home after your stay. Any missing towels will be charged to your account
    15. Please do not have any mail, packages, or documents sent to our property. If you require something of this nature during your stay inquire with us first.
    16. Please do not eat on the bed. Our kitchen is equipped with basic essentials and has enough space for dinning.
    17. Please make sure to clean or load all your dishes to the dishwasher with dish detergent before leaving the house.
    18: Important to Note (VRBO Guests Only):
    • The standard VRBO cancellation policy applies. In the event of a guest-initiated cancellation, a 3% credit card processing fee (calculated on the total booking amount) will be deducted from the refund.
    • A $1,000 damage deposit hold will be placed on the guest’s credit card a few days prior to checkout.
    ○ If no damage is found, the full $1,000 hold will be automatically released.
    ○ If damage is identified, the cost of repairs/replacements will be deducted from this deposit.
    19.1: For a stay of 20 days and more, we require an additional mid-stay clean of ($130).
    19. 2: If there is snow during your stay, please be courteous and shovel the snow at the front and sidewalk portion of the house.
    20. No heavy appliances, including but not limited to portable or window air conditioners, are allowed to be installed on the property. If you need an air conditioner, you must get prior approval from the host. If approved, there is an additional charge of $100 per night per air conditioner, which you agree to pay on top of the booking amount.
    21. Consumables & Supplies 🧂🧴
    For health and safety reasons, we no longer provide consumable items such as oil, salt, pepper, or similar food ingredients, as past incidents of misuse have occurred (e.g., guests mixing baking soda into salt). We kindly request that you bring any consumables you may need during your stay.

    For your comfort, we do provide a starter set of essentials such as toilet paper, kitchen towels, dishwasher pods, and detergent pods. Please note that these are initial supplies only to help you get started. Any additional supplies required during your stay should be arranged by the guests, as we do not provide refills or extras.
    22. Checkout Compliance: Lastly, guests agree to follow the checkout instructions provided by the host prior to their departure. Failure to comply may result in an additional cleaning fee of up to $1000, depending on the condition in which the property is left.
    Note:
    -When you make a reservation with us, you agree to all of the above house policies and rules. To protect the host and guest, we must verify all guests ahead of the stay.
    -By confirming the reservation you agree to be bound by our rental terms and services and conditions
    -As a part of the verification process, we may request government-issued IDs from all guests, especially if further confirmation is needed at check-in.
    -You maybe asked for your contact information
    -You agree that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

I always appreciate clean accommodations- shouldn't be too much to ask, yet..... this place as as clean as they come and was very happy about that. Little things like having an HDMI cord already hooked up and ready to go is nice. One of the beds was definitely way too hard for this guy, but a simple relocate to the other bedroom resolved that. My only " issue" would just be the location of this spot. Currently is in a new area, so any conveniences- groceries, etc is not very convenient. Just a matter of time though as the community grows- just a heads up for those that need to have those services close by. other than that, was a nice stay.

Terrible Host - Dirty dishes, clogged tub and sink, invasion of privacy. DO NOT STAY HERE!

When we checked in, dirty dishes were found upon opening the cabinets and the tub was completely clogged, making it hard to take a shower. When we contacted the host, she said that she “double-checked” with the cleaning team that there was no issue and that we were wrong. Then, she finally agrees to send the plumber, who just entered the premises WITHOUT KNOCKING, and she defends him too by again saying we were wrong, although he admitted that it was his mistake. Also, on our very last day, she asked us to do the dishes, put the towels in the wash, and take care of or own our garbage. Because of this I'm wondering why I paid the cleaning and host fee?? On the last day, she also told us that she would provide us laundry detergent and dishwasher tabs IF we let her know one day in advance, but she told us this information on our last day! She then proceeded to tell us to buy our own detergent and washing tabs. Overall, terrible hosting and stay. Do yourself a favour and STAY AWAY!!! She will lie in order to protect her cleaning team and herself.

Definitely cozy, I would not want to have 4 adults stay for any length of time. Tight fit for the 3 adults we had staying. Not much sunlight, but it is a basement. Only 3 forks? Everything else was good. Location gets you to Stoney and every area of North Calgary quickly.
