Miss Jo-Ann’s is your classic beach escape with a breezy vibe and room for the whole crew—sleeping up to 10 guests! Just two houses from the beach access, this cozy island cottage puts you steps away from the sand and surf, with a rooftop deck that serves up 360° views of Topsail Island—from the crashing waves to the peaceful sound.

Inside, you’ll find bright, cheerful spaces and that “kick-off-your-flip-flops” kind of comfort. The laid-back floor plan makes vacationing a breeze, with two bedrooms and a shared full bath on each side of the open-concept living, dining, and kitchen area. With 2 king beds, a queen, and 2 sets of bunk beds, everyone’s got a place to crash after a day in the sun.

Start your mornings with coffee on the covered front porch and end your evenings under the stars on the rooftop deck with an ocean breeze and maybe even a sunset cocktail in hand. Looking for a little privacy? Head out back to the shaded deck surrounded by coastal greenery. And when it's time to rinse off the salt and sand, take your pick between two outdoor showers—one open-air and one fully enclosed with hot water and a dressing area!

Tucked away in a quiet island community, Miss Jo-Ann’s is the kind of place where every day feels like a beach day. With WiFi, cable TV, in-home laundry, and all the beachy charm you could ask for, this is the perfect home base for your Topsail Island adventure.

The house was overall a great place. It was close to the beach and an easy walk for the whole family. It does need a little work. The bathrooms are super small, many of the shades will not work to open or close them, the cookware needs an update if you plan on making meals while you are there, there are flatscreens in 3 of the 4 rooms, the bunk beds are in desperate need of new mattresses (they have some type of camp mattress on them and are very loud, hard and uncomfortable), the under house lights need bulbs replaced as they don’t all work and one of the king bedrooms needs an actual king size bed frame for the bed to sleep well. There are a ton of random blankets and pillows filling the closets so there is no room for your belongings to be put away while you are there. There is no longer a vcr for tapes as shown in the pictures but there are now Roku tvs. Positive things — there is a great selection of books for adults, puzzles and a few games. The rooftop deck has a nice minimal view If you need a place with minimal steps this is it. Everyone is on one floor and cozy together. A very short walk to the beach.

AN OLDIE BUT A GOODIE

The house definitely needs some updating and deep cleaning, HOWEVER we had a great time and the roof top deck is beyond amazing. We spent every night hanging out up there. The outdoor enclosed shower was great and multiple other decks were a plus. The public beach access is right across the street. The TV situation is Lacking. Very small TV in the family room and bedroom tv's were assorted including a small box TV. The mattresses are also needing upgrading badly. But to end the review, our nights on the roof top deck trumped it all.

First time visitors

This was our first time visiting Surf City and we had a great stay. We had great weather but the water was very rough and some of us couldn't enjoy the water as much. The house was great and just a short walk to an uncrowded beach. Beach access was really good, too. Thank you for sharing your house and making check in and check out convenient.

Average stay, but nosey neighbors made it a bit uncomfortable

The TVS are all extremely out dated. The WiFi barley worked and at times we lost signal entirely. We had an internet guy come out on a Sunday to repair the WiFi situation which was again very inconvenient. The beds were very uncomfortable and knives in the kitchen were unable to even cut food because they were so dull. Overall, it works. The property is okay if you want a laidback, old school vacation home that you don’t want to really spend much time at. The neighborhoods will cut through the sides and walk right under the garage. The next door neighbor was very observant of us.. and rarely ever waved or acknowledged our existence.

The pictures were deceiving and the actual living space was extremely small for all of us

The refrigerator was broken and the company provided us with ice chests and ice and on the 5th day brought a new (used) one. We mopped up water entire stay and lost so much to our food. We couldn’t even go to the beach Thursday due to the new appliance being delivered. The beds were literally the hardest thing any of us have ever slept on and the couch is still from the 80’s. I can honestly say most outdated house I’ve ever stayed in since using this app since 2006. The pictures make this house look bigger then it is!!! Lots of VHS movies to choose from but not a single remote has a battery in them. The top balcony has no shade and the bugs were horrible so we never got to stay up there. The company said they would reimburse some money for all the food and work we had done for the week of refrigerator, yet never received what I was told, amount was 100.00 difference. Disappointed in that because we literally had to mop out all the water and the floor every morning. We loved the balcony on the main living quarters and it was close proximity to the beach, neighborhood was beautiful. The beaches are incredible. We will come back to Surf City but will never stay at this house again.

Perfect Location

First vacation to Topsail Island and we couldn’t of picked a better place! The House was in a great location. Very short walk to the Beach with beach access across the road. Will definitely be coming back and renting this house again! Easy Check in and Check out! Loved it!!

Very enjoyable & a great value.

We’ve stayed at several “beach houses” over the years. This was the best value of all of them. It was in good shape. It’s not overtly fancy, and the furniture a bit older, but it has several nice touches in addition to what appeared to be new paint. The decks ( all 3) the deck furniture being clean and usable, and even extra bathrooms and easy storage for beach things. The beach is literally a 30 second walk, and you’re far enough away from public parking accesses that it’s not crowded at all.

We loved Miss Jo-Ann

This house was great for our group of 10. It was a short walk to the beach. We loved the outside shower for after the beach. The kitchen and floor plan was great for hanging out and socializing. The roof top deck is nice but wish we would've known to bring our own chairs for it. The front deck was great to sit and relax. Laundry machines were excellent. The only issues we had we're the beds being really hard and uncomfortable and the showers not draining right. Overall, this property is a great place to stay!
