In the summer enjoy popular Chamberlands Beach and Pool Access.
Located just steps away from Homewood Ski Resort, you can easily ski to and from your front door. The mud room is perfect for storing your ski equipment and boots, making it easy to hit the slopes without any delays.

As soon as you step inside, you'll feel right at home. The cabin is thoughtfully designed to comfortably accommodate two families with two separate and spacious entertainment areas. While the kids enjoy board games downstairs, the adults can relax and socialize upstairs.

The open dining room features a large table, perfect for enjoying a delicious meal with your loved ones. The home boasts four bedrooms, two of which have en suite bathrooms for added convenience.

The outdoor area is just as charming as the interior of the home. Surrounded by the peaceful forest, the upper deck provides the perfect spot to savor your morning coffee while breathing in the crisp mountain air.

You'll have access to all four bedrooms and a double garage, ensuring a comfortable and stress-free vacation. Come make lasting memories at this cozy home-away-from-home and return year after year.

=== 1 ==== CANCELLATION POLICY
Traveling to the Sierra mountains at any time of year has inherent risks and uncertainty such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control.

As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance.

Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance. Depending on the platform, you may have to pay a 4 percent cancellation fee for any cancellations at the time.

=== 1 === MAXIMUM PERMITTED OCCUPANCY 8 adults max 10 total
County Short-Term Rental Permit restrictions are strictly enforced. The County Permit for this home limits guest occupancy to no more than 10 persons (of any age) at any time.  We have no control over the law. Violations of this policy will result in an immediate, no notice, $500 per additional person per incident penalty fee, charged to the reservation credit card, AND (1) probable notice to vacate the property immediately and (2) full loss of remaining rental fees paid. 1 dog is allowed, but must be with you when you leave to enjoy the outdoors or crated.

=== 2 === QUIET HOURS
Quiet hours for this home are 9PM to 8AM.

=== 3 === NO SMOKING IN ANY FORM
Smoking in any form is strictly prohibited anywhere on the property (inside or outside). Guests should be aware of the extremely high sensitivity of the neighboring homes and the property owner, concerning this policy. Any violation will definitely lead to (1) immediate notice to vacate the property and (2) full loss of the deposit and (3) full loss of remaining rental fees paid.

=== 4 === MAXIMUM VEHICLE PARKING
Parking under this lease is strictly limited to no more than 3 vehicles. Street parking is not available on the adjacent street nor permitted in this neighborhood. Street parking is not allowed

=== 5 ==== SAFETY SURVEILLANCE CAMERAS
For the safety and security of our guests, motion sensor cameras monitor the driveway and side yards.

=== 6 ==== INDEMNIFY AND HOLD HARMLESS - MOUNTAIN ENVIRONMENT
This home is located in a mountain environment. Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bob cats, racoons, squirrels, chipmunks and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions.

=== 7 ==== GARBAGE AND RECYCLING DISPOSAL
Disposal of garbage and recycling MUST FIT IN THE CANS WITH THE DOORS COMPLETELY CLOSED AND LOCKED, in the large, metal, bear box at the bottom of the driveway. If the volume of garbage does not fit, guests must take the excess garbage offsite. Fines for excessive garbage range from $200 to $500. Fines for leaving the bear box doors open or garbage anywhere outside of the bear box start at $1,000 per incident and may exceed $5,000. Such fines will be immediately deducted from the guest's deposit.

We have the best and fastest internet provider available in this area. Again, this is the mountains and the internet can occasionally go out. We have no control over this, so please be aware. Thank you

===9=== EXTERIOR CAMERA ON FRONT DOOR
We live in bear country. There is an outside exterior camera. We need this for when the house is empty. If unplugged by guest there is a $500 fine if the technician has to come.

===10===CHECK IN/OUT
Check-in and out times can be flexible...just ask! Usually during the holidays or summer months, that may not be possible, but again please reach out and ask. In the event of unauthorized late check-outs, the cleaning company charges $150 per hour. Please sign an easy online digital contract that reiterates these house rules. Check-in was easy; kitchen dishes are a bit shabby (chips and cracks) and dishwasher not working well. We ended up using paper plates.House was spotless and ready for us as expected.Propane tank was empty but The property manager brought a new one.We enjoyed our time at this house!
