All payments for your reservation are processed through Stripe, a third-party platform required by Vrbo, which incurs a 3% credit card transaction fee per booking. The Guest(s) by accepting this reservation are acknowledging and agree to be bound by the following house rules and policies. Notwithstanding any local, State, or Federal requirements regarding Tenancy. The Guest(s) hereto recognize this is a (Short Stay) rental and that they are not protected in any way under any local, State, or Federal laws or Executive Orders regarding COVID Tenancy, specifically, non-eviction regulations.

Guest(s) of the house are required to adhere to these rules and policies, and to provide a form of valid picture identification. Guest(s) agree to be bound first by the following list of policies and requirements and then those of AirBnb, or any other rental platform, which are incorporated herein by this reference, as thought copied in their entirety herein.

Check-in: Guest(s) agrees to check-in after the specified time on their specific reservation. If Guest(s) requests an early check-in, they agree to a $50 early check-in fee if we are able to accommodate the early check-in. Early check-in availability varies.

Only the Guest(s) who made or is on the reservation is allowed to check-in. Guest(s) on the reservation must have a valid working phone number. If the Guest(s) do not have a valid working phone number and the Host attempts to contact the Guest(s) before check-in or during the Guest(s) stay, the Host reserves the right to terminate the booking and no refund will be issued.

Check-out: Guest(s) agrees to check-out of the property before the Check-out time on their specific reservation. If Guest(s) check-out 30 minutes after the official check-out time, the Guest(s) will be charged $50. If the Guest(s) hold possession of the property for more than 2 hours, Guest(s) agrees to pay for the entire night`s stay for the day that they overstayed. This fine will not award the Guest(s) possession of the property for the additional night and day. This fine will be the base rate of the state before any discount or mark downs have or were applied.

Cleaning: Guest(s) agrees to ensure the next guest has a great experience by leaving the condition of the property in a reasonably clean state. Guest(s) will be charged an additional cleaning fee, at the host`s discretion, if this standard is not met. If the home is extremely dirty after checkout beyond what a reasonably courteous guest would normally leave a home in, guests will be charged extra for a professional full cleaning as well as an additional convenience fee of $50. Examples of excessive uncleanliness may include but are not limited to staining of bedding or furniture, excessive trash littering, food on floors, staining on walls or floors, or excessive dishes and food in the sink.

Number of Guests: Guest(s) may have no more than the maximum number of people allowed on the reservation at the property at any given time. If the number of people in the property exceeds the maximum amount, the host reserves the right to remove the additional people from the property for trespassing.

Amenities: The Amenities are solely for the use of the registered Guest(s).

One to two visitors are allowed with pre-approval from the Host. In no case will any un-registered visitors stay overnight in the unit without prior written approval of the Host.

Any approved additional overnight guest shall be subject to an additional daily overnight stay fee of $100 per person. All amenities including but not limited to the pool, are to be used correctly. NO diving/jumping into the pool.

Safety and Smoking: For your safety, this is a non-smoking property. There are fire alarms/carbon detectors located in each room, adjoining hall, and throughout the house.

Tampering or disabling any security device is strictly forbidden and may cause the host to discharge guests, and/or may subject the guest to damages levied by the host, and/or local penalties of the law, fines, or all the above. If an event should occur where the devices are activated or sounded, you should proceed to the nearest exit. In some cases, depending on the event, that exit may include the window of your room which is designed to stay open when lifted to allow for easy egress. If the non-smoking fee is violated and there is evidence of it, Guest(s) will be responsible to pay for the full remediation of smoke/fire damage to the property. In addition to the remediation costs, the Guest(s) will be fined an extra $500 penalty after all repairs are completed. There is no jumping from loft areas, balconies, stairs or any elevated surfaces.

Pets: Pets are allowed on the property. Guest(s) must disclose the pets that will stay.

A $150 extra surcharge will be applied per pet. Guests will be fully responsible to pay for any remediation costs for damage or excessive cleaning fees due to the pet. If the host is not notified beforehand, and evidence or damage from pets is observed, there will be a fine/penalty fee of $200 charged in addition to the costs to remediate/clean the property.

Parties and noise: No parties allowed. We will do anything to make your stay as nice as possible, but we also respect our neighbors. There may be Minut noise detectors on site which are located on property and alert the host if decibel levels reach intolerant levels. Should this occur, guest will be fined as follows:

First noise complaint – Guest(s) will be notified

Second noise complaint – Guest(s) will be charged $100

Third noise complaint – Guest(s) will be charged $300 and, at the host’s sole discretion, may be asked to immediately vacate the unit

Commercial use: For any filming or photo shooting, a written permit from the host is required. If Guest(s) are suspected of caring, selling and/or using illicit drugs of any kind, regardless of any local, state or federal laws, GUEST(S) WILL BE ASKED TO

VACATE THE PROPERTY IMMEDIATELY.

Local Guest(s) (living within 10 miles of Brazos County) must contact hosts before booking and cannot use the Instant Book feature.

Airbnb is a third party listing and payment platform, not a party to the reservation contract. You have made a contract with the host directly that Airbnb is not a party to. You are bound by the house rules per a legal contract upon securing a reservation. House rules contain supplemental terms that all reservations are bound by according to the Airbnb terms of service 5.2. securing a reservation constitutes acceptance of these conditions and all the house rules.

The host reserves the right, at his/her discretion, to change, modify, add, or remove portions of the house rules at any time by posting the amended rules.

Upon complaint or issue directly communicated to the Host or Airbnb on any aspect of the property, including but not limited, to the cleanliness, amenities, or overall condition; Guest(s) authorize the Host to enter, without prior permission, to remediate and address the respective complaint/issue to reasonably professional standards.

Guest(s) on the reservation agree to be bound by and execute the requirements of this agreement. Failure to adhere to these policies or any of the requirements set forth by Airbnb or any other rental platform shall immediately make Guest(s) subject to the termination of this short stay agreement, and Guest(s) shall immediately vacate the premises. No refunds will be made, and Guest(s) shall be charged for any resultant damages, cleaning, or repairs to the property required to return to its original state.

This was a fantastic property! We werr a family of 6... 3 grandparents, 2 parents, & 2 young kids (ages 2 and 3). The kids loved roaming around the property, over the bridge, and hanging out under the covered back patio during the rain storm. The property owner was super attentive when we asked to extend 1 night and needed help with the back door lock. We loved all of the games and the open concept kitchen, dining, and living room combo. All rooms were spacious and the property was very clean. We will be back!!

Tranquil Farmhouse

Fightin' Aggie Farmhouse was great! From fish jumping in the pond to roosters crowing in the distance, you feel like you're far out in the country instead of conveniently being located just a few minutes from the A&M campus and all the other modern conveniences. Comfortably housed 7 adults and 1 infant for an extended weekend. Would highly recommend. Hope to rent again in the future.

Excellent Property

We booked the Fightin’ Aggie Farmhouse mainly due to its size and amenities. We hosted a baby shower for family and friends and having the large back patio along with the pond area made it a perfect choice. We would not hesitate to book again in the future.

Excellent secluded area close to Kyle Field

Very pleased overall. Beautiful property, comfortable inside and out. Very clean and in a quiet neighborhood. 8 min Uber ride to Kyle Field. Very easy check-in with host, great communication on their part was very much appreciated. Will be returning to this property in the future. Highly recommend this property.

Football weekend

We had a lovely stay at the Fightn’ Aggie Farmhouse! It was a calm and peaceful place to come back to after the busy game day atmosphere. We had two families with kiddos and all enjoyed the spaces, games, and comfortable beds. We were able to easily make meals and relax indoors and out! Thanks for a wonderful weekend!

Overall process and communication with property management was very great. Unfortunately the cleanliness of the property was lacking. There was an immediate odor once we entered the property and layer of dust on majority main living areas and master bedroom. Not what we expected for a $2k / night rental, regardless of “surge pricing” for busy weekend at the university. The property was conveniently located near the campus.

Close to A&M and ammenities, but feels like you're far away. House was nice and roomy, ourdoors were relaxing. Management was helpful in booking process wrih questions. Highly recommend.

Amazing Property.

We came into town for my grandsons graduation and couldn’t have picked a better house for all my grandkids. The property has an amazing pond on it and the kids fished all day catching many fish! They were over the moon!! The house was just as described in listing and in pictures and all of us has plenty of room. If we are ever in College Station again, we definitely will stay again. Jeremy also was very quick to answer any questions that I had before we arrive.

We missed our Aggie kids!

Photos were spot on. Plenty of room in the house for everyone to sit incase it rains. The back patio area was everyone’s favorite when not raining. It’s very quiet and peaceful in the back yard and around the pond. Kids really liked the little bridge over to the “island” area. We really enjoyed our time and hope to stay again soon for another visit to A&M.
