Xris is a 4bedroom villa with elegant, contemporary styling, perched on the hillside enjoying breath-taking views across the Ionian Sea and picturesque coastline. This luxurious villa has an open plan living and dining area, fully fitted kitchen leading outside to a large pool terrace with a barbecue. With a spectacular infinity pool and unique hot tub that extends its views across the Ionian Archipelagos. Villa guests have access to nearby private beach and exclusive Hotel resort.
The space
Villa Xris:
The villa boasts an ideal location with breathtaking views of the sea and bay. It is beautifully decorated and furnished to an exceptional standard, featuring a stylish modern design throughout.
Interior:
Ground Floor: A spacious open-plan living area featuring cozy seating, a flat-screen satellite TV, a DVD player, and a dining space. The fully equipped kitchen includes all modern appliances. Each room has patio doors that open onto the terraces. There is also a double bedroom with an ensuite shower room and access to the patio.
First Floor: Two bedrooms with king-size beds, both with ensuite shower rooms and patio doors leading to private balconies. Additionally, there is a twin bedroom, which can be converted into a king-size bed if preferred, with an ensuite shower room. All bedrooms come with satellite TVs and air conditioning.
Exterior:
The property features a large infinity pool measuring 10.5m x 5.0m, along with a separate hot tub where you can relax with a drink while admiring the stunning bay views. There is a comfortable dining area with a table and chairs, as well as a BBQ, electric grill, and sink, perfect for preparing alfresco summer meals to enjoy with family and friends. The rest of the beautifully landscaped garden is laid to lawn.
The villa is just a 5-10 minute walk from the beach and the town of Sivota, where you'll find a variety of shops, bars, and restaurants.
Guest access
Guests will have complete access to all areas of Villa Xris during their stay. This includes the garden and balconies/patios, as well as the swimming pool and outdoor hot tub. You can relax indoors in the living room, on the lush verandas, patios and sitting areas or by the pool at any time.
Other things to note
For larger groups (up to 14 guests) Villa Xris can be rented out with the neighboring Villa Benedetta. Contact us directly for further information.
Electrically heated pool (excluding July &August) -For guests who wish to heat the pool (except July & August) this is possible at an extra cost of €80/day | 26-30 degrees Celsius (depends on the weather conditions)
Electrically heated jacuzzi
For guests who wish to heat the jacuzzi this is possible at an extra cost of €20/day | 26-30 degrees Celsius (depends on the weather conditions)
Villa refreshening (cleaning) twice a week (included in nightly rate). Extra cleaning services available upon request at an extra cost.
We would kindly ask that you respect our neighbours at all times. We urge your attention to the following ‘quiet hours’ enforced by law, during which you must pay special attention so that there is no disturbing or excessive noise coming from the villa or its surrounding plot of land:
- Summer quiet hours (Apr.1-Sep30): 3PM-5.30PM & 11PM-7AM
- Winter quiet hours (Oct.1-Mar.31): 3.30PM-5.30PM & 10PM-7.30AM
Upon arrival guests must display a valid form of identification (ID or passport) and sign a short-term rental agreement as required by current Greek law under the Greek taxation system. Guests will not be able to check in if this requirement is not satisfied. For taxation reasons we will also need your full name and passport/ID number.
The villa has been refurbished and interior designed with care utilising the finest materials. We expect you to respect the villa accordingly. Any damages will incur the relevant charges. In case these are not covered by the deposit held by Airbnb, any additional charges will be claimed.
