The Space:
This cozy, ground-floor condo is all about easy slope access and comfortable living. As you walk in, you're welcomed by a full kitchen with a stove, microwave, dishwasher, and fridge—everything you need to cook at home. A small table with four chairs is attached to the end of the counter, perfect for dining or playing cards after a day outside.

The living area features a gas fireplace, a 50" Roku TV, and a pullout sofa. A sliding glass door opens to a private patio with a direct view of the SnowPine lift—just clip into your skis and go. In summer, you can unwind on the patio, fire up the community grill nearby, or enjoy a quiet drink at the outdoor table.

There’s no air conditioning, but the condo stays comfortable at night with a ceiling fan and cool mountain air. Opening the sliding door lets in a fresh evening breeze.

The bedroom includes a queen bed, blackout blinds, and another 50" Roku TV. For added convenience, guests have access to a shared laundry room just down the hall. At 438 square feet, the condo is compact yet well designed—ideal for couples, small families, or friends looking for true ski-in/ski-out access at Holiday Valley.

Guest Access:
Guests have full access to the entire condo and private patio. You’ll also have access to the community charcoal grill and picnic area during the warmer months.

The Neighborhood:
Located in SnowPine Village at Holiday Valley, this condo sits right at the base of the SnowPine lift—offering true ski-in/ski-out access in the winter and a peaceful, scenic setting year-round. The complex is tucked into the hillside with slope and golf course views, and features shared outdoor amenities like a pickleball court, tennis court, and community grill area. Just a 5-minute drive brings you to downtown Ellicottville, filled with great restaurants, shops, and seasonal events. Whether you're here to ski, hike, golf, or unwind, SnowPine Village offers the perfect balance of access and tranquility.

Getting Around:
SnowPine Village is about a 5-minute drive from downtown Ellicottville and just minutes from the main lodge at Holiday Valley. In the winter, a resort shuttle runs to and from the lodge every hour, or you can call for on-demand pickup. Most guests drive, but once you're here, you can ski right from the patio.

Other Things to Note:
There are a number of stairs between the parking lot and the unit, which may be challenging for some guests—especially in winter. In the winter season, parking is limited to 2 vehicles and guest passes are required (we’ll provide them before your stay). Quiet hours are from 10 PM to 8 AM. A shared laundry room is located in the hallway for guest use. Ski-in/ski-out access is weather and conditions dependent.

Interaction with Guests:
We give guests their space but are available via messaging if anything comes up. If a message is sent after 8 PM, we may not respond until the next morning. Rest assured, we’ll do our best to assist you as promptly as possible.
