This recently updated classic Cape Cod home offers the quintessential coastal experience with deeded access to a beautiful sugar-sand Private Beach on serene Nantucket Sound. Nestled on the cul-de-sac of a quiet dead-end private way in the very desirable South Hyannis, this haven provides a peaceful escape while being conveniently close to the Harbor and Historic Downtown Hyannis, about a mile away.
This Private Beach is truly an exceptional experience! Path and beach are both private and deeded exclusively to the residents of our street only. Walk 150 steps to the private path and find yourself on a picturesque soft sand beach with calm, warm ocean water. With summer water temperatures averaging 70 to 75 degrees, the Southside water here is comfortable for swimming well into fall months thanks to the Gulf Stream pushing warmer currents into this shallow area of Nantucket Sound that’s protected by Martha’s Vineyard and Nantucket Islands.
Such a fun location for kayaking and paddle boarding! From May to October, take advantage of our provided Tandem Ocean Kayak and Stand-Up Paddleboard (both Only with Signed Waiver). When the wind is up, watch the colorful spectacle of windsurfers, kiteboarders, and sailboats go by. Soak in beach views of traveling ferries, Great Island, and Hyannis Port. Take leisurely walks along the water’s edge, exploring nearby Keyes Beach to the West or Kalmus Beach to the East.

Relax in the King primary bedroom complete with en suite full bath and an attached three season sunroom overlooking the lush backyard. The second bedroom also has a comfy King bed. The third bedroom has both a Queen and a Twin bed. There is also a second full bathroom, and a large private outdoor shower with dressing area to wash off after your fabulous days at the beach. Home comfortably sleeps 7 guests (plus 1 baby). We also provide Pack n’ Play and High Chair for Baby.
Outside, indulge in the spacious patios, perfect for alfresco dining or simply soaking up the sun in the private backyard. Fire up the Weber natural gas grill for a seaside barbecue feast. The storage garage is stocked with everything you need for beachside fun, including lawn games, sand toys, beach chairs, and beach buggy. Two driveways accommodate off-street parking for four cars.

-Maximum Occupancy: Strict limit 7 total guests, including children, at all times -in/on Premises & Private Beach
-Registered Guests Only: Only guests listed on signed lease may be in/on Premises/Private Beach
- No Unregistered day or overnight guests/visitors without prior written approval at any time in/on Premises/Private Beach
- Guest Information: Names and addresses of all guests/visitors must be furnished on Lease.
Lease and Booking Requirements:
-*Signed Lease Required: Signed Lease Agreement due within 48 hours of booking*
-Please request copy of lease agreement for additional information and policies.
-All guests must read, complete, sign, and return Lease Agreement. A countersigned copy will be provided for your records.
-No booking is final until Owner receives signed Lease Agreement, required forms, and first half of rental fee.
-Remaining Balance: second half of rental fee is due 90 days before arrival.
-Security/damage deposit, Taxes, VRBO fees are managed by VRBO.
-Maximum rental period: 3 weeks
-Minimum age to book: 25 yrs old; Photo ID may be required at check-in

-No smoking, No vaping, anywhere inside, outside, on or near Premises/Private Beach
-No pets of any kind allowed anywhere inside/outside/on/near Premises/Private Beach, we are highly allergic

-No tents, campers, RVs, trailers, boats, pools, or camping on Premises/Private Beach
-No fireworks, No candles, No fires, No open flame of any kind in, on, near Premises/Private Beach
-No illegal substances anywhere in/on/near Premises/Private Beach
-No illegal activities anywhere in/on/near Premises/Private Beach
-No commercial photography or filming permitted on Premises
-Fireplace NOT available June to end of September
-Adult Supervision of children Required at ALL times - we welcome children but house/property is Not childproof
