I spent a week in a Queen room at Kavil Guesthouse in early November 2025. The room was good sized, with a comfortable bed and good-quality sheets and towels. Everything worked as it should, like the A/C, Wi-Fi, hot water, etc. I particularly appreciate the drinking water available for guests to fill our water bottles, and an in-room wall-mounted fan to supplement the A/C. Kavil Guesthouse is on a quiet lane but right in the middle of the old city, with heaps of great places to eat and lots to explore nearby. This was my second stay here, and I feel like I've found a real gem of an accommodation in a great part of town. Please note that there is no lift in the building. Cheers.

My partner and I had an amazing stay at Kavil House. The rooms were very clean and big enough to feel comfortable. I did not have a cell phone and my airline lost my luggage. The staff was extremely helpful and diligent in personally reaching out to the airport to keep my updated on the status of my bag. The owners are so friendly. Located on a quiet, safe alleyway in the center of town. I would recommend this stay to anyone.

Great stay at Kavil House

We stayed at Kavil House for 5 nights and everything was great. The room was clean and the service was great. The location was spot on....near everything but quiet at night. Would recommend.

This place was perfect for me. Super affordable and convenient with out being a typical hostel. Private clean room with nice bed, bathroom, shower, AC, Wi-Fi, and power. Very quiet at night (it’s on a walking street with very few vehicles). Close to everything in the middle of the old town. So many food options, temples, bars, shopping, rentals, massages, cooking classes, and nightlife within 1-5 minutes walking. Most of these things are even right on the quiet walking street.

The hosts went above and beyond for us as Expedia collapsed our reservations for 2 rooms for 2 nights into just booking 1 room and they didn’t have 2 rooms available for both nights. They were kind enough to arrange for a room at the hotel next door. This is apparently a recurring problem with reservations on Expedia & Agoda. Would definitely return.

Pros of staying at this property: good location, somewhat quiet (unless you stay on the first floor next to the kitchen like we did), air conditioning Cons: no trash can in room, shower is not separate, uncomfortable bed with sheet as comforter, hard pillows, poor arrangement of furniture, only 2 friendly staff members

Great location yet peaceful.

Tucked away in Soi 5, an alleyway almost too small for cars, Kavil is in a perfect location for both the Sunday night market + the Old City.The OC is by far the most interesting part of Chiang Mai.Kavils rooms are very comfortable.Must warn you no elevator , no TV's and sadly no fridge.Worth booking the breakfast option ,if available.Rooms do have kettle tea + instant coffee.My 4th floor room had a lot of light + was peaceful.Will strongly recommend + I will return here.
