Modern 2BR Basement Suite | Near McMaster & Mohawk

An exquisite newly renovated modern basement suite with 2 bedrooms and 1 bathroom. Located close to the Lincoln Alexander Hwy, designed with comfort and functionality in mind.
It has a fully equipped kitchen, living room with 55' Smart TV, high speed internet, and glass encased tub in washroom to meet the needs of any guest!
Located in a family friendly neighbourhood of Gourley surrounded by multiple parks. We are 15 mins from Mcmaster, 5 mins from St. Joseph's, 5 mins from Mohawk College.

A side door entrance leads you into this beautiful unit. You walk into a nice big open space that consists of the living room with 50' wall mounted TV, sleek modern dining table and also a comfy desk for those looking to get some work done! Designed with style and comfort in mind.

The kitchen is conveniently located with stainless steel appliances with nice grey quartz backsplash. Kitchen is fully equipped to allow you to cook a nice meal with family and friends.

Just sitting beside the kitchen is a big desk for those of you who are looking to get some work done while at the home. It is also fitted with a comfortable chair!

Each bedroom has a queen sized bed (each sleeps 2) all with brand new linens, comfortable memory foam mattresses and a good sized window with shades.

The living room couch could be used to sleep 1.

The bathroom is newly renovated with a modern vanity and vanity light. It has a full size tub encased with nice glass doors. All hardware has been updated with black colour.

There is also a washer and dryer located near the front entrance of the unit.

There is 1 other self contained unit on the main floor with a separate entrance that may or may not be occupied by other guests during your stay.

There is parking on the driveway for 1 vehicle.

Check-in with a secure smart lock code that is sent to you prior to arrival. The unit is private and not shared.

The Gourley neighbourhood is a great family friendly and safe neighbourhood close to many amenities. It is centrally located on the Hamilton Mountain and we are 6 minutes from Mohawk College. Easy 15 minute drive from Mcmaster University's main campus and also closely situated to hospitals in Hamilton such as St. Joseph's and Juravinski.

There are several amenities like grocery stores near the home such as No Frills and Denninger's

We have a parking spot available. Car is best to get around.

There are also Uber and car sharing apps that can be used.

However, we are conveniently located close to transit and major highways like the Lincoln Alexander Highway.

Guests are responsible for their own consumables after initial reserve provided is used.

➤A fully refundable $250 security deposit is required. It is collected securely through our trusted property management system and covers incidents such as intentional damage to linens or lost keys/fobs.

➤Guests must provide a government-issued ID and complete a screening form through our verified property management platform.

➤Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund.

➤Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker's name. Valid government-issued ID and a signed rental agreement are required prior to check-in.
1. No shoes to be worn inside the home.

2. Quiet hours start at 10pm on week nights and 11pm on weekends.

3. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking of ANY KIND in the unit.

(Only permitted outside the house.) 

We have a strict no-smoking policy in all our units. You will be fined $500 if you violate.  If you must smoke, please do so in the back yard.

4. No pets. **Evidence of pets inside the property will result in a $300.00 fine charged to guests.**

5. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

6. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**

7. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

8. Please leave all shoes at the front door and do not wear them throughout the house.

9. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

10. Lock all windows and doors if your are not home.

11. Turn off all lights when not in use.

12. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

13. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.

14. Garbage, recycling, and organic wastes is to be disposed of properly and up to city regulation. **$50.00 surcharge charged to guest who fail to follow proper waste protocol. My cleaners will have to dedicate time to re-sort the garbage correctly.**

15. No Moving / Rearranging of the furniture.

(unless otherwise specified)

16. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

17. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.

➤ A security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.
