Quiet, secluded house on the border of Gers and Lot-et-Garonne. This old farmhouse has been lovingly restored and is now perfect for large family gatherings, as it can accommodate up to 22 people in 9 bedrooms and 5 bathrooms, including 2 dormitories for children! There are plenty of activities on site: large smart TV, piano, trampoline, table tennis, pétanque court, swings, private swimming pool and private tennis court! All under the Gascogne sun...

With a surface area of 400m², this beautiful farmhouse has been restored using traditional materials combined with contemporary architecture. It is located in the middle of fields in the commune of Francescas, a stone's throw from Nérac. As such, it enjoys complete tranquillity, breathtaking south-west facing views and easy access to local amenities and numerous activities in the area.

The house has three floors. On the ground floor, a huge, bright open-plan room houses a fully equipped kitchen (90 cm XL oven, dishwasher, large fridges, appliances, etc.) , the dining room, the lounge area with fireplace, piano, sofas and a large connected SMART TV + A PROJECTION SCREEN with video projector (laptop required), as well as a covered terrace overlooking the swimming pool. This space is one of the focal points of the house.

Three of the main bedrooms are available on the ground floor with a bathroom and WC. In the renovated tower, accessible by a few steps, there are two other bedrooms and a bathroom with WC. On the top floor of the tower, the roof structure has been completely redone and now houses an indoor lounge and games room with a few board games and two sofas.

On the garden level, there is a large 5-bed dormitory with a small table football table and a triple dormitory for children. There are also two double bedrooms. Two bathrooms with WCs are also available on this level.

The POOL is accessible directly from the garden level or through the secure external gate installed at the fence. It offers an outdoor dining area, a few sun loungers and is surrounded by a landscaped garden.

Every summer, we set up a TENNIS TABLE in the shade of the front patio. The PÉTANQUE COURT is nearby, in the shade of the parasol pine tree, and a CHILDREN'S PLAY AREA with a slide and swings allows the little ones to watch the older children play while having fun themselves.

Further into the grounds, a secure TRAMPOLINE is available during the summer months, as well as a PRIVATE TENNIS COURT with a quick surface, built in 2022. An adjoining shed provides storage for tennis equipment (equipment not provided).

This holiday home has all the modern comforts, and the layout of the reception rooms and bedrooms allows for an adult/child organisation where everyone can live their own way.
