Please note this guesthouse had 3 floors and no elevators. But owner Roy took my bags up to the 3rd floor. I had to drop them off 10 am and check in was later. Thanks! Also they do not have breakfast at this time. But the are several pubs and restaurants around.

The Guest House is located in the Southside of Edinburgh and about a 20 minute walk from Waverly Station. Lovely Tapas restaurant across the street. Very easy to reach the Royal Mile and Grassmarket areas by bus. Suggest buying a bus pass as it's uphill to reach the guesthouse. There was no one available to greet me or check me in when i arrived. One of the housekeeping staff answered the door and allowed me to drop my bag in to my room. I didn't pay until much later after sightseeing when the landlord was available. Room was clean. Bed was comfortable. Bathroom amenities were nice. My room was on the top floor. There is no lift and the stairs are steep and spiral. Signs of neglect to the property were visible.

Das Zimmer war im ersten Moment okay. Beim näheren hin schauen sind doch einige Mängel aufgefallen. Der Abfluss der Dusche war voller Haare so das das Wasser nicht abfließen konnte. Sämtliche Ecken und Kanten im Zimmer wurden bestimmt schon einige Wochen nicht gesäubert. Es wurde in der Beschreibung gesagt das es ein täglichen Zimmer Service gibt und nach drei Tagen die Handtücher gewechselt werden, dem war nicht so. Unsere Handtücher wurden nicht gewechselt bei einem 6 tägigem Aufenthalt. Keine Betten wurden gemacht und das Bad auch nicht. Es wurde noch nicht mal Toiletten Papier aufgefüllt, lediglich würden nur die Mülleimer ausgeleert. Das Personal haben wir kaum gesehen. Frühstück wurde auch nicht mehr angeboten. Zum Glück gibt es zahlreiche Lokale und Einkaufsmöglichkeiten in der Nähe. Mein Fazit sehr abgewohnt und überteuert. Aber eine gute Lage

Lovely comfortable, spacious room. Lots of really great coffee spots nearby and some amazing food options without the tourist tax of the city centre. I will definitely stay again next time we're up.

We only stayed one night in a small double room at this property, but the room was quite adequate and the bathroom was especially wonderful--great shower, good lighting, recently remodeled. It is also located in a nice neighborhood, with several good restaurants and coffee shops close-by, and a reasonable walk (about a mile) to the Royal Mile.
