The Space:
Step inside this modern-rustic lodge and be greeted by soaring ceilings, large windows, and rooms bathed in natural light. The main living area invites you to relax by the cozy fireplace after a day on the slopes. The gourmet kitchen is fully equipped for creating memorable group meals, which you can enjoy in the spacious dining area.

Downstairs, the recreation room offers hours of entertainment with a pool table, mini-bar, and a TV complete with an Xbox and movie streaming services. For those mixing work with pleasure, a dedicated workspace and high-speed WiFi are at your disposal. The home features scenic balconies and a patio with a BBQ grill, perfect for taking in the fresh mountain air.

Guests will have full and private access to the entire 7-bedroom home, including all interior spaces, scenic balconies, the patio with BBQ grill, and the backyard. Unwind in your own private hot tub while enjoying the peaceful wooded views. Check-in is seamless and secure with a keyless entry door code provided to you prior to your arrival.

We respect our guests` privacy but are available via phone, text, or the app if any questions or issues arise during your stay. Our goal is to ensure you have a seamless and memorable experience. We will not be present at the property during your stay, allowing you to enjoy the home with your group.

- Maximum Occupancy: The maximum number of overnight guests is 24. Please do not exceed this limit.

- Primary Renter Age: The primary renter must be 25 years or older.

- Events: Events are allowed, including family gatherings and weddings, with a maximum of 30 attendees.

- Pets: No pets are allowed on the property.

- Children: Children of all ages are allowed.

- Smoking: Smoking is not allowed anywhere on the property.

- Parking: Only 4 vehicles are permitted onsite as per Summit County regulations. Any additional vehicles must park off-site.

- Fire Pit: The fire pit is available to guests!

- Furniture Movement: No furniture can be moved. A $500 charge will be applied for any furniture moved for any reason.

- Please note that we do not offer refunds for ski conditions, weather, road closures, or any other circumstances outside our cancellation policy.

-We require all guests to complete a short pre-arrival form, which includes signing our rental agreement and providing basic contact details.
Maximum Occupancy:
The home sleeps up to 24 overnight guests.

Primary Renter Requirements:
The primary renter must be 25 years of age or older and present during the entire stay.

Pets:
No pets are permitted anywhere on the property. Evidence of pets will result in additional cleaning fees and potential damage charges.

Children:
Children of all ages are welcome.

Smoking & Vaping:
No smoking or vaping of any kind inside the home, on balconies, decks, or anywhere on the property. Evidence of smoking will result in a $500 fine plus additional cleaning fees.

Parking:
Parking is limited to 4 vehicles onsite per Summit County regulations.
Additional vehicles must park offsite. Overnight parking is available in Copper’s designated lot for $20/night/car.
A free Copper shuttle runs between the lot and the home.

Fire Pit:
The outdoor fire pit is available for guest use.

Furniture & Property Care:
Do not move furniture. A $500 fee will apply if any furniture is moved for any reason.
Please treat the home with care—any damages or missing items will be billed to the guest.

Events & Weddings:
While the home can accommodate large overnight groups, it is not permitted for events or ceremonies of any size.
The home is licensed, insured, and operated strictly as a short-term lodging property and is not available for weddings, ceremonies, receptions, parties, photo shoots, or events.

Quiet Hours & Neighborhood Respect:
Quiet hours are 10:00 PM – 8:00 AM in accordance with Summit County ordinances.

No parties, events, or amplified outdoor music are allowed without prior written approval.
