Located on a family-owned waterfront estate, The Gate House, a cozy 2-story, 2-bedroom cottage, is only steps away from the tranquil waters of the Peconic bay. 'one of the last saltwater farms,' the estate is not only picturesque, but is also an exemplary model of a traditional working farm.

Lots of natural light makes the house wonderfully cheerful, and gentle breezes from the water keep the house naturally cool. The intimate slate patio and sprawling lawn make for a great place to entertain friends and family. Stroll along the estate's expansive private beach or have a picnic overlooking the water. The beautiful tree-filled grounds complete the pristine view of the bay and Shelter Island, making the estate an artist’s paradise for all seasons. With room to roam and nature to explore, the property is both kid- and pet-friendly. The Gate House is peaceful and secluded, yet within easy walking distance to downtown Greenport Village, offering the best of both worlds.

This was a great spot for a weekend getaway. The cottage was clean, Pat was very helpful (and friendly when we got the chance to meet him in person). The beach access was great and an easy location to get into town or to surrounding areas. We hope to stay again!

The house is an adorable cottage with water views. It is original in its design so just one bathroom on the first floor but the views are gorgeous, super quiet, lovely area to sit and enjoy the water. Also it is very close to town, The owner was great and super communicative. I recommend it highly!

This was the perfect long weekend getaway. The location is unbeatable. Downtown was just a five minute drive and the beach was just a few steps from our house. Communication with our host was excellent and the house was very clean and exactly as described. We took advantage of the charcoal grill every night. For children, there’s a beautiful waterfront playground nearby, a carousel downtown and a miniature train ride just a few minutes away. While it is described in the listing, I would just note that there are multiple homes on the property (3 or 4, I think). They are well spaced and you do have your privacy but it is worth noting. This didn’t make a difference to my family and I as we are already planning our next return.

We were looking for a place to stay more so for our 3 dogs. If you are traveling with your pets, this place is perfect! If you are not... this is not going appease you for the price and outdatedness of the home. Here are my pros and cons: Pros: The property is gorgeous; the location is perfection! Patrick is great (even though he didn't remember we were coming with dogs lol) The water pressure is great! The yard is perfect for dogs and they thoroughly enjoyed themselves. Cons: There is ZERO lighting outside, so if you plan on taking a night stroll, bring your flashlights. This is something that really should be corrected just for the purpose of liability; the beds are not comfortable at all. The twin bed in the spare room actually broke apart (it was not put together properly but we fixed it); The towels are very old and used; the pots and pans are not the greatest; Some windows are held open with wood blocks. Why there isn't a gas grill outside still blows my mind but the charcoal grill sufficed. Overall- for the money, the house could certainly use some updating. Some windows are held open with wood blocks. I believe we paid 1900 for 3 nights which is pretty steep considering the amenities or lack thereof. The outdoor patio furniture & hammock was moved Saturday for wind but never moved back which was odd. After that, we kind of felt like we shouldn't move anything on the property... even the Adirondack chairs on the beach were moved and tipped upside down.

Wonderful home on a beautiful property

We stayed for the weekend and couldn't have had a better time! The home is clean and lovely with a well stocked kitchen, comfortable beds and an unbeatable views! I am actually embarrassed for the owner of this property. I found this property unkept (stains everywhere on everything ) and depressed: house is tired and overused. No bare minimum to doing anything to refurbish a house stuck in time. The fact that there is no dishwasher or washing machine and that the bathroom is downstairs from the bedrooms is the least of the problems in this house that I feel should be condemned. If it wasn't for the little beach I would have left.

Lovely spot

We had a really wonderful stay at Pat’s property. It’s a beautiful and peaceful setting with plenty of space for our kids to run around and explore. The house is charming as well, and feels very much like a home, not that sterile vacation house feel. Love that you can get there by train and walking into town is easy as well. We will definitely be back!

This is a great place to stay in Greenport. It has a private beach and is quiet and friendly. It's a 2-minute drive to town and shops, but you will want to spend your time enjoying the beautiful waterfront views.

A Wonderful Property

The Gatehouse is an amazingly beautiful authentic property. The owner manager Pat— Who has lived there his entire life —-imbues all aspects of your stay with the love and pride he Has in the property.
