-Pristine, beachy, open floor plan home with all bells and whistles. House and all windows power washed June 2025.
-Private, sandy beach across the road.
-Interior freshly painted, hardwood floors refinished. 2 zone AC.
-Great room with new gas fireplace.
-Den with new (2023) large comfy sectional and large smart tv.
-Google Home and Sonos systems.
-Large, exceptionally well stocked kitchen. New SS appliances; gas range, icemaker in fridge, wine fridge, drip coffee pot, lobster pot, plenty of glasses, dishes and sturdy plastic to use on the pool deck .
-Large dining table with 8 chairs plus 3 counter stools.
-Powder room first floor.
-Upstairs, 3 large comfy bedrooms. 2025 newly installed carpet runner on stairs and hallway.
-Large Primary, king bed, large walk in closet, workstation, Large smart tv, ensuite double sink marble bathroom. New shower head and towels.
-2nd bedroom 2 queen beds, new linens.
-3rd bedroom, double bed, large closet.
-Bedrooms 2 and 3 both have access to 2nd story balcony with outdoor seating.
-Hall bathroom 2nd floor has shower/tub.
-Beautifully landscaped property maintained weekly. Fenced in back, large patio, heated pool (new heater 2025) with brand new liner (2025), new (2023) large hot tub, large sectional with new custom cushions, propane firetable, dining table and 8 chairs, Adirondack and chaise chairs, plenty of umbrellas. Lots of pool towels too!
-Back deck, large Weber grill (professionally cleaner 6/2025) outdoor shower and shed stocked with beach chairs, umbrellas, pool floats and wagon to get to beach.
-House on quiet sandy street but close to all best restaurants, pizza shops and great coffee shops!

Great stay in Hampton Bays

We had a great stay at Kathy's home in Hampton Bays. The house was beautiful with a large, open floorplan first floor and a large outdoor space, both in the front yard and the pool area. The home was also within a minute or two walk to a small beach on the bay, which was great for our toddler. We look forward to returning soon!

Relaxing home in the Hampton Bays

This property is lovely! Nestled in a cozy neighborhood in the Hampton Bays, the house is beautiful and clean with access to the bay beach steps from the front door. The backyard is an oasis and the pool, hot tub and privacy of the yard offer so much relaxation for everyone. We loved having dinner out there, swimming and enjoying the breeze. Kathy is a kind host and checked in to make sure we had everything we needed. The home has everything you want for a great Hamptons week! We hope to come back soon!

Our first baby (Cece) meets her Great Grandmother!

We had a fantastic week! Our family enjoyed introducing our new baby to her Great Grandma, Aunts, Uncles, Nieces, and Nephews during this trip to Hampton Bays! We absolutely LOVED this property. It was perfect! The home was spotless and the pool and hot tub were clean. We enjoyed relaxing in the backyard with plenty of seating room for our family and a few guests. The beds and linens were comfortable. The kitchen was stocked with all the cooking equipment you might need. When we arrived, there was a sweet note and bottle of wine left for us by the owner Kathy! We will definitely be back next summer! Thanks for a great stay!

Perfect family getaway

Kathy’s house was exactly what we were hoping for and more. Private retreat great for quality time as a family, yet close enough to all the Hamptons as to offer and right across the street from a sweet little bay, perfect for our kids (5 and 8 years old) to play while we relax. The communications with Kathy was easy and she was always thoughtful and responsive. We look forward to staying again and have already referred loved ones to the property.

Perfect for family

This house was even better than advertised and perfect for our family with a 4 and 1 year old. From the beautiful and private property including the pool, to fully stocked kitchen and excellent layout, we couldn't have asked for a better stay. The home's location with the quiet bay beach being across the road, and everything else in town a short drive away made our vacation very convenient. The owners are wonderful people as well. Highly recommended house, we can't wait to go back!

An amazing property perfect for families!

We were fortunate enough to spend August in this property and loved every minute of it. Kathy was such a lovely person to deal with and made it all easy. The house was clean and even better in real life. The bedrooms are so much bigger than they look in the photos and the rear garden is perfect and private. The local bay beach (across the road) was a favourite for my kids and perfect for me to go out and do some stand-up paddling every morning. The local open beaches are as good as they get in the Hamptons too. All in all, it was a perfect stay! We will definitely be looking to come back to this house in the future.

Relaxing beach vacation

This property was exactly as advertised. The home had everything needed for the best beach vacation. Centrally located, heated pool, hot tub and comfortable living spaces. The home was clean and the kitchen had everything needed to make lovely dinners. There were beach chairs available to take with you to sit by the bay. The bay was a 1 min walk from the home. I would recommend a stay and hope to make this a yearly trip!

Great Vacation!

Kathy was a great host and the house was perfect for our family vacation! The backyard w/ pool was such a great place for the family and kids to enjoy. The kids loved the small beach across the street. The house is in a great location close to beaches and great restaurants.

Idyllic Summer Vacation Spot

Our family of four (including two teenagers) recently stayed at Hampton Bays for 4 days/3 nights. The home provided us with an idyllic summer stay in the Hamptons. We played wiffle ball in the front yard, walked to the bay, refreshed in the pool, and lounged in the hot tub at night. The home was comfortable, cozy, and conveniently located. We were able to travel to four other villages during one of our days on the island. We would recommend this home without reservation. Thanks to Brian and Kathy for their hospitality. They were personally engaged in making sure everything about our stay was as close to perfect as possible, . . . and it was. We can't wait to come back next year!

Great Holiday Getaway

Great family vacation!

We had a wonderful time staying at this property. It had everything we needed to feel at home for the week. The heated pool was amazing and the beach across the street was beautiful and very private. Perfect getaway!

This was a last minute decision to arrange a couples getaway in the hamptons. Kathy and her husband were so accommodating! The house is spectacular and we had a blast in the heated pool and hot tub. We hope to rent again really soon! We didnt want to leave.

We loved our beautiful stay at this lovely, inviting, luxurious home. There was room for spending time both indoors and out ( three separate outdoor venues ) and all rooms, beds, living spaces were very comfortable. We loved spending the late afternoons and evenings in the pool, hot tub and in front of the outdoor fire. It was ideally located in close proximity to the gorgeous beach and fun Hamptons scene. We would recommend it highly to anyone looking to enjoy a fun family vacation!

Summer in the Hamptons

Perfect accommodations for my family of six. Plenty of room and lots of spaces for everyone to spread out. Pool was beautiful and the kids spent all their non-ocean swimming time in it. They loved having a hot tub, too. Sleeping arrangements were perfect. Beautiful setting with a huge yard. So many outdoor spaces, too. Just an all-around comfortable and relaxing place to spend a week in June in the Hamptons!
