very nice stay

We enjoyed our stay. Very nice, clean place to day-trip from. Enjoyed the balcony view for breakfast and the nearby pool in the afternoons.

This was just perfect for two

Beautiful area, felt very safe, great walking, view from lanai was perfect for breakfast. Kitchen was well stocked for cooking. Very pleasant drive to get there. VERY NICE. Again, stunning view!!!!

Perfect location for a comfortable PR stay

The condo was very comfortable, with a very serviceable kitchen and good air conditioning. The Palmas resort is a great home base to explore the island. We highly recommend Greg’s condo.

On the Beach

Location, location, location . . . wonderful property, and just as listed. Was also nice having the pool almost exclusively to ourselves. Very much enjoyed our stay!

Love it!

This is the 4th time we have stayed at Greg's condo and as usual, it was a wonderful experience. We could just sit on the balcony and stare at the magnificent view forever. It is always clean and comfortable. What more could you ask for. We look forward to our next visit.

Great Condo on the Beach

We had a great 6 night stay. This condo is truly steps from the beach! The condo is comfortabe and has everything you need. The best part was sitting on the open air balcony drinking coffee and watching the sunrise over the ocean! We would certainly stay here again.

Great stay in paradise!

Couldn't have asked for a more beautiful location. Sitting on the patio was like being on the beach itself. The beach was nice and quiet, no crowds like at public beaches. The condo was bathed in sunlight, very clean, and fully equipped. Our only complaints were that the bed was so firm we didn't sleep the greatest. And the ants made it so you couldn't put your drink or plate down for more than a couple minutes without having to check what you were eating/drinking. All in all, we'd book again in a heartbeat.

Paradise!

Our trip was the most perfect vacation we could have ever dreamed of. The property was exactly as described and more. We couldnt have asked for anything better. We loved having all the cookware in the kitchen especially after having a very successful fishing trip early in our stay. Greg was very responsive when we messed up our entry code-thank you for your patience with that Greg. We have already referred this property to several people. Thank you for a perfect stay.

When visiting Puerto Rico we always stay at Palmas Del Mar.

The property was awesome. We especially enjoyed the marvelous ocean view. The only negative experience was the lack of air conditioning in the bedroom and the fan was very loud, because of this, it was impossible to fully enjoy our stay. Restrictions on temperature controls was also a negative.

Short trip

We came for a trip home for my fiance. He hadn’t been home in almost 18 years. It was a quick but nice trip to visit the island for my first time. The room was clean and in a great location. The view can’t be beat!! I could sit on that balcony for hours everyday!

The title says it all. Just a really comfortable, place to stay. Gorgeous view, nice ammenities, and clean as could be. We enjoy the pool, too. Thanks again to Greg for providing such a nice rental experience.

Week at the beach

Very responsive owner/property manager. Good location for a beach view. Beach access was as advertised, however, the beach was covered in seaweed. Nice walking paths and pool. Kitchen had everything we needed and had new appliances. Other parts of the property showed some wear.

Great location

Condo was exactly as described. Comfortable bed and plenty of linens. The view is perfect, we enjoyed having breakfast & coffee at the high table on the balcony. Great way to start the morning. Beach was great, it was great practically deserted. We swam but used caution. A beach patrol drives by periodically. We purchased a one day resort pass to the Wyndham. Nice pools. There are restaurants to walk to, it was a little tricky to find Harbour Rd since it was washed out. An area map might be helpful. The owner has provided and extensive book with things to do. This was a great first visit to PR

Beautiful view and wonderful place to stay

We really loved staying here for 2 weeks. It was comfortable and homey. The view of vieques and rocks are stunning. We enjoyed the pool several days and a couple days on the beach. The guestbook had great information on the Palmas Del Mar community as well as numerous tips on traveling the island. We enjoyed several spots our host recommended including the "pork highway, Luquillo and especially the warm welcome and wonderful food at the restaurant just out the gate el Ikokol. We had a nice time at Captains Shack and Brasas within the gates. There is a path close to the condo that takes you to restaurants, shops etc. We also loved the wood fired pizza at the Wyndham. We would recommend a car over a golf cart so you can leave the grounds. There is a Texaco close and Walmart is a quick trip away. The only thing to note is that there are stairs involved in this condo. It's on the 2nd floor and then you go down stairs into the condo. My Mom sometimes joins us and they would have been difficult for her. No problem for us. Great stay and responsive host!

3rd Time Still a Charm

Couple 50-56 stayed Christmas Holiday week. This was my 3rd time visiting Greg’s unit, my 1st was a solo trip, 2nd & 3rd with girlfriend. See Previous reviews for more details. Sitting on the balcony any point in the day is an absolute joy from this spot.1.Beach access could not be better, just walk down two flights of stairs from your 2nd floor unit and maybe 15 steps to the beach access2.Beach waves for this trip were more like my 1st visit, a little more regular and less calm, but certainly enjoyable, rip current advisories were given in general weather updates, but this beach seemed mostly un-affected.3.Unit location is on the southern end of the beach and in last building along this stretch of sand, which I believe the best location, out of the way from the other buildings and access to Palmanova Plaza can be reached easily with a short walk down the beach and up a couple side streets, walking to shops and dining, how can you complain4.Kitchen has most everything needed, we added a pizza pan (had one last year?) and blender leaks a little, minor things and easily fixed with a quick trip to Walmart5.We did have one small issue with Internet on 1st day (area wide impact) and living room TV not working (last year bedroom TV broken), Greg is quick to respond and TV was replaced within 1 business day, I think the tropical weather is not favorable to some electrical units.6.Palmas del Mar, double gated community, very safe, Beach Village where this unit is located

2nd Time Better than 1st, PERFECT for 2

Couple 49-55 stayed Christmas Holiday week. This was my 2nd time visiting Greg’s unit, my 1st was a solo trip, this trip I had a partner. The unit is perfectly set-up for two, we had everything we needed to cook, beach outings and amenities. This spot is amazing, wake up to waves, beach & coffee on the balcony, just soaking it in, few folks for morning walks, once in awhile someone fishing (yes there are some fish out there), and sun rising up over the horizon (bright but perfect). Evenings on the balcony just as great, both start and end to the day is absolute joy from this spot. 1.Beach access could not be better, just walk down two flights of stairs from your 2nd floor unit and maybe 15 steps to the beach 2.Beach waves were great this trip, not too rough and a few times very calm and just float around on back or some floatation device, can walk 60 yds into ocean 3.Beach seaweed was non-existent in my 2nd trip, not on beach or in water, which made this trip even better, I am splitting hairs now because first visit was pretty special as well 4.Unit location is on the southern end of the beach and in last building along this stretch of sand, which I believe the best location, out of the way from the other buildings and access to Plaza can be reached easily with a short walk down the beach and up a couple side streets, walking to shops and dining, how can you complain Palmas del Mar, double gated community, very safe, Beach Village where this unit is located is IMO best

Great Location, Clean, Comfy and Palm Tree & Ocean Beach Sunrises - What else do you need?

Great property. The host responded immediately when I sent messages. Note that I never needed him, but let him know when we got in and when we left. Getting to and in the property was easy. We immediately took pictures and sent them to family and friends to increase their jealously level. We used this condo as base to drive all around PR and visit a few cities, beaches and the national forest and would do it again if we make it back to PR. My opinion, a rental car is needed unless you plan to only float between the condo and the beach (25 feet away). The place had plenty for cooking; I'm no chef but we made most of our meals here and I was never lacking a utensil I needed. Tons of plates, bowls and cutlery so we only ran the dishwasher once in a week and again right before we left. All appliances were used and worked as expected. There are beach chairs in the closet outside the front door, which worked great and held my tasty beverage nicely. The beach did have some kind of seaweed on it when we were there; but it caused us ZERO issues. No smell, totally fine to step on, not gross or slimy; a total non-issue but I've seen complaints about it elsewhere, which are unfounded. The beach offers some sandy bits and some grassy spots. It was almost entirely empty every time I looked out the window or was on the balcony, save some infrequent folks strolling along the beach. Tons of hangers in the bedroom closet and lots of space for our luggage and clothes plus a dress
