Thanks for your review and i would like to respond to your review. in regards to the per fee, I have pasted below what is stated on our page regarding the pet fee. I have spoken with VRBO and they cannot find where you saw a costs of $40.00 "DOG FRIENDLY ONLY- $75.00/dog/stay. Additional details will be provided upon reservation: >• Unless previously confirmed, rates are subject to change without notice" The grass was at most was 3-4 inches since we had seeded in early April. I spoke with both our cleaning service and yard service and they confirmed the grass was not a foot tall. In regards to the grill, it is not new and not broken, but does have some rust on the grill, but we do provide aluminum foil in the kitchen as noted. We will be replacing the grill in the next two weeks. In regards to the carpet, we recently had a company lean the carpet, but we also acknowledge that there was still some light stain. We are in the process of having the carpet replaced. In regards to the furniture and mattresses, all of then are less than two years old and are not worn since they are leather. In regards to the stairs down to the river, we have had many guests enjoy swimming and fishing from the cement landing. We do not state that we have a large area for fishing. In addition, we have a newly built gravel walkway to the river which is about a 1/4 mile and will provide our guests with a much better river access for fishing. I hope my response ensure guests about our property and can read the numerous 5 star reviews.

In 1988, our family made the decision to begin renting our family cabin so others can enjoy this special place. During this time, we have been very fortunate to have wonderful guests who appreciate our property and return year after year. The guest contacted us within 24 hours of your arrival stating they were not feeling well and requested to change their reservation. I immediately called the guest to discuss their situation. The guest had agreed to our cancellation policy states guests will only receive a refund if they cancel 30 days in advance of your arrival date and had not elected the VRBO travelers insurance offered to cover their stay if unforeseen circumstances occur within the 30-day window. I began to discuss our policy with the guest and potential accommodations, which we could make due to the cancellation request 24 hours before their arrival. The guest was still unhappy with this discussion and threaten me that if I did not agree to her request to move her reservation she would write a negative review. Due to her threat, I contacted VRBO and shared what had happened; they agreed to have a mediator call the guest and discuss the following points: 1.Our cabin has a 30-day cancellation policy similar to hotels and airlines and are not entitled to a refund since they were trying to cancel the day before their arrival. 2. The guest to provide documentation that they had a positive test for COVID, which they refused to do. Two options were offered: 1. To reschedule: they could select another available weekend within a 30-day timeframe so they could still enjoy our property. This would come at no additional cost to the guest. 2. Cancel their reservation: A 50% refund was offered, which is only available if they cancel 60 days prior to their arrival. I also offered to place the cabin back out for rental and agreed to credit 100% of their payment if it was rented for any part of the 3 days period they had reserved. We do not encourage our guests with COVID or similar symptoms to travel due to potential risk of spreading illness. Although since the start of COVID, we have adapted our cleaning procedures to ensure a safe stay for all of our guests. Since this experience, we have relaxed our cancelation policy to 14 days, which we hope provides more flexibility for our guests. I hope potential guests will read past reviews, which reflect our commitment to exceeding our guest’s expectation for their visit.
