THE SPACE:
1. Living areas: gather & relax
Turtle Cove Hideaway boasts two distinct living areas, offering ample space for your group to spread out and enjoy. The main living room features comfortable seating arranged for conversations or watching the large smart TV. Downstairs, a second living area provides a fantastic bonus space with a large sectional, giant TV, pool table, custom foosball table, arcade machine with 55,000 games - perfect for games, movies, or simply unwinding after a day on the lake.

2. Kitchen & dining: culinary convenience
Upstairs is the well-appointed kitchen, equipped with everything you need to prepare meals, from a quick snack to a fantastic feast. Guests will also appreciate the additional downstairs kitchenette, adding extra flexibility for meal prep, storing drinks, or serving snacks.

3. Bedrooms : restful nights
Each bedroom at Turtle Cove Hideaway is designed with comfort in mind, ensuring a peaceful night's sleep. Upstairs (which is the entry level from the front) you'll find the master bedroom, which offers a plush king-sized bed and smart TV. Also upstairs, Bedroom 2 has a queen-sized bed. Downstairs, Bedrooms 3 & 4 include a king-sized bed each. Bedroom 4 features 2 sets of comfortable bunk beds (4 twin beds) and a smart TV. A variety of closets, storage benches, and drawer space are provided for your belongings.

4. Bathrooms: refreshing amenities
Guests will find 3 well-appointed bathrooms, featuring ample storage and fresh towels (2 upstairs, 1 downstairs), including a private en-suite in the master bedroom.

5. Sunroom: lakeside serenity
Step into the spacious sunroom, where natural light streams in, inviting you to relax. This tranquil space is ideal for enjoying your morning coffee, reading a book, or simply soaking in the serene lake views while dining or playing games. It's a perfect spot to embrace the tranquility of lakeside living, regardless of the weather.

6. Outdoor areas: private lakeside paradise
Beyond the interior, Turtle Cove Hideaway truly shines with its outdoor spaces. Our lakefront property offers easy access to the pristine waters of Beaver Lake for swimming and fishing. You won't need to walk more than a few steps from the house to be in the water. You'll also find a charming outdoor patio with comfortable seating, a BBQ grill, a custom fire pit, and large hot tub, perfect for enjoying the fresh air and stunning surroundings. 4 kayaks and 2 paddleboards are available for guests with a signed liability waiver with a variety of life jackets provided. Per US Army Corp of Engineers rules, the boat slips are private and not accessible to guests.

7. Recreation Center: more fun in the sun
When you need a break from the water, head to the Lost Bridge Village recreation center where you'll find a lakefront pool, playground, pickleball courts, basketball courts, and a picnic area. Guests may enjoy the facilities for $4/person/day.

8: Nearby attractions:
There are several nearby towns within 30 minutes - Rogers, Bentonville, or Eureka Springs. They all offer fantastic dining, shopping, entertainment, and recreation options.

GUEST ACCESS:
Guests will access the property using an electronic keypad.

Guests will have access to the entire home minus a locked owners closet.

There is plenty of parking on the property for multiple cars.

Lake access is on the property and just a few easy steps off the back patio. 10 seconds is a delight compared to the 10 minute walk other homes offer.

Guests will have full access to the property, excluding the private boat slips on the dock.

SAFETY NOTICE: Guests acknowledge that the lake is situated directly behind the property, adjacent to the patio. It is essential that all children are supervised by an adult at all times when outdoors for their safety. In addition, never jump or dive into the water from the shore as there are large rocks and shallow areas that cannot be seen.

KAYAKS & PADDLEBOARDS: Please let us know if you would like access to kayaks and paddle boards during your stay and we will send you a liability waiver to sign. If you choose to use kayaks and paddleboards you MUST WEAR A LIFE JACKET AND SIGN A WAIVER prior to access. There are life jackets in the storage bin on the swim platform. All vessels, paddles and life jackets should be properly stowed after each use. SWIM OR KAYAK AT YOUR OWN RISK.

HOT TUB: Please let us know if you would like access to the hot tub during your stay and we will send you a liability wavier to sign. Hot tub should remain closed and locked when not in use. USE HOT TUB AT YOUR OWN RISK.

GUESTS: Maximum occupancy for the property is 12 people (including any visitors).

PARTIES & EVENTS: To maintain a peaceful atmosphere and respect our neighbors, parties, large gatherings, and events of any kind are not permitted on the property. Please be mindful of noise levels, especially during quiet hours between 11pm and 8am.

NO PETS: Strictly No Pets Allowed. Due to severe allergies within our family, this property must remain completely pet-free to ensure their health and well-being. Any undisclosed pets brought onto the property will result in an additional cleaning fee of $400 to thoroughly remove all allergens and restore the space to a safe environment for allergy sufferers.

NO SMOKING or VAPING: Guests will be charged additional fees for removing odors.

CARING FOR THE HOME: Wet swimsuits and damp clothing can damage upholstery. Please ensure you are completely dry before using the indoor furniture.

To help maintain pristine bedrooms, please do not bring food or drinks into these areas. This rule helps to prevent spills and stains and ensures the best quality bedding for guests' comfort.

Please treat our home with care and respect. Guests are responsible for any property damage beyond normal wear and tear, the need for excessive cleaning, and any smoke odor from indoor smoking.

CLEANING & PROPERTY CARE: Maintaining a pristine environment for guests is a priority, and the cleaning fee contributes to this effort. Given the property's size (3,000+ sq ft with 5 bedrooms, 3 full baths, 2 living areas, 2 kitchen areas, 2 dining areas, and a large outdoor area) and the significant laundry volume (13+ loads per stay), thorough cleaning between each guest requires considerable time and resources. Guests are expected to tidy up after themselves as per Airbnb's guidelines. Guests will be charged for additional cleaning costs incurred if the property is left in a condition requiring cleaning beyond normal expectations.

CHECK OUT: Requests for late checkout (until 5:00 PM) may be accommodated, subject to availability and our cleaning schedule, for an additional charge of $250.

Unauthorized checkout delays will incur a fine of $100 per hour.
