Efficient check in. Allowed us to store our luggage before check in as we arrived earlier than planned. Room on the small side (for a double) but well maintained with limited storage space. Breakfast had good variety of dishes. Very good location on quiet side street, walking distance from the local train station and Ritsurin Garden. Close to many restaurants and shops.

Food was excellent, especially the breakfast buffet selections. Staff were friendly and courteous. However, the quality and the temperature of the onsen water was a bit disappointing; not hot enough for me at all. Luckily, they have a sauna in the facility.

"As you check in on the 13th floor it would be helpful to have a clearer sign in the entrance foyer. Apart from that we enjoyed the stay, the room and facilitates.
