great place to stay
Had a great time and a great stay. i would say our only complaint would be our bass boat trailer situation. owner made it work but a little sketchy with big trucks and trailers. our group also likes doing some cooking and the kitchen accessories were a bit lacking to cook and prep what we brought.

Big House - Needs some updating.
Home was large and fit us all. Home was very outdated and could use some TLC. Pool is NOT Heated. In the upstairs closet with the extra blankets and pillows a cockroach was found. Outside had some wasps and bees that should be treated. It worked for us but could use some love for sure.

Spacious lakefront home
We thoroughly enjoyed our stay. It is a beautiful and well-maintained property, and the host was very responsive to any questions. The bedrooms are comfortable, the kitchen is well-equipped, and the living space was a perfect size for our group of 12 people. The only issue for us was that the driveway and entry steps are (unavoidably) steep, which made getting in and out a little difficult for my parents, who are in their 80s. Otherwise, it was an excellent choice!

The positives: > The views were stunning - especially with the fall colors. > The location was great for us. The negatives: > Communication with property manager/owner. > More insects inside than we were prepared for. Lake properties seem to always have more bugs, but we had palmetto bugs/roaches, spiders and several we couldn't identify every day - not to mention an infestation of lady bugs.

The house was clean, but the windows were mostly not. distracted from the beautiful setting. The inside had multiple issues. Multiple lights bulbs were out, Showers from the 1990s, Bedrooms without chairs so you could put on your clothes. Spiders inside and out., etc. Positive were lots of room both inside and out for our large group. Pool, for swimming (needed some love} with plenty of chairs, fire pit but it was full of metal and discards and not dug out. Good boat house, but couldn't find a pontoon to rent {tournament), Close proximity to restaurants, Grocery stores, hiking trails and downtown areas. For safety reasons, the entrances and exits need to have rails and elevation changes for the safety of all age groups. I hope improvements continue to be made so that our family can someday return to this unique home.

Great vacation . . . a few clarifications
Our 3 generation family of 11 had a great time spending a long weekend at this house. It's very conveniently located to restaurants, Publix, boat rentals, & other amenities on a quiet cove. The pool was lovely! I thought I'd share a few clarifications about the property that weren't clear from the listing. The property sleeps 12 unless people sleep on sofas. There are 2 queen bedrooms upstairs that share a Jack & Jill bathroom, a large king bedroom & a double bedroom both with their own bathrooms on the main floor, a king size bedroom with its own bathroom that is located on the lower level near the pool (enter through an exterior door - not through the house), & a small sleeping loft on the top floor with 2 twin mattresses. If you are over 5 feet tall, this is a challenging sleeping space because of the angle of the roof. There is an additional half bath on the main floor & a full bath in the basement. There is a toilet in the bath house & an outdoor shower, but not sure if they are operable. The driveway is very steep & can accomodate 4 cars if you park one at the top of the driveway. There is a steep ramp to the front door and uneven stones. Additionally, to access the boat house/lake from the house you have to descend a lot of stairs & then go down a steep bank. I share this in case you have anyone with mobility issues or a stroller. While the listing says "We now have pontoon boats" you have to rent them, but the location is nearby and you can keep them overnight.

Great Family Reunion
Loved the property. Did find some broken items, post on upper deck, tiles around master toilet, coffee carafe with hole in bottom. Sam understood said would repair the post next day. Did not see him entire time. Tried to find out where to put garbage he did not respond to text. That being said, we enjoyed the property. It is an older property with wear but so perfect for our family. Between the pool and the lake, lots of activities for the kids, and the views were beautiful!!

Our family had a wonderful time staying in this beautiful, spacious lake house. It was perfect for our family, huge home with many decks and porches. We absolutely loved the pool and deck with a swing! We will be coming back next year! The owner made the process so easy!

A Very Pleasant Weekend

Great location and views
We always come to Guntersville for our kiddos’ fall break from school. This property is in a great location and was very convenient to many things in the area. The views were stunning and the property and lake were peaceful and perfect for our week. We brought our boat and the boathouse was a huge perk, and so appreciated. We loved hanging out on the dock! The house itself is beautiful and has great bones. It even had a private bedroom that had private access that was perfect for my in laws traveling with us. There were many aspects of the house that were well loved and could use some attention. However, we had a great week and everyone was very comfortable.

Our Stay
This property is in a beautiful convenient location. The exterior of the house and boathouse and pool are good. A few issues like broken stones walk, exposed nails on the deck could present a safty hazard. The greatest danger was the loose deck post that a small child could have pushed out. Which would have resulted in a deadly fall. The interior of the home was dated and in need of maintenance. It was clean …just pretty much “used up”. We enjoyed our trip because we had great family time in a beautiful location. I would not recommend this property.

Private-Open-Easy access to the heart of everything.
We had a truly amazing trip to Guntersville Lake. We intend to one day move there so easy access to all local amenities was clutch. Our access to Marina, fuel, main river all checked the box. Sam was terrific available at a drop of a hat my wife arrived before I Did and was on the spot to deal with some mechanical issue. All in all a terrific stay. The house was an amazing find. The layout and vastness handles our large crew without a hitch. This house unlike others which weve rented is “user friendly”. All in all it is well apportioned and well decorated. But this baby is “Lived in”. Now some might think hmmmmm. What does that mean. Well with a large family and many grand children like we have in some homes your terrified of them touching anything. Well kids can stretch their lega here. She has some dings and scratches here and there. And once you get past that VRBO renter first shock “hunny did we get insurance “?? Conversation you realize that chair back was already lose. Then you get down to “moving in “ and letting the kids play! Pool was super cool and our little herd relished every moment. Thank you Sam. As one looking to move into the area. I look forward to working together again. And yes we did get the Insurance.

Fathers/Sons Retreat 2022
This property was excellent for our ninth annual fathers/sons retreat. We had plenty of space and the bus enjoyed the pool. To top it off my big brother, who is wheel chair bound from a stroke, was able to spend one day with his son. Highly recommend!!

Wonderful house and setting! Lake and pool!
This house is very spacious both inside and out! We had plenty of room for all adults and children. It was very clean and the kitchen was the most stocked one as far as cooking items. (plates, cups, bowls, pots, pans, tons of utensils, placemats, trays, you name it!) It is multiple levels when you include the three story home (ground level is a "man cave"), two very large decks (upper and lower), access to the pool and boating dock. I cannot think of one thing that would have made it a better stay! The host, Sam, is great!

Lake Guntersville family reunion
Had family meeting from 4 states, surrounding cities of Albertville and Guntersville also. Plenty of outside seating on decks and pool area. Kitchen well stocked. Plenty of towels, etc for all bathrooms. Might need to bring beach towels for the pool/lake. Parking could be an issue if more than 4-5 vehicles. Sam is a great host and right there if needed. Everyone had a wonderful time.

Relaxation in Paradise
The property was everything we needed in more. Whether we took a swim in the pool or simply threw a pole in the water, the property boasts of peace and tranquility! The lush plants on the property made for an amazing view. The owner of the property was very welcoming and gave us his number if we should need anything. He answered any questions we had right away. We can't wait to book with him again for our next vacation!

Great place for a family reunion!
Our family meets my wife's siblings and their families every year for a family vacation. This year we chose Guntersville, and converged from 3 different states for our vacation. We need a large home (6 adults, 9 kids), and this home was perfect! The pool kept the kids busy when we weren't out on the boat tubing. The large number of bathrooms meant no one had to wait for a shower. The layout of the bedrooms is a little awkward, but if you think you may need more space, there is a bar/media area downstairs that can easily be used to sleep a few more people. The road to the house is very narrow, so much so that my brother in law was not able to trailer his boat to the driveway. We ended putting in at a nearby boat launch and motoring over to the house's dock. The clearance of the bridge you must pass under to access the house is very low (we had a center console Hurricane boat that fit with only 3 inches to spare!), so be aware of that. As noted in other reviews, this house has been well-loved, but everything functioned, and Sam was very responsive to texts/calls after we checked in. One disappointment was that the paddleboard was not available. This may be something you want to confirm before getting your heart set on sunrise paddles each morning. We loved staying here, and may come again. Not only was the house perfect for us, the area has a variety of activities for all ages. I recommend Guntersville State Park (hiking, biking, and swimming), High Falls Park (cliff jumping and wading), Papa Dubis (incredible Cajun food).

So disappointed!!!
First let me say this family trip was planned a year in advance to get our girls and their families together(5600 miles round trip) So this trip meant a lot to me. There are too many things wrong with this property to list all, first day we arrived it rained, not a big deal except we had to get up several times over night and mop up where windows in kitchen and bedroom leaked plus one interior wall in master. I messaged owner and got a “ I will look into it” response which I understand you can’t fix a leak overnight. Second big thing was we rented the boat which was not ready or clean when we got there or the next day or even the day after that. In fact the boat was a nightmare, we waited for them to come clean the boat which never happened and Sam ( the owner) kept saying just go ahead and use it and I will send the boat guy over later, we looked at trash and left belongings every day up until the 6 day of our stay, when even had trash all over the dock area which included spoiled food wrappers and fruit remains where the amount of flies were atrocious. The boat had many issues including broken hinges on safety doors, loose ignition, make shift wood panel hold on the throttle , the seat which needed to maneuver the boat came off not once but twice and supposedly fixed on day 6 as well which doesn’t matter because all of our family decided to cut the trip short and left Friday night and early Saturday morning and we left Saturday night. Sam made no attempt to refund any of the boat or house rental and stated because the boat rental was below what the normal rate that jos partner charges that he felt that just letting the girls use the jet skis for a few hours which was changed several times and shorten so only 2 of the kids even got to use them. Sam came and took the boat without even asking myself only told one the kids that he was borrowing it. Other things include gas grill super dangerous with a regulator that doesn’t work so flames are uncontrollable , substitute charcoal grill rusted out so coals fall onto deck if your not super careful. Oven and stove top don’t work properly either so thank goodness I brought an electric skillet with me. Pool was dirty from rain and Sam made comments about it but my daughters ended up cleaning up so we could use it. Chairs all over the inside and out were broken and you had to be very careful where you sat. No response from owner since last message. No offer to compensate for ruining our reunion. ?

The house was exactly what we wanted for this trip. We wanted to take a week to relax as a family spending time in the pool, fishing and tubing. House is secluded for the most part, yet only a few minutes from stores and restaurants. Only a few minor issues but nothing that detracted from the trip. Sam replied timely to any questions we had. We would definitely consider coming again.

I really wanted to like it but....
First let me tell you that Sam, the property owner was great. Really nice man and answers all of your calls/texts..well at least until you leave. After that, he no longer returns your texts. The house could be so beautiful if it was taken care of. The house is dated and there are alot of security issues. Pls keep in mind that I had my elderly MIL and FIL with us and they are in their 70's. When you first walk up to the house, the rocks on the steps are very lose. Someone could have fallen. Thankfully, no one did. There is a cute spot for kids to sleep but there were rusted nails coming out of the ceiling. The room upstairs had a broken window with a cardboard enclosure and a window ac unit. The ceiling had mold. The upstairs bathroom had mold. The Guestroom bathroom had so much mold that we could not use the bathroom. The room slanted. The mattresses and sheets are so old. There was ONE pot in the kitchen. 3 of the kitchen chairs were broken...my FIL almost fell out of one of them. The steps around the property need to fixed. The foosball table was broken and thankfully we found out before one of my children got hurt. Nothing in the bar downstairs worked. There was, what looked like, red koolaid on the ceiling in the kitchen. We checked in on Thursday and called Sam on Saturday morning once we noticed all of the issues. We did not call on Friday bc we were not that worried until I saw all of the mold. I was worried,Really worried. So I called Sam on Saturday and he never called me back. I called him again on check out day, Monday and told him of all of my issues. He said I should have called and that he would have given me another house, but I did call. He did not call me back. He graciously offered to refund my FIL a gracious amount of money. I said it was too much, how about half and he insisted that he refund us the initial amount. So I told my FIL about it. And we were all happy. Sam said that all of the issues were corrected, but there was no way he could have fixed all of the issues in one morning and he tried to insist that it wasn't mold...but the black/blue/white bubbly thing growing in those rooms and bathrooms...was mold. When I got home I found that he only reimbursed me 1/2 of what he promised. I called him. I left him 3 text messages and NO RESPONSE. Again, I really wanted to love this house, but could not get passed all of the issues.

Perfect House For Big Family
When I contacted Sam about renting his house for our Family Reunion, my first question was asking if his home would accommodate 25 people. He was very prompt to respond and informed me that the home would sleep comfortably 14 but that he had another home right next door that shared the same yard that would sleep 14 as well. I looked at both properties and decided to reserve both for our BIG Family Reunion as we had guest coming from as far as California. After I reserved, I asked Sam if I could come view the properties to make sure the accommodation's would work and also get a plan of sleeping arrangements, activities and such for our reunion. He had no problem and met with us so we could. For months there was several communications with Sam as questions would arise and he was always prompt to answer within the day. Upon our arrival Sam had a unexpected emergency. He was still prompt in trying to resolve some issues even though the unforeseen was going on with him. I can't say enough how much Sam is awesome to work with and rent from. This house is absolutely gorgeous. We had 14 people including adults, teenagers and small children staying at this home as we were all comfortable. We did all the cooking for a HUGE group of people everyday during our stay and there was plenty of room to spred out and enjoy each other. The pool is gorgeous but being that our stay was late September the weather had already turned off cooler so the pool water was a little too cool to enjoy. The ones staying at the other home had no problem walking back and forth as it joins the same driveway. This home has a pontoon boat and jet ski rental in which we took advantage of as well. No complaints here and I have already booked for another stay at the other home in November (only because this house was already booked). One funny is after the first night we discovered the other bedroom that is actually a master suite as well that has a sink, small refrigerator and full bath that worked perfect for a family of baby that was being breastfed!!! That just explains how big the house is and I truly being Sam would have made sure we knew about that day 1 if he was able to :)! We will be staying with Sam at the Greenwood homes for many more durations! Our family that came from California, Colorado, Ohio, Missouri, Wisconsin, Key West and Alabama look forward to staying again as well!

The perfect lake getaway!
We loved our stay at the Greenwood Lake House! The house and property are awesome. We had 2 families of 4 and had way more space than we needed. The place is older and shows some wear & tear in places, but the layout and amenities suited us perfectly and we had no complaints at all. The grounds are beautiful and richly landscaped -- floating in the pool and looking out over the lake felt like our own little paradise. And we absolutely loved having the pontoon boat and jet skis right there. For us, that set this place apart from the other listings we saw, and it was well worth it. We were there Sunday to Thursday and practically had the lake to ourselves. Sam took care of use well, and we hope to come back again!

Greenwood Lake Hose
We celebrated our Daughter’s Sweet 16 Birthday at the house with 7 teenage girls!! The house was perfect for the girls to be able to spread out and not always have to be upon each other. The girls had so much fun in the pool which was absolutely beautiful!! If you have teens, you KNOW how much they enjoy taking selfies...this property provided the most beautiful views for all their pics. We rented to Pontoon boat and had a blast. Sam wa wonderful to work with and very accommodating!! We definitely recommend for group gatherings such as ours and we look forward to our next trip there!!

Excellent to work with
Sam is absolutely excellent to work with. We've stayed with him in the past and had a great experience so it was a no-brainier to re-book. Literally a month before our trip the COVID-19 pandemic hit hard resulting in lock downs and stay at home orders. Even though we were well past the cancellation point, Sam was more than willing to work with us. He's offered us alternate accommodations for when the world starts to spin again and we couldn't be happier. We look forward to seeing Sam and this amazing lake house very soon. Tom

This property is beautiful. It was very clean and in such a nice area. Sam was awesome and helped us with everything we needed. He responds very quickly and is helpful. 5 stars!!!

Huge home for family gathering.
Owner was very accomodating. Property is large and had everything we needed. Sorry to say we didn't have warm enough weather to enjoy the pool. Very nice location.

Great family house, lots of room.
Host is very accommodating. House is not new, don't over-expect, but it is spacious and if you need anything, Sam will get it for you. Nice pool. There is a boat available to rent, the lake is great. A very nice family getaway without having to drive for hours.
