Breathtaking high end villa w/spectacular sea view

Experience the luxury of this brand-new villa, completed in March 2023, situated in a unique and peaceful location overlooking the stunning Adriatic cliffs. You will be amazed by the panoramic views over the sea and when the sky is clear the breathtaking scenery of the Albanian mountains in the distance. The scent of rosemary and Mediterranean herbs will fill the air, and the sound of the cicadas will accompany you throughout the summer days. Nevertheless, looking out over the rugged cliffs and the sea, you might sometimes feel transported to the breathtaking landscapes of Scotland.

This Apulian villa is built in the traditional style of white-washed, flat-roofed houses, but it spares no luxury. Large floor-to-ceiling windows, triple glazed for your comfort, offer stunning views of the sea and its ever-changing shades of blue throughout the day and seasons. The villa boasts four fully air-conditioned bedrooms (three double rooms, one single room), four modern bathrooms with showers, a spacious living and dining area, and a fully equipped kitchen. You will also find a guest toilet and a laundry room with a washing machine. Step outside to the partially shaded garden area, complete with an outdoor dining table, chairs, sun loungers, and a private pool (approx. 6x5m). The entire property is exclusively available to you, ensuring maximum privacy and comfort.

Castro and Santa Cesarea Terme, charming towns with everything you need, from shops to restaurants, cafés, and ice cream parlors, are just a short drive away via the coastal road. Just three kilometers north of the villa is the paradisiacal bay of Porto Miggiano, a hidden gem with white sand and crystal-clear water, surrounded by high rocks. Though the beach is not easy to reach (steep access with many steps), the reward is a true oasis that will make you feel like you're in the Seychelles, without the need for long flights or high CO2 emissions.





Sheets, duvets and towels are not included. If you don't want to bring them with you from home, regardless of the length of your stay, you can rent them for €24 per person.

Final cleaning is not included and costs €140, unless you clean yourselves before departure.

Pets are NOT allowed in this property.

We will ask you to pay a security deposit of €1000 before arrival. The security deposit will be refunded within 7 days after departure, if there is no damage.

Electricity costs (and thus where applicable AC, hot water, heating etc.) are NOT included in the price and will be charged based on your actual consumption. The price per kWh charged to guests was €0,48 on 14/03/2025, when this text was last updated, but as prices are fluctuating a lot, your actual price per kWh will be communicated a few days before your arrival based on the current market price.

We decided not to include electricity costs in the rent in order to: a) keep our rental prices stable despite inflation and b) incentivate our guests to use electricity responsibly, helping us to reach our sustainability goals. Thank you for your understanding.

By booking this accommodation, you accept that:

We are obliged by law to verify the identity of all our guests. We will therefore ask you to upload copies of your IDs on our (secure) website to verify your identity before handing out the key code for the accommodation. Your personal data is treated in full compliance with EU data protection laws.

Also, we are obliged to sign a rental agreement with our guests (one person per group). This will be done digitally and requires just a few seconds on your side. You can find a template of the rental agreement on our website.

Parties, gatherings, events or loud music are not allowed at this property unless explicitly authorised beforehand by us in writing.

In case the local municipality charges a tourist tax, we will ask you to pay this separately to us and we will transfer it to the local authorities as required by law.
